How Strong Are Your Roots?

In the fall of 1996, Hurricane Fran tore furiously through North Carolina...leaving a trail of devastation from the coast all the way to Orange County. On September 6, those of us who lived in Central North Carolina, awoke to discover a scene of destruction that few could ever have imagined...and none will forget.

The first thing I noticed, as I looked out my neighbors' second floor window, was the dramatic change in the tree line. Grandfather Oaks that had stood proudly for hundreds of years were scattered across the ground like giant pick-up sticks. Just the day before...while watching weather updates with predictions of Fran's likely path...I spoke the words, "I'm not worried. These Oaks (that completely surrounded my restored farmhouse) have been here for 100 years. They will still be here tomorrow." They were gone, and so was my home.

By the time Hurricane Fran blew through Central North Carolina, she had lost steam...dropping to tropical storm strength. With diminished power, she was able to do more damage than previous, more formidable storms...leaving meteorologists, and the rest of us, asking "Why?" Why had so many thousands of our mighty trees bowed to her...seemingly without even putting up a fight?

The questions seemed complicated, but the answers were utterly simple.

Just months prior to Hurricane Fran, Hurricane Bertha blasted North Carolina...dumping massive amounts of rain across the state and striking a silent but destructive first blow to North Carolina tree roots. Following Hurricane Bertha, North Carolina received record-breaking rainfall...leaving the ground saturated and vulnerable. That terrible aftermath was not proof of Hurricane Fran's might...but rather evidence of a dormant weakness that existed within the tree roots. Hurricane Fran merely exposed the weakness.

Losing my home to Hurricane Fran was one of the most difficult experiences of my life; however, it forced me to reach inside myself to find a strength I did not know existed. It also taught me the difference between the material value of ‘stuff' and the eternal value of people. I lost my possessions, but I had my family intact. It was a lesson in perspective that I have never forgotten.

Nine months ago, another storm crashed into my life...a storm that threatened to destroy that which can never be replaced. This storm has raged violently over my family...shaking me to the core of my being and exposing the cracks in my foundation...my deepest fears.

You see...all of my life...I have been ‘the strong one'. It seemed to me that everyone around me relied on me to hold the pieces together. Whenever a crisis presented, I jumped into action...just as I had always done. I am a fighter...a survivor. Secretly, however, I harbored a fear that one day I would fail...that I would let down the ones who needed me the most.

When I first learned of my daughter's illness, I was devastated...but I knew that it was my duty to be strong for her. I wanted to take her suffering from her, but I was powerless. At times, I was certain that I would break under the pressure...but my God is so faithful. Throughout this assail, He has proven to me over and over again that His strength begins where my strength ends.

NEGATIVITY and OPTIMISM are both contagious. Which would you rather ‘catch’?

“One bad apple spoils the whole bunch.” You’ve heard that phrase before, but have you ever thought about what it really means? Scientifically…it is true that the gases emitted from a ripening apple will cause other apples to ripen more rapidly. However, if an apple is too ripe…if it has begun to grow mold spores…the other healthy apples will soon be covered with mold spores, as well.

In this same manner, one person who is infected with negativity will quickly spread his ‘spores’ to every healthy person with whom he comes in contact. Negative people are rarely content to keep their ‘disease’ to themselves. On the contrary, they usually seek to make others as miserable as they are because “misery loves company!”

“Smile and the world smiles with you” is another well-known quote…suggesting that a smile (which is the outward evidence of inward joy and happiness) is also contagious. I once took part in an unofficial ‘smile study’ in which the participants were asked to genuinely smile at strangers, neighbors, co-workers, clients, cashiers, waiters/waitresses, the person in the car beside you, joggers you pass on the trail and everyone you meet for one full week. The goal of the study was to determine the impact of a simple, genuine smile on those around you.

Within a few hours of beginning my assignment, I had a new appreciation for the power of a smile. With the exception of a few weird guys who must have thought I wanted them to ask me out, the results were amazing. I watched as one person after another lit up with the biggest and brightest smile in reaction to my smile. In some cases, I would see them smile at someone else…causing that person to smile, as well.

According to the APP (American Academy of Periodontology), 50% of people claim that the smile is the first thing they notice about a person. The APP did not ask my opinion, but I completely agree with their results. A genuine smile lights up the whole face and draws people closer. It emanates self-assurance, warmth and authenticity. It inspires trust and confidence.

In these uncertain, economic times, it is difficult to shield yourself from the epidemic of negativity that seems to come from everywhere. There is no vaccine to protect you from this disease; however, you can choose to remain optimistic and positive…even when those around you are not. Your smile is the most powerful anti-venom against the poison of negativity.

Give a smile to someone today who has lost theirs.

It costs you nothing, but its value is immeasurable.

The 'Magic Formula' for Finding the JUST RIGHT PRICE...

