 Did you know that Freddie Mac is offering incentives to buyers & buyer's agents?
I have read with great interest, that Freddie Mac is offering 3.5% closing cost assistance to buyers. At the same time they are offering $1200 bonus to the buyer's agent who bring the offer on Home Steps properties.
Conditions are you have to be in Escrow by July 31st and Escrow must close before September 30th. The purchaser must be an owner occupant, cannot be an investor buyer.

The buyer is cancelling Escrow can I keep the deposit? One of my sellers asked me this question. I always wonder when this question is raised: 1. did my seller not read the Purchase Agreement, 2. did they not remember when we discussed "the liquidated damages clause" and the "buyer's investigation clause", or 3. are they just trying to be difficult out of frustrations that the buyers changed their mind about their property?

What does it take to be a Realtor? I am considering it. 
What does it take to be a Realtor? This morning I was going thru my e-mails and there was an e-mail from someone who reached out to me and wanted to know what my views were. He stated that .... I am considering relocating from Minnesota to Los Angeles, CA.
Once I established that he has not been in the Real Estate business outside of his own purchase, this is what I wrote to him. Let me know what I forgot to mention.

Did you know that a reconveyance of a Trust Deed needs to be recorded? This should not come as a surprise to anyone. Now that more and more creative sales are taking place, such as seller financing, this is important to let the buyers know, that once they paid off the loan to the seller, they need to have the Trust Deed reconveyed by the seller. The seller has to sign the Reconveyance; they need to notarize it and then take it to the County for Recording.

Appraisals Delays and the Cause and Effect of these delays to all involved is just amazing.More often then I would like to know, Appraisals have been consistently reaching Lenders late. There have been a number of discussions about Appraisals by Realtors and Mortgage Brokers and the delays that this has caused in obtaining loans for the Buyers.
 As the Real Estate market continues to move slower then we would like, Sellers, Buyers, Realtors and Mortgage Lenders all remain uncertain. We are looking at these trends and first thing we need to do is to adjust our way of doing business.

Well here we are and it is the 5th of July, 2009, I have been busy showing homes, condominiums as well as even land.
 It is the half way mark for the calendar year, so let us review the numbers and analyze the statistics.

I have been contemplating writing this post for some time now.  Recently I had three different clients, who were considering relocating to the greater Los Angeles area from three different parts of the world and the concerns and questions were similar, hence this post. 
Some of the questions seem basic to us, but not to someone who is not accustomed to buying Real Estate in California.
