Recent data suggest that the worst may be over and that the housing sector has begun to stabilize. This was on MSN.com a widely read portal on the internet.
"While we still have a long way to go back to normal, the latest numbers are one more indication that housing is slowly turning the corner," Bob Nielsen, chairman of the National Association of Home Builders, said recently. David Crowe, the association's chief economist, added, "We anticipate continued, slow improvement in housing starts and sales through 2012."

Since some readers of my blog are not familiar with Playa Vista. Hence I decidedmention a few interesting tidbits about this great community here. Play Vista was the first New Community built on the Westside of Los Angeles in about 50 years. It consists of approximately 1087 Acres of land.
There are open space areas, dog parks, play grounds and natural habitat protection as well. This is a small town within the city limits of Los Angeles. There is a library, retail establishments, restaurants and coffee shops to mention a few.

Playa Vista Condominium Market Report for October 2010. I had to go back and look at September's numbers, then I had to double check see if I did the search parameters right. I had a difficult time accepting the numbers. They were totally amazing, almost identical numbers for the month of October 2010 as for September 2010.
There were 35 Active Condominiums on the Market compared to 33 the previous month.
There were a total of 22 Pending Listings consisting of 11 Accepting Back Up Offers and 2 on Hold (Short Sales) and 9 Pending   compared to the previous month's 22 … (0 comments)

 As many of you know Playa Vista is the newest Planned Urban Development in Los Angeles since the past fifty years, hence it is a new and dynamic community with the needs and wants of a modern consumer wanting to live close to the Beach on the West Side of Los Angeles. Do you know what Mello - Roos is in California?
Do you know what Mello - Roos is in California? This is a Special Tax assessed on the Land, where the property is located at.  In other words, there is a Mello - Roos District that is created and if you have a property inside of it you will pay a special Tax. Generally this is an area that has decided to seek public financing through the sale of bonds in order to finance public improvements and services.

Well here we are September is upon us and we need to look at how the Real Estate Market activity was for August in Playa Vista. The other two micro markets that I watch the numbers spiked dramatically upward, hence I was very surprised when I saw the numbers here.
The Active Condominium listings dropped from the previous month's 43 to 38. This is a surprise since the past four months the inventory has been creeping upwards.

People like to say that the "dog days of summer" are here. Well it depends on how you interpret the information as well as what your outlook on the future is. I find it ironic most of the so called experts do not look at current data, now with that said I would like to give you the actual numbers for the month of July and you determine how we fared.

The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.

As I am tabulating the year end Playa Vista Condominium Market Report (2009 Year End Summary) I have noticed, how I there are pocket in Los Angeles that maintained their value and other pockets that have lost value. I have been saying all along that Real Estate is very much like the Wine Production. Winery that has a good Micro Climate will command a high price, look at Plump Jack  vs some of the others.
With that said The Median Sold Price by Month as decreased by 18% over December 2008 vs December 2009.

playa vista ca: Market Report for the month of August 2009 Playa Vista, CA. - 09/03/09 06:50 PM
The Market Report for August 2009 for Playa Vista, CA. is quite different from the previous month. There is a larger inventory to choose from. There are currently 40 Active listings about a 7.5% increase in the inventory from previous month.
 The Pending inventory consists of 15 buyers who have not removed their contingencies and 11 who have for a total of 26 which is an 8.5% decrease from the previous month.
 There has been a 7% drop in the Sold as well month over month. This is the first time in eight months we have seen a decline.

 Here is the Playa Vista, CA.  July 2009 Real Estate Market Report. I have been extremely busy and grateful for it, hence the delay in my monthly Real Estate Market Report for Playa Vista, CA. I finally started seeing in various media headlines about the Real Estate Market getting some life into it.

Well designed, lots of thought went into the planning and the result a "resounding success".
  What is Playa Vista? Even though it is April 1st, 2009, this is not an April Fools Joke. These are the actual numbers for the Month of March 2009.
 As I reported last month there has been an increase of Active Listings compared to the January numbers. The trend continues. Currently there are now 60 Active Listings compared to 55 Actives Listings in February. This is an increase of by 9.2% (see last months Market Report http://activerain.com/blogsview/960983/Playa-Vista-CA-Market-Report-for-February-2009  ) As you see the inventory is continuing to get larger.

Well here we are February 2009 is in the history books. So let's see how it fared compared to January as well as last year.
 The Active inventory has had a slight up tick, compared to the previous month. Currently there are 55 Active Listings compared to 51 Active Listings in January. I consider this interesting, since it is a 9% increase. Some would consider it insignificant.