Today, I had to tell a seller that I did not wish to list his home. More accurately, I CHOSE to tell a seller that I did not wish to list his home...but it was NOT an easy decision.

Since beginning my real estate career in 2003, I have sold more than my fair share of 'challenging' listings. In fact, my 'trophy case' is quite full of successful sales that I call my 'repeat offender' and 'fat-chance' listings.

'Repeat offenders' are those properties that have been listed by at least one other agent previously, without success.

'Fat-chance' listings are properties that are either so unique that the buyer pool is reduced to one in 47,243 buyers -OR- so ordinary that they do not stand out from the plethora of available, cookie-cutter homes.

Early in my career, I realized that there was a magnetic force field surrounding me that attracted these types of listings. Being the hungry, new agent in the office...I viewed EVERY listing as an opportunity to gain valuable market exposure and establish myself as the best REALTOR® in my area. With each closed sale, I acquired more self-confidence and more respect from others.

Even more importantly, I learned that there IS a buyer for EVERY home...

IF THE HOME IS PRICED RIGHT!

In other words, there is a 'magic formula' that looks something like this:

SIZE + CONDITION x LOCATION - WEIRD -or- PLAIN JANE FACTOR = JUST RIGHT PRICE

As a professional, experienced REALTOR®...I know and understand the current market conditions. By combining my knowledge with the 'magic formula', I am able to determine the 'right price'...the highest price that the market will bear. YES...you heard me correctly...the HIGHEST PRICE the market will bear.

Today, when I recommended that we list his home for the 'right price'...the seller suggested that we 'try' a much higher price...even though he desperately needs to sell his home quickly. After explaining (again) how I had arrived at the 'right price', he insisted that he wanted to 'try' a higher price. Without hesitation, I thanked him for the opportunity to meet with him and sincerely wished him the best of luck with his sale.

You see...IF I had agreed to list his home for the 'wrong price', in a market with eleven months of available inventory...I would have done both the seller and myself an injustice. I may have even placed him at risk of losing his home to foreclosure. As difficult as it was to tell him that I did not wish to list his home today, it was far easier than knowing that I was setting him up for failure in the future.

"They Done Shot Bobby!!!" (This is a TRUE CRIME STORY with a TWIST)

SINCE today is Saturday...and SINCE Saturday comes at the end of the week...and SINCE I want a good excuse to tell this story...I'm going to USE today being Saturday as my EXCUSE!

::LOOKING AROUND TO SEE IF THAT FLEW...AND MOVING ON::

(Just a few short years ago...) When I was sixteen years old, I had a summer job at Wendy's. (It was a horrible job, but that has nothing to do with this post.) One afternoon...listening to music and daydreaming about what I would do with the rest of my day...I was driving happily along after finishing my shift. I had a white Mazda RX3...standard...that would backfire every now and then when I changed gears quickly. (Keep this in mind, as I continue the story.)

As I was driving along, just about to turn onto the highway, I noticed something (out of the corner of my eye) that didn't seem quite right. I looked closely and saw a young guy standing behind an old man. The old man was mowing his lawn, and the young guy had come up from behind him and was strangling him with a tshirt. It seemed as though the young guy was trying to take the old man's wallet, but he could not get it free from his pocket. In his adrenaline-driven panic, he was choking the old man...close to death.

Without thinking about what I was doing, I whipped the car around and started heading directly for the old man and young thief. The young guy released the old man and bolted down the street...with me hot on his trail. We were inside the city limits...with a stopsign at each corner. Therefore, I had to stop and go a lot...but I kept the punk in my sights.

We had traveled six or seven blocks when I heard many frantic voices screaming..."They done shot Bobby...OH MY LORD...They done shot Bobby!" Just then, I saw the young thief take a dive through the air from the street to a house below street level. As he landed, I saw that the source of the screaming voices was ten or so hysterical people on the porch of the house he dove onto.

Satisfied that I knew where he lived, I turned back around to go check on the old man and call the police. As I drove back up the street, I saw people lined up along the sides of the road...straining to get a better look. They were looking at ME! Then, I saw five police cars in front of the old man's house. "GOOD"...I thought..."NOW they can go get the bad guy!"

Still pumped up from the chase, I parked and jumped out of my car...heading toward the police and yelling, "Let's go get him. I know where he lives." They were standing in the old man's front yard...in a circle...and they were NOT moving. They were also staring at me. "Come on...I KNOW where he lives!!!"...I screamed. ::WHY AREN'T THEY DOING ANYTHING?:: Two officers began to walk in my direction. They looked at me...then looked at my car...then looked back at me. By this point, I was really frustrated that they were not reacting..."Sir...PLEASE...come with me. I can show you where he lives."

