Where the best place to watch the Super Bowl : it is at Nick & Stef’s downtown Los Angeles of course!

Where is the best place to watch the Super Bowl this Sunday in Los Angeles? Many people are asking themselves this question, in light of the fact that there are many places to watch the Big Game. The answer of course is easy:  it is at Nick & Stef’s, which happens to be one of the many Restaurants of the PATINA Restaurant Group. The brain child of Chef Joachim Splichal and Restaurateur Nick Valenti, Nick & Stef’s is also a 2011 Wine Spectator Restaurant award winner.

It does not matter whether you love the sport or hate it. This is an opportunity to relax, eat some great food, and watch the fantastic Super Bowl Commercials which are probably just as interesting, funny and entertaining as the Big Game itself.

If you do not feel like going over to friend’s homes or you do not want to host the Super Bowl Party at your home, then got to this great Downtown Los Angeles Restaurant. It was also voted for being the best Steakhouse in Los Angeles. (In fairness of full disclosure, I have not had a stake in two years and have not been to Nick & Stef’s in about four years)

 

The Party begins at 2:30pm and kick off will be at 3:30pm and the party goes until 8:30pm. This will be an “endless tailgate buffet”, that means Steak sliders of course, hot wings, chili and for the less “meat crowd” lots of pizza and much more.  All this for only $39, Pitchers of beer will be $15 and if you prefer well drinks they will be $5.

 

Let’s not forget Flat Big Screen TV’s all over the Restaurant so you do not forget what you went there for, once you start eating all this fantastically prepared food.

One Phone Call could save the Life of a California Shelter Animal! Make the Call!

Did you know that right now under the Hayden’s Law, animals in shelters must be kept alive for reclamation or adoption for at least 4-6 days after they have been found? This is not a long time for the animals. Many people think that “Shelter” is what it sounds like the reality California is NOT a “No-Kill Shelter State”. IF the animals are not reclaimed by their owners or are not rescued by an “Animal Rescue Organization” or someone who wants to adopt a pet and goes to the Shelter to pick out an animal, YES you guessed it: The animals can be put down!

So as I mentioned above 4-6 days is a short window period to accomplish this. Now to make matters worse Governor Jerry Brown is planning to repeal this key provision of the Hayden’s Law. He wants to reduce this time period to less than 3 days. That is a scary thing for animals. Also he wants to cut back on the shelter hours of operation during evenings and weekends when working families have time, opportunity  and interest in adopting dogs and cats.

Call Governor Jerry Brown’s office 1.916.445.2841 when you get to the automated message press #1 for English and then press #6 for a person, give them your first name and let them know you are opposed to Governor Brown’s intent on repealing these key provisions from Hayden Law!

Red Rabbit by Tom Clancy a must read for Spy Thriller Fans!

As a book collector, I have to admit that there are many books we own, but that does not mean I read all of them. Tom Clancy happens to be one of those writers for me, who falls into the category of “one of these days I have to read it”.  In all fairness, I have seen every movie that was converted from the written word to the big screen. You might be wondering then why not read him? Part of it goes back to many years ago I felt slighted by him. The fact that he has such a large fan base but does not give back to his loyal followers i.e.: not doing book signings. This is one of the reasons he went on the back burner for me when it came to reading. There is only so much time to read, hence other authors preceded him in my must read category.

Now with that said.  I guess I have been intrigued by the Title of Red Rabbit by Tom Clancy. So the other day I picked up the book and if I did not have to do client maintenance, generating new clients and trying to keep Escrows together and writing new offers I would have stayed up all night until I would have finished the book. It is a page turner to say the least.

 

Not wanting to give away the plot, it takes place during the Cold War of the time period of Brezhnev‘s last few days in power and Yuri Andropov is the head of the KGB. If you are into Cold War thrillers then this is a must read. This is the time line when Ronald Reagan is president and Margaret Thatcher is the Prime Minister of England and Pope John Paul II has had an assassination attempt on him. Interesting times to say the least and Tom Clancy brings them back to the present. If you traveled in London, Rome, Budapest and Moscow you will really enjoy this book. It is like watching it on the big screen. Truly a fun read.

