&lt;p&gt;Sometimes I really wonder if anyone in Washington knows what is going on in REAL America....So today the Fed slashes interest rates 3/4 percent, which should be really good news right?&amp;nbsp;&amp;nbsp; Is this going to get the housing market moving again?&amp;nbsp;&amp;nbsp; I don't know if anyone cares what a Real Estate Agent in Wichita KS has to say about the issue but here are my thoughts....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Basically what I see is that our local Wichita market is stalled because people are concerned about the economy and are holding onto their money.&amp;nbsp; Times are uncertain and no one feels it's time to make a big purchase.&amp;nbsp;&amp;nbsp;A major financial decision like buying a Wichita home in times like these is not easy to do.&amp;nbsp; In order to give consumers &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;&lt;em&gt;confidence and motivatio&lt;/em&gt;n&lt;/strong&gt;&lt;/span&gt; to buy again, we need&amp;nbsp;3 basic things-&lt;/p&gt;
&lt;p&gt;*&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;Low Interest Rates&lt;/strong&gt;&lt;/span&gt;:&amp;nbsp;&amp;nbsp; Well interest rates for home loans are already low-how about 5% for an FHA loan with only 3% down?&amp;nbsp;&amp;nbsp; If you have great credit you can get a Wichita mortgage today at 4.625%.&amp;nbsp;&amp;nbsp; These are HISTORIC lows- low, low, low.&amp;nbsp;&amp;nbsp; &lt;strong&gt;And yet, Wichita Home Buyers are still not confident enough to pull the trigger and begin buying again.&amp;nbsp;&amp;nbsp; It may take interest rates in the low 4's to jump start Buyers motivation&lt;/strong&gt;&lt;strong&gt;.&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;*&lt;span style=&quot;text-decoration: underline;&quot;&gt;Downpayment Assistance!&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;&amp;nbsp; In a &quot;typical&quot;&amp;nbsp;real estate market (before the credit crisis) homebuyers were able to have access to a few different types of downpayment assistance programs.&amp;nbsp;&amp;nbsp;&amp;nbsp;For example, Wichita Home Buyers used to be able to take advantage of Bond money assistance for FHA home loans that would eliminate the need to come up with cash for the downpayment.&amp;nbsp;&amp;nbsp; I have found that some&amp;nbsp;people who want to Buy a home in Wichita can qualify for the loan but are unable to come up with the downpayment.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;-I know you may be thinking isnt that what got us into this mess in the first place?&amp;nbsp;&amp;nbsp; Partly it is, but the loans that got us into this mess were loans for 100% of the purchase price&amp;nbsp; and the Buyers had NO money in the transaction.&amp;nbsp;&amp;nbsp; We also had refinance loans that granted borrowers up to 120% of the value of their home-making that homeowner upside down on the home, try selling your house for more than it's worth!&amp;nbsp; And then there were the adjustable rate mortgage loans that doubled and tripled mortgage payments plus the&amp;nbsp;interest only loans that also added to the problem.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am humbly suggesting that those who want to purchase a home should be required to have their own money in the transaction but still need some assistance to become homeowners.&amp;nbsp;&amp;nbsp;&amp;nbsp; This was the purpose of Bond Money programs and it worked quite well until all the bond investors went away.&amp;nbsp;&amp;nbsp; This is the reality of the world we live in.&amp;nbsp;&amp;nbsp; First time homebuyers need assistance in purchasing that first home.&lt;/p&gt;
&lt;p&gt;*&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Realistic yet Fiscally Responsible Lending!&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; Yes, we have a credit crisis!&amp;nbsp; Our lending institutions have gone from one extreme&amp;nbsp;to another.&amp;nbsp;&amp;nbsp; First throwing money at anyone who could breathe&amp;nbsp;and now&amp;nbsp;making good credit risks jump through ridiculous hoops to get a mortgage.&amp;nbsp;&amp;nbsp;&amp;nbsp;We are in a period of adjustment and we need to get back to middle ground-realistic yet fiscally responsible mortgage lending.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I ask that Washington lawmakers and the Fed lend an ear to Realtors across this country who are in the trenches and on the front line. &amp;nbsp; Would it be so difficult to talk to real Americans instead of lobbyists?&amp;nbsp;&amp;nbsp; We may be able to brainstorm some solutions.&amp;nbsp;&amp;nbsp; And to my fellow Realtors I would like to express how proud I am that we collectively have behaved professionally in the face of difficult times.&amp;nbsp; We are not crying for a handout from Congress, we are adjusting our business plans and our business activities and attempting to assist our clients in the face of a barrage of negativity from the media.&lt;/p&gt;
&lt;p&gt;I do have hope that the new year will bring new solutions, possibly lower mortgage rates, realistic credit standards and downpayment assistance!&lt;/p&gt;

