What is your favorite Marketing Moment? Here is mine in Century City,CA. I had these benches as advertisements at all major intersections. These happen to be on Santa Monica Boulevard in front of 10100 Avenue of the Stars. Near luxury condominiums from a price point of $400,000 to $20,000,000. I had about five of them marking my territory. Attorneys, Asset Managers and anyone who passed by saw them.

 I look back fondly at this pictures.

The long awaited November Condominium Market Report for Century City, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a huge drop from the Active Listings from the Previous Month. I was quite surprised we went from 291 to 249 this has been a downward trend for the past two months. Century City, CA Condominium Market Report June 2010.The month of June is now in the history books, so let us look at how it fared overall. There have been a lot of people looking and cautiously waiting how the Real Estate Market will fare due to the Tax Credit's disappearance.
So let us look at the numbers. The Active listings inventory has increased from 277 the previous month to 293. Century City, CA. Condominium Market Report for April 2010. Although you are used to my reports within a few days after the month ends, I am sorry to have this report delayed for many reasons. One happens to be I had such a busy month.
Now with that said let us look at the numbers.

Century City Condominium Market Report for March 2010.This has been an amazing month for Century City, the inventory has increased so buyers have more choices. The most interesting statistic is the Pending properties on the market; there has been a phenomenal increase over last month. There are 31 Condominiums that have not removed their contingencies and sellers are accepting Back up Offers, more telling is that there are 47 properties in Escrow just waiting to Close. This is sending a strong message that the spring home-buying season is very robust.

Here is my continuation of the Century City Market Report Part #2 (the 2009 year end summary)
The numbers are very interesting, many people do not understand why this occured. I suspect since the bankes were encouraged to do more short sales in lieu of foreclosures, this in turn created a demand by buyers and at the same time prevented a larger drop in the prices.

The number of Condominiums in Escrow are up by 56% compared to December 2008. Hence I do not anticipate any large drop in price nor demand for the next few months.

Enclosed here you will find some very interesting Numbers and Statistics for Century City CA Market Report. I broke the report into two parts so you can look at it in more detail. The numbers are not what I was expecting. One of the most interesting Fingure was the Median Sold Price by Month. Virtually there is no change between December 2008 and December 2009. To me a 2% drop  was a true suprize.. The buyers that bougth properties in March, April and  July were the ones that got some fantastic deals.

The Condominium Market Report for the month of November in Century City is very telling. Please look at the numbers closely. The trend is very interesting. Next month I will do a full comparision month to month year over year. Be on the look out for it. I will include charts as well for eye appeal.

I have been so consumed by three different transactions, that I just did not have any time for  publishing the Market Report for Century City/ Westwood for the month of October. Although my report is late again, it is still interesting. The Century City Condominium Market Report for September 2009 is amazing.
The Active Listings went up by a small margin from the previous month. Currently we had 313 Active Condominium listings as of October 1st 2009 vs. 309 from the month before.
The Condominiums that are in Escrow waiting to remove contingencies have increased as well from the previous month. The previous month there were 34 and in September there were 39 waiting to remove their contingencies. The properties that were pending in the previous month were at an all time … (0 comments)

Here we are the Century City, CA Condominium Market Report a bit late, nevertheless still interesting. I find it always interesting when you talk to people who like to generalize how the real estate market is, based on their feelings, emotions or what they have heard in
 The Active listings have decreased by about five from last month. In the big picture that is negligible when you see that there are currently 309 Condominiums on the Market.
 The ones that are in Escrow and have not removed their contingencies are identical to the month before. There are 34 accepting Backup Offers.

Century City, CA. Market Report for July 2009. Well here we are and another month just flew by. I have been quite busy and productive, hence the delay of my monthly market report. 
 Since the beginning of 2009 you have read my reports and I have been showing the numbers and you could see that the Real Estate Market has been improving month over month in Century City, CA. Here we are the month of May just flown by for me. Even though there were thirty one days in the month I could have used a few extra. The activity has picked up not just for other Realtors, but for me as well. I have been fielding calls, showing properties, and writing offers and found my self in multiple offer situations more then five times this month. I am confident, based on my activities that the numbers will be better compared to the previous month.

  Here we are and the numbers are in for the month of April. Century City, CA has boasted of an improvement month after month in the sales activity, since the beginning of the year. So I am optimistic, but at the same time realistic about the current state of the real estate market, hence I am just as anxious as you to see how it turned out. I have been involved in multiple offer situations last month, so I have a good feeling where the numbers will be.

 There is almost no difference in the Active Listing inventory month over month between February and March 2009. The Multiple Listing Service had 294 Active Listings.

Here we are February is in the history books. It went by so fast. OK in all fairness it is two to three days shorter then the rest of the months. So let us see how the Century City Condo Market fared.

 There are some noteworthy changes in the Century City Real Estate Market. For the month of February: there were 295 Active Listings, 20 accepting back up offers and 10 Pending i.e.: solid in Escrow. Also it is very interesting, that 14 Properties Sold in the Month of February.

 I have been monitoring the Century City Condominium Sales activity for quite some time, but I chose not to publish it previously. I have been receiving requests from buyers and sellers to give these statistics. Here is a New Year, a new President, so here we go this is my first Market Report for Century City/ Westwood Condominiums. This will be a monthly report with a year end summary.

As I was reading today's LA Times (business section  dated December 18,2008) I was just amazed at the brilliant move of Real Estate developer Michael Rosenfeld.
 The RE Market is in a downturn and more then likely at the bottom, he in turn is Planning to demolish the Century Plaza Hotel and develop in it's  place two 50-story towers, with a pedestrian- friendly area. 
The Design he envisions, has rows of trees, pedestrian walkways which would connect the new housing and an expanded Century City shopping center. There would be new trendy restaurants office areas and of course super luxury Condominiums. … (0 comments)

By now I am sure everyone has heard that in the City of Angels, there is a new address. The Marketing brochure calls it "Heaven Has a New Address".
