denver real estate: On your mark, get set.....go! - 05/20/11 06:23 PM
On your mark, get set....go! These are the words I have written on the top of my showing list for tomorrow! Armed with my gps, mapbook, phone, mls sheets, camer, water bottle and tennis shoes, I have 18 homes sheduled to show to my young buyers! Full of energy, cash in the bank and an unbelievably high credit score, they want to see as many homes as possible in a day (a full day!) I counseled them about how many people have a hard time remembering homes that they have viewed once you exceed 6 in a day (some Realtors say

denver real estate: Showings in Denver metro area up in April - 05/03/11 10:07 AM
In the Denver metro area, showings / active listing in April 2011: 10.2, up from 9.3 in March. Bodes well for sales activity over next 60 days. However, inventory is down a lot, so total sales volume will still likely be less than last year. With showings being up & inventory being down, could mean it might be a good time to sell???

denver real estate: Aaargh! - 04/17/11 01:06 PM
Aaargh! was the word of the day as my husband and I visited the Denver Museum of Nature and Science yesterday to view "The Pirates" exhibit. Photographs were not allowed within the exhibit but I was able to take several photos of the displays outside. As you wander through the exhibit, you learn the story of the discovery of the Wyndah and all of its treasures. Beautifully presented and complemented by the volunteers who offered stories and more in-depth details. If you are in the Denver area, make a point to see this wonderful exhibit. The

denver real estate: 2011 Denver Car Show - 04/04/11 03:57 PM
My husband and I attended the Denver Car Show this past weekend. It was so much fun to see all of the new models under one roof. As you can see, I had a great time photographing elements of the cars. Can you figure out which cars the headlights, interiors or dashboards belong to? The Chevy Equinox caught my eye as a good vehicle for working my mountain listings or for doing road trips with camping gear and our dog, Jake. For fun, the BMW captured my heart. Enjoy!

denver real estate: Writing an offer on New Year's Eve! CRS Referrals Work! - 12/31/09 05:11 PM
Here it is almost 3:30pm on New Year's Eve and I am waiting for an email back from my buyer linking me to a CTM Contract to Buy and Sell Real Estate. Who says you can't do business over the holidays? My buyer is a CRS Referral from my good friend, Steve Babbitt, CRS, in New York. Steve and I have known each other through CRS Leadership for about 5 years, so it is especially meaningful to be able to work a referral. My buyer is terrific, well-prepared and motivated. I felt we were good friends even before we actually met

denver real estate: Happy Thanksgiving! - 11/25/09 09:01 AM
So much has happened over the past year that I have to be thankful for...the birth of my first grandchild, Colin, living through and recovering from a bad accident, my mom's remarkable recovery from lung cancer (at 87 and back to playing tennis!) and so much more. My family is truly blessed. Even with the tough real estate market, my business partner, Robin Lucy, and I have been able to help families find homes in which they, too, will be celebrating Thanksgiving tomorrow. I am also so grateful for all of my ActiveRain friends. Enjoy this time and appreciate all that

denver real estate: Snow hits Lakewood Colorado hard - 10/28/09 03:32 PM
I woke up this morning knowing that we were expecting snow. At 6 a.m., we had just a few inches of the white stuff...I had several errands that I needed to get done early in the day, so around 9 a.m. I dressed for the weather and headed out. This is my front yard early this morning as I headed out. This is a very wet, heavy snow and it is still coming down. Just two days ago, we were grilling steaks on our Weber grill in the backyard. Can't hardly even find it today. It is now around

denver real estate: Victorian Tea the epitome of good taste - 10/24/09 06:33 PM
Last weekend, I had the opportunity to attend and help at the Daughters of the British Empire's Annual Victorian Tea in Denver. I am in the process of joining this distinguished group....my mother is Australian which qualifies me to become a member. My papers are in order and I have now met the additional requirements to join. Being a part and helping with the event (even though I am not yet an official member) was a delightful experience. To see the epitome of manners, etiquette and hospitality was so heartwarming and inspiring...to know that we haven't lost these wonderful elements of civility...I am so impressed. Here

denver real estate: Even when I am working, I have to stop and smell the roses! - 10/17/09 12:33 PM
Or maybe, stop and take in the view. I had an early appointment today with a client who purchased a home up in the foothills of Jefferson County, just west of Denver. I hadn't seen them in almost two years and they wanted me to see what they had done to the home as well as get some advice of local lenders whom they could talk to about re-financing. As I turned on to Highway 72 (Coal Creek Canyon) off of North 93, I was struck by the incredible beauty of the foothills and Flatirons. The sun was just in the

denver real estate: Sales Continue to Rise for 'Real Estate owned' Property - 02/02/09 05:46 PM
I just received my weekly edition of the Denver Business Journal. It was of special interest due to the special section, "Real Estate Quarterly" and the fact that my managing broker, Lon Welsh, was featured in an article about real estate in the Denver Metro area. There is a two page spread about what is happening in our market and I highly recommend that you read the article by going to http://www.bizjournals.com/denver/stories/2009/02/02/focus1.html?b=1233550800^1770121 . In the photograph, Lon is holding a map that charts the trends in each neighborhood in the Denver Metro area. It indicates the % of foreclosure sales, the appreciation/depreciation of