      <description>&lt;p&gt;OK fellow Realtors, I thought we might be able to pool our massive brain power together and come up with some great ideas for DownPayment Money for the Renters out there who are left that want to become Homebuyers!&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In my market (Wichita, KS) I can still find people who want to buy, who can qualify for an FHA loan but who just don't have any money for a downpayment.&amp;nbsp;&amp;nbsp; 3% is all we need for that FHA loan!&amp;nbsp;&amp;nbsp; Does that sound familiar to anyone else? If so, why not play a game with me!&amp;nbsp;&amp;nbsp; I would like to see how many ideas we can come up with for Average Joe out there to find money for a downpayment.....&amp;nbsp;&amp;nbsp; They can be serious, silly or near impossible but what the heck-what other job is there where blogging is considered &quot;work&quot;?&lt;/p&gt;

&lt;p&gt;As a real estate agent in Wichita, I am constantly trying to find ways for Wichita renters to become Buyers.&amp;nbsp;&amp;nbsp; It's no secret that interest rates on mortgage home loans are currently at record lows, in fact I spoke to my favorite lender today (Aaron with &lt;a href=&quot;http://lo.mlhl.com/aaronvierthaler&quot; title=&quot;Met Life Home Loans&quot; target=&quot;_blank&quot;&gt;Met Life Home Loans&lt;/a&gt;) and he tells me that if you have a credit score of 720 and put 10% down, you can get a mortgage loan rate of 4.625%!&amp;nbsp;&amp;nbsp; That is a fantastic rate if you are wanting to buy a Wichita home for sale in this current market.&amp;nbsp;&amp;nbsp; If you have good credit and currently have a home to sell with some equity in it, you should really consider selling your current home and upgrading.&amp;nbsp;&amp;nbsp; Here is another idea, if you need the 10% for the downpayment-you can use your money in your 401k for a downpayment on a primary residence and not pay a penalty.&amp;nbsp;&amp;nbsp; So, you would be basically investing part of your 401k in your home-real estate-a proven investment over time-especially in Wichita, KS.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What I have found with Buyers looking for Wichita homes for sale is that they don't have money for a downpayment and maybe not so perfect credit so without 10% down those great rates don't effect them, right?&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Well, VA loans have always been a great mortgage loan product and right now if you can use your VA eligibility to buy a home in Wichita you can get a fantastic rate.&amp;nbsp;&amp;nbsp;&lt;strong&gt; VA loans don't require a downpayment&lt;/strong&gt;, so you don't need a downpayment and you can get a rate of &lt;strong&gt;4.5% for a 15 year loan term or 5% for a 30 year loan term!&amp;nbsp; Also keep in mind you don't have to have a 720 credit score.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Gone are the days of FHA Bond Money for down payment assistance...&lt;/p&gt;
&lt;p&gt;Gone are the days of Ameridream Gift Loan Programs for down payment assistance...&lt;/p&gt;
&lt;p&gt;Which all means gone are the days of endless Wichita Homebuyers (sigh)&amp;nbsp;&amp;nbsp; Now that my whining is out of the way, I want to challenge homebuyers in this Wichita market to get creative.&lt;/p&gt;
&lt;p&gt;Mortgage interest rates in Wichita, KS on December 1&lt;sup&gt;st&lt;/sup&gt;, 2008 were &lt;strong&gt;&lt;em&gt;5.625%!!!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/em&gt;&lt;/strong&gt;That is &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;AMAZING&lt;/span&gt;, that will make a difference in your house payment. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For example-If you buy a $100,000 home with a mortgage loan rate of 5.625% your payment would be $575.66 for a 30 year term.&amp;nbsp;&amp;nbsp; If interests rates go up to 6.5% (and they will likely go back up soon) that same house payment would be $632.00 per month.&amp;nbsp;&amp;nbsp; That's a savings of $57.00 per month ($20,520 over the life of the loan!) for 30 years if you take advantage of buying a Wichita home now!&lt;/p&gt;
&lt;p&gt;I know, I know, you want to know where to get money for your down payment. Unfortunately it is back to the days of saving for a down payment, however I have some ideas....&lt;/p&gt;
&lt;p&gt;FHA loans currently require &lt;strong&gt;3% of the purchase price for the down payment&lt;/strong&gt;. FHA loans ARE NOT just for First-Time Homebuyers anymore! So on a $100,000 home, you need &lt;strong&gt;$3000 for a down payment.&lt;/strong&gt; If you don't have that much in your savings account, here are some ideas of how to get it:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Apply for a personal loan at your local Bank&lt;/li&gt;
&lt;li&gt;Sell big-ticket items you no longer use (boat, jet skis, ATV's, appliances, computers)&lt;/li&gt;
&lt;li&gt;Use your paid for items as collateral on a loan at your local Bank (cars, boat, jet ski's)&lt;/li&gt;
&lt;li&gt;Credit card convenience checks....&lt;/li&gt;
&lt;li&gt;Ask your parents to &quot;gift&quot; you the money for your down payment&lt;/li&gt;
&lt;li&gt;Use your income tax refund for a down payment on a home&lt;/li&gt;
&lt;/ul&gt;
