The Reverse Offer is that a buyer motivator or is it just a bad strategy?Is this for desperate home sellers a poor strategy? Have you heard of the Reverse Offer? This is where a seller writes an offer to the buyer. This Strategy has been considered controversial at best. I have heard agent using it n a case by case basis, where the interested buyer is dragging their feet on writing an offer and this would prompt them to negotiate. I find this negotiating against the seller's best interest from a financial perspective. What are your thoughts? It would only make (64 comments)

The City of Beverly Hills, CA will celebrate 9.02.10 Day. I am sure most readers are familiar with the famous zip code, not necessary everyone connected the dots, but on the second day of the ninth month of this year will be 90210. The date matches the zip code. I think it was very clever of the Mayor of Beverly Hills to do something this iconic as this event. The event will be located at the "old" Robinsons-May's parking lot. Did you know that President Obama signed the bill eliminating HVCC? This past Friday on July 23rd he signed the Dodd-Frank Act, which was to reform the financial markets. A byproduct of this is the Home Valuation Code of Conduct (HVCC) is set to be eliminated in 90 days. Let's not all rejoice yet. The "appraisal independence standards" will be written by law makers in the next 60days. This newly created bill unlike HVCC will allow Fannie Mae and Freddie Mac to accept any appraisal report completed by a licensed appraiser selected or paid for by a mortgage loan originator. The age old question: What sells a home? I have read many articles, posts and comments. There is a big school of thought that many agents, brokers believe that the answer is: The Price. I am a firm believer Price is just one of the components. The real reason a house sells is the Realtor®. The Realtor® recommends the price and the marketing strategy. What is the Marketing Strategy? Did you know that 31 percent of California's 1st Quarter Sales were Foreclosure Properties? Did you know that 31 percent of California's 1st Quarter Sales were Foreclosure Properties? As some of you know I wrote a post earlier, that in 2009 foreclosure sales accounted for 51 percent of all the sales. California Association of Realtors® just published this report about the First Quarter sales. They get their information from RealtyTrac®, in this report they also disclosed that the average sales price of properties that closed from foreclosure process was 27 percent less than non distressed property sales. As we all know, we are living in turbulent economic times and the Federal Government needs, wants and will take your Money. So much, that if you are one of the taxpayer's who have failed to pay your income tax, then the Federal Government will put a lien on all your assets. Recorded Federal Tax Liens (IRS) attach to all assets of the taxpayer's properties existing and "future" i.e.: what that person might acquire. Paramount Studios is hosting a Dink/Eat Block Party in Hollywood. Saturday July 31st, in the back lot on the New York City Streets from 3pm-7pm you can join the fun. There will be 100 different beers from well known Breweries to the more obscure. There will be R & B and ‘80's live music. Marina Del Rey Summer Concerts a must visit destination. Last night the Marina del Rey Summer Concerts, headlined Florence LaRue and The 5th Dimension, at 7pm in Burton Chase Park 13650 Mindanao Way. If you do not know the name you must be young, since their song "Up, Up and Away" was just the other day in 1967. This song put The 5th Dimension on the World Map. Paradise Cove, Malibu, CA before all the people arrive for the summer rush. It is easy to get food wine or beer and most importantly a parking space. I would bet you today if you manged to get in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks. Inspite of it, Paradise Cove is a great destination place no matter what time of year. The food is good too.

This morning I was going thru my e-mails and there was an e-mail from someone who reached out to me and wanted to know what my views were. He stated that .... I am considering relocating from Minnesota to Los Angeles, CA. Once I established that he has not been in the Real Estate business outside of his own purchase, this is what I wrote to him. I am considering a Short Sale. .."Two days ago I receive this e-mail from a client, whom I sold a house at the top of the market. The plan was that he would enlarge the square feet and then sell it for a profit if need be. Long story short he never did the addition. Periodically called me, emailed me to see if he could refinance. Sadly the numbers did not make sense. I suggested the same course of action enlarge (3 comments)

Century City, CA Condominium Market Report June 2010.The month of June is now in the history books, so let us look at how it fared overall. There have been a lot of people looking and cautiously waiting how the Real Estate Market will fare due to the Tax Credit's disappearance. So let us look at the numbers. The Active listings inventory has increased from 277 the previous month to 293. I find this as a positive, because this will keep sellers pricing the properties correctly in order that they could sell their Condominiums and at the same time, this will give (2 comments)

Marina Del Rey, CA Condominium Market Report for June 2010. Well June is in the history books now, so let us see how it fared. Many of us were wondering what the effects will be of the elimination of the Federal Tax Credit and now we shall see. There were 167 Active listings during the month which is an increase in the inventory by about 9 per cent from the previous month. I am a fan of larger inventory, because the benefits are numerous. It keeps sellers realistic in their pricing, since they know that they have competition, hence preventing unrealistic (0 comments)

Playa Vista Condominium Market Report for June 2010. Here we are the Fourth of July weekend upon us; this is a good time to reflect how the Month of June fared with the activity in Playa Vista, CA. I am encouraged to report; there are 38 Condominiums on the market, for sale. At the same time In Escrow waiting to close there are 16 Condominiums and one still accepting Back up Offers for a total of 17. There were a total of 14 closed transactions. Compared to the previous month the numbers are very similar. There were about four fewer closed (0 comments)
