If you have not  been to Playa Vista, CA in four years you will not recognize it. Full of Restaurants, outdoor seatings, water fountains and the list goes on and on. The main gathering point is Whole Foods. As you walk around you will notice the demographics consist of I-pad and I-phone users south of 35 years of age.

Playa Vista, CA 90094 is part of Los Angeles and it is the first planned Urban Development in about 60 years. Interestingly it is one of the smallest areas, that has their own zip code compared to other communities in the United States. How is that possible? Well as well as it is designed with parks, wide side walks, wide streets it  has one of the largest density per square feet of land per person compared to any other part of the country.
Ironically  the population trend is increasing and the living space is shrinking as we speak.

Recent data suggest that the worst may be over and that the housing sector has begun to stabilize. This was on MSN.com a widely read portal on the internet.

Well here we are September is upon us and we need to look at how the Real Estate Market activity was for August in Playa Vista. The other two micro markets that I watch the numbers spiked dramatically upward, hence I was very surprised when I saw the numbers here.
The Active Condominium listings dropped from the previous month's 43 to 38. This is a surprise since the past four months the inventory has been creeping upwards.

Playa Vista Condominium Market Report for June 2010. Here we are the Fourth of July weekend upon us; this is a good time to reflect how the Month of June fared with the activity in Playa Vista, CA.
I am encouraged to report; there are 38 Condominiums on the market, for sale. At the same time In Escrow waiting to close there are 16 Condominiums and one still accepting Back up Offers for a total of 17. There were a total of 14 closed transactions. Playa Vista Condominium Market Report for May 2010. As I promised I would be timelier this month with the report. Here you go.
The numbers are quite interesting. There were 33 Active listings on the market for the period of May 1, 2010 to May 31, 2010. Pending and Accepting Backup Offers totaled 15. The actual sales were 18.
This is just fantastic, for a small area to have such good volume is quite amazing.
Now I was curious how the days on market fared compared to a year ago. Not surprising you will see that the decrease is staggering.

 Although I am very late with this valuable information, as the old saying goes" better late than never" with that here we go.
The Active listing inventory has dropped from the previous month by about 7.5%. This is quite strange, since the spring market is in full force and you would think Sellers would want their properties on the Market.
This of course has a ripple effect, when there are fewer properties on the market to choose from, and then there will be fewer properties in Escrow. For the period in April there were … (2 comments)

The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.

As I was writing my January Market Report, I was lamenting that it appears there is little inventory on the Market. It was not just my imagination, there was very little inventory. Now comparatively there is a lot more.
For the month of February there were 31 Active properties for sale in Playa Vista, CA.

Playa Vista,CA., Condominium Market Report for January 2010. It is a New Year, so I will not look back how we did to the previous months.
Hard to believe, how quickly the month of January went by. I was so busy, had two 9 day Escrows to keep together amongst two others, hence the month went by much faster for me.
Now, let us look at the Results. I am not sure if it is my imagination, the inventory is almost non existant.
There are only 23 Active Listings as of January 31,2010.
