Here we are, the last month of the year is just buzzing by. So let’s look how the November real estate activity fared comparatively.  The month has been quite mixed with good news and bad news. Every time I looked on the internet I either saw that there was bad economic news in Italy, Spain, Ireland and Portugal or there was good news that Germany will help out the European Financial Crisis. Playa Vista Condominium Market Report for October 2010. I had to go back and look at September's numbers, then I had to double check see if I did the search parameters right. I had a difficult time accepting the numbers. They were totally amazing, almost identical numbers for the month of October 2010 as for September 2010.
There were 35 Active Condominiums on the Market compared to 33 the previous month.
There were a total of 22 Pending Listings consisting of 11 Accepting Back Up Offers and 2 on Hold (Short Sales) and 9 Pending   compared to the previous month's 22 … (0 comments)

 As many of you know Playa Vista is the newest Planned Urban Development in Los Angeles since the past fifty years, hence it is a new and dynamic community with the needs and wants of a modern consumer wanting to live close to the Beach on the West Side of Los Angeles. The streets are wide; there is a park like setting with a community pool and club house just to mention a few of the amenities.

Do you know what Mello - Roos is in California?
Do you know what Mello - Roos is in California? This is a Special Tax assessed on the Land, where the property is located at.  In other words, there is a Mello - Roos District that is created and if you have a property inside of it you will pay a special Tax. Generally this is an area that has decided to seek public financing through the sale of bonds in order to finance public improvements and services.

Well here we are September is upon us and we need to look at how the Real Estate Market activity was for August in Playa Vista. The other two micro markets that I watch the numbers spiked dramatically upward, hence I was very surprised when I saw the numbers here.
The Active Condominium listings dropped from the previous month's 43 to 38. This is a surprise since the past four months the inventory has been creeping upwards.
