There are many luxurious waterfront homes in Marina Del Rey, CA. Not all of them have ocean views some are located on the Grand Canal. Most have three levels of luxury, but the real luxury comes from their gardens.  I was strolling the other day, trying to relax and took this picture. Tell me if  you agree that this is a luxurious garden.

Century City / Westwood, CA Condominium Market Report for February 2011. As you know I have been a big proponent of Looking at Housing Trends, I find that is the key to getting the correct picture. It is important to look at the Monthly numbers, but we should not be caught up with the Headlines. There have been delays due to Lenders, Appraisers and other unforeseen reasons.

Market Observations for the week of November 8th, 2010, as you know I do not often comment on this subject, since there is a great deal of daily volatility in the Stock Market and consequently in the mortgage rates as well.
Last Wednesday, the Fed announced that, to help boost the economy, it will purchase an additional $600 billion in Treasury securities by the end of the second quarter of 2011. The expectation is to purchase about $75 billion per month to reach its goal.

We like this home! Great, let's write an Offer!  I love this part of the conversation with a buyer. Now comes the more interesting part, when I have to explain what it will take to accomplish this. This does not matter if you are buying a Luxury home in Beverly Hills or a Waterfront Ocean View Home in Marina Del Rey or Malibu.

I am sure most readers are familiar with the famous zip code, not necessary everyone connected the dots, but on the second day of the ninth month of this year will be 90210. The date matches the zip code. I think it was very clever of the Mayor of Beverly Hills to do something this iconic as this event.
The event will be located at the "old" Robinsons-May's parking lot. (100,000+/- sq feet of which a fourth will be enclosed with air-conditioning for more comfortable dining and seating)

 Paradise Cove, Malibu, CA before all the people arrive for the summer rush. It is easy to get food wine or beer and most importantly  a parking space.  I would bet  you today if you manged to get  in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks.
 Inspite of it, Paradise Cove is a great destination place no matter what time of year. The food is good too.
 
 This is the time when even seagulls have room to walk.

The plan was that he would enlarge the square feet and then sell it for a profit if need be. Long story short he never did the addition. Periodically called me, emailed me to see if he could refinance. Sadly the numbers did not make sense.

Le Belvedere Sold! How exiting, this home was built for spec. The owner's intention was to build and make a profit. Originally this property was listed for $85,000,000.00 February 2009, then due to lack of activity reduced to $72,000,000.00 and now it has an owner.
Many people are just amazed at the stratospheric prices (and they should).  This market is not affected by the everyday economic turns one would say. The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.
