One of the biggest challenges in the Westchester, CA 90045 Real Estate Market is the lack of Inventory. From a buyer's perspective it is virtually non existent. From a Realtor Perspective we get excited when it is a little bit better year over year. Clearly you can see it is still a very tight inventory:

The Westchester, CA 90045 Market Trends Report is published. As most of you by now know that Westchester is directly next to Los Angeles International Airport aka LAX. Since I live in Westchester, CA in the 90045 zip code, most of my neighbors always ask me: So how is or how was the Market Last month? How was the Market Last Year? How is the Market right now... So with that said I have to be on top of it daily otherwise I loose credibility. As you can see the Inventory is virtually identical for 2016 & 2017 in December, so what is different? My friend Georgie Hunter R(S) 58089 posted a picture of spider Lillie's the other day. I have searched my brains and could have sworn I saw something like that in my travels... needless to say tonight I was doing my final walk for the night with my Partner and I found this plant. I believe it is a Spider Lilly. Let's see if I was right in my travels.
Needless to say I was thrilled at this find now the Jury is out if Westchester, CA 90045 has the same climate to grow Spider Lilllie's as does Hawaii:))).
If we compare the past three years this is a 17% increase and this of course allows buyers to have better choices in selecting their new home. At the same time it puts sellers on notice that proper pricing will be critical in selling their homes.
The number of Sold homes has increased significantly if we do a month to month comparision, still a sign of a strong market in Westchester, CA 90045. There are many reasons for it one … (3 comments)

The Westchester, CA. 90045 Real Estate Market is on fire. If you look at the September 2016 statistics you will agree with me: Let us look at the inventory, often we as Realtors are concerned that if there is too much inventory that will soften the sales market. Well in the Westchester, CA 90045 Single Family inventory you can see a dramatic increase in inventory. Now with that said, let us look at what cause and effect it had on the Median Sales Prices:

Additional interesting information about the 90045 Market Trends. That is Westchester, CA 90045 Real Estate Market trends. I have noticed that the number of sales are down and as you saw in my previous post the Median Price has increased dramatically since 2014. So now with that said lets see the total Dollar Volume:
Although the sales are fewer the Dollar volume is still quite impressive. Now with that said let us see the sales.