What are the most  important features for buyers of Luxury homes in Los Angeles CA?

 

Views:

There are many features that are important. I have found that Tantalizing Views are very high on the list to Single or Double Income no kids families. Now the Best Views are rated of having the Post Card Views of down Town Los Angeles and Century City Skyline. The more stunning the views the more it is a high priority to potential buyers. This is then followed by the simple Postcard view of Downtown. This is followed by views of the Century City Skyline. Then the rest is the Southern views of the West Los Angeles Skyline with some Ocean views. Needless to say these views are from the Hollywood Hills, Sunset Strip, Beverly Hills Post Office and Bel Air areas of Los Angeles.

 

Indoor & Outdoor Entertainment Space:

The buyers of Luxury homes also require gracious entertaining space which includes a large formal living room and dining room as well as a generous family room with numerous fireplaces. They also require high ceilings and French Doors that lead to a great back yard.  In other words it has to be indoor outdoor flow for entertaining. Ideally there will be a pool already there. If not there should be room for a pool, spa, gazebo and barbecue.

 

Modern Chef’s Kitchen:

The kitchen must have top of the line appliances with spacious eat in area which of course must overlook the well appointed back yard. In other words, granite counter tops brand names like Wolfe, Subzero, and Bosch are the minimum acceptable appliances.

 

Bathrooms:

At the minimum the master bath must have a steam shower, spa tub and walk in closets. The number of bathrooms must consist of at least 3.5 anything less than that will not be acceptable by today’s sophisticated luxury buyer.

 

Three-Car Garage:

The Garage has to offer a large finished space for three cars with ample storage space.

 

Contrary to the media, the high demand homes I described above are selling quickly. The buyers need to be prepared to make an offer almost immediately. One of the major reasons this must be done quickly is, because there are very few homes that meet all of the above requirements. Inventory for homes like this is limited. Interestingly enough, there are many buyers from all over the world who want the same home. Buyers from Canada, China and Europe are bidding for these homes. The European buyers are generally all cash buyers from Italy, Germany and Russia. Chinese buyers have been lately Cantonese.

 

Price Range:

Interestingly enough the Price Range could be anywhere from $2.8 million to $25 million depending on living square feet of the home as well as size and flat area of the back and or front yard. The higher end homes generally have larger living and indoor and outdoor entertaining space.

As we closed this challenging year in Real Estate and in the overall Economy, I am truly glad we can start a New Year. So let’s review, we had the fear of a double dip recession, European crisis in Italy, Greece, Portugal to name a few. Then we had the Japanese Tsunami and the various other catastrophes around the world. All this has impacted the housing market. Let’s keep in mind that the debt crisis at home and in Europe will continue to linger on in 2012. Ironically this volatile economic environment will push investors into the Real Estate Market. I anticipate this migration to the “safety” of “Real Estate Investments” in the coming year of 2012.

The good news Fannie Mae & Freddie Mac will continue to guarantee new mortgages on the conforming loans, what I call the “fuel” of the real estate recovery. The other great news is that nearly all of the economic data that was released in the 4th Quarter of 2011 point to improvements, which is a recipe for a stronger housing market activity! THE BEST NEWS: consumer confidence has improved, which translates to increase in spending in all areas, including housing.

 

Now with that said let’s look how the Real Estate activity fared for the month of December.

 

There were 27 Active listings on the Market waiting for buyer in Playa Vista, CA. There were 15 Properties Accepting Backup Offers and 2 on Hold (an indication of Short Sale) and there were 7 Properties Pending waiting for Escrow to Close. There were 3 Sold Condominiums for the month of December Playa Vista.  I would like to let everyone know, that in the past five days I have seen a great deal of activity in all price points, hence the delay of this report. I anticipate a very strong and much improved 2012.
