Wordless Wednesday: Some days you just need a laugh... If you are a Realtor you know some days are more challenging than others. Needless to say, other professions have challenging days too, like lenders, staggers and inspectors to name a few.
Well, the other day I was driving, and I have often seen the sign of this store, well traffic was heavy, and I was able to snap the store and the sign. I loved it so here I am sharing.

Well I can relate to this face as the prices were increasing by the minute we never knew if the Appraisal would come in at the $250,000 over bid on a property that was well priced.
Now that our market is moving from a Seller's Market to not a Balanced Market, but a Buyer's Market. I thought this picture would clearly represent where we will be in the next few months.

The Reverse Offer is that a buyer motivator or is it just a bad strategy?Is this for desperate home sellers a poor strategy?
Have you heard of the Reverse Offer? This is where a seller writes an offer to the buyer. This Strategy has been considered controversial at best. I have heard agent using it n a case by case basis, where the interested buyer is dragging their feet on writing an offer and this would prompt them to negotiate.
I find this negotiating against the seller's best interest from a financial perspective. What are your thoughts?

The age old question:  What sells a home?  I have read many articles, posts and comments. There is a school of thought that many agents, brokers believe that the answer is: The Price. I am a firm believer Price is just one of the components. The real reason a house sells is the Realtor®. The Realtor® recommends the price and the marketing strategy. The Better the The Realtor® the faster and for more money the property will sell!

 Paradise Cove, Malibu, CA before all the people arrive for the summer rush. It is easy to get food wine or beer and most importantly  a parking space.  I would bet  you today if you manged to get  in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks.
 Inspite of it, Paradise Cove is a great destination place no matter what time of year. The food is good too.

After many weeks of not being able to get on AR, I am finally back. Three Market Reports are late, and I am many blog posts behind. The good news is I have many closings under my belt as well. The San Fernando Valley is famous for many reasons. Some know it as the "valley of the stars" others recognize it as the' other movie industry's center', that is the Porn Capital of the World. Different cities are vying for the title. Some of people consider it the Sherman Oaks hills.
I was going on a listing appointment and the owner of the house was telling me, that two streets from her house, she knows someone who was a "neighbor" to a "studio". She assured me, that the neighbors got together and shut the operation down.

  Did you know that undisclosed payments in a Short Sale Transaction may be illegal? According to The California Association of Realtors undisclosed, specifically those payments that are paid outside of Escrow may violate the Law. In particular it could be a violation of RESPA, or it could be considered Lender Fraud and a violation of licensing laws just to name a few.
An example they site is, when a Short sale Seller's Senior Lender authorizes a payment to eliminate a junior lien. This would seem OK, but then the junior lender demands that the buyer pays an additional Dollar Amount outside … (7 comments)

 Here we are less then 48 hours from the Super Bowl,  what will you be doing? As an East Coast Transplant  from Boston to Los Angeles, I remember we had a Super Bowl Party the first year we moved out and said we will make this a Tradition. We had a nice turn out of Angelinos, who were polite and came and watched "the game".

Wells Fargo is following CITI Bank and is in the process of leaving TARP. 
Wells Fargo in the process of selling $10.4 Billion worth of Shares to repay the $25 Billion of TARP money. This is interesting information and I did not see anything in the Media Outlets about it.
 This should be front page news or the headline during the evening news. If I would not have been a member of one of the Linked In Real Estate Groups I would not have even known about this.

  Friday night regulators seized a Los Angeles based bank, California National. No fanfare, almost hidden in the Halloween revelry. I am outraged it is not front page news. This bank is the fourth-largest bank failure this year and no one is talking about it.
 As soon as the regulators seized it, they sold it immediately to US Bancorp a Minneapolis based bank. How could this happen? All the tax payer money could not save this bank? I am outraged, where are the politicians? Where are the banking regulators?