At that moment...I had that same (icky) feeling that you get when you are called to the principal's office but you don't know what you did wrong. ::HEY GUYS! DON'T YOU KNOW THAT I'M THE HERO HERE?:: One officer spoke up, "Maam...is that your car?" ::DUH...DIDN'T I JUST DRIVE UP IN IT?:: "Yes, sir, that is my car." Then he said, "We have received many reports from the neighbors...of a white lady in a white Toyota...chasing a barefooted black man down the street...shooting at him. What can you tell us about that?" ::OOOOOOMMMMMMMGGGGOSSSHHHHH...THEY THINK I'M THE BAD GUY!::

Trying NOT to laugh...cuz no one else was laughing...I said, "Sir...as you can see, I don't have a Toyota. It is a Mazda. AND...I was NOT shooting at anyone! My car backfires when I change gears too quickly. That is probably what people heard. NOW...can we please go get the BAD GUY???"

Still a bit puzzled by what had occurred, the two officers escorted me to their car and asked me to show them where the perpetrator (I really wanted to use that word!) lived. When we arrived at the home, the officers lined up ALL of the young men who were in the house...ALL eight of them...and asked me to pick out the guy I had seen strangling the old man. Of course, he was not there. In the time it had taken for the officers to realize that I was NOT the bad guy, the real bad guy had gotten away. As far as I know, they never found him.

Through the years, I've thought about this particular day many times and tried to imagine what the scene must have looked like through the eyes of EVERYONE ELSE. From my perspective, it was sooooooooooooo utterly clear...it was absolutely cut and dry. There was a victim and a predator...a good guy and a bad guy. (AND ME...the HERO!) And...YET...from their (the police officers' and witnesses') perspective...from where they were standing...it was not so clear. In fact, they got the facts turned completely upside down and inside out.

That thought led me to this question: How often do we (humans) see something or somene and make a judgement...without realizing that our glasses are fogged up...that our view is distorted...that our perspective is JUST PLAIN WRONG? How many times do we walk away believing what we have 'seen with our own eyes' when we've really not 'seen' anything at all? HOW DO WE DISTINGUISH TRUTH FROM DECEPTION...ESPECIALLY WHEN THE DECEIVER IS...OUR OWN SELF?

IF we trust God...REALLY trust Him...TRUST Him with ALL of our hearts...He will reveal truth to us. He will allow us to 'see' more clearly and understand more fully. Our perspective will allign with His perspective...and He will bring our vision into focus. What once was cloudy will become clear...what was once confusing will become simple...what once was gray will become spectacularly colorful.

I bet you thought that it must be
WAY TOO COMPLICATED for YOU to do?

Well...I promise you that it is much easier than you think. It does take a little time, but the end result is so worth the effort.

Yesterday, I posted: A New Year Video Greeting for ALL OF MY FRIENDS!! In my post, I included a photo slideshow (with custom music) that has over 200 photos. Take a quick peek at it now...and then come right back so I can show you...step-by-step...how I did it.

Step 1: Go to SLIDE.COM and create your FREE account.

(Click anywhere on the photo to go to SLIDE.COM.)

Step 2: From the menu bar, click on 'CREATE a SLIDESHOW' to get started.

I then prefer to upload all of my photos before I select my custom slideshow features. You can upload up to 50 images at one time. Once you have uploaded all of your desired images, proceed to Step 3.

Step 3: Give your slideshow a distinct 'flavor' by either by using one of the preset designs or the available customization tools.

Either way, you will be able to 'try on' different looks until you find the one that suits you just right.

Step 4: SAVE and SHARE your slideshow!

When you click on the green 'SAVE' button...you will see a screen that allows you to name your slideshow and 'tag' friends (if you wish to do so). After you fill in the blanks, you will click on the green 'SAVE Slideshow' button again. When you do, you will see the following screen.

(One important trick I learned from 'playing' around is that it is best to choose the very last option 'Can't find what you're looking for? Try here.' The other codes do not translate well to ActiveRain.)

Now...go to Step 5 and complete before returning to this screen for the code.

Step 5: Create your blog post and insert your COOL PHOTO SLIDESHOW!

This is the best step because you can now show off your creation. Go to your blog and create your new blog post. Once you have your post complete...text and photos...you will be ready to insert your slideshow. Save your post to 'DRAFT'.

This next part may be a little tricky for those of you who have never done it before. Just follow me, and you'll be amazed at how easy it truly is.

Click on the 'EDIT' button and then click on the 'HTML' tab to switch to the 'HTML' view. When you click the 'HTML' tab, a box will pop up asking if you really want to perform that task. Click 'OK'.

Once you have switched to the 'HTML' view, you will see a lot of code. Before you can proceed, you need to go back to Step 4 and retrieve your html code from the last screen. Now...you can copy the code into your post...in any location you choose. Be sure to save the post to 'DRAFT' again so that you can check your work.

If you like what you see, post it. If you don't...try again until you find the best position for your slideshow. As long as you remember where your slideshow code begins and ends, you can move it around without any problems or changes to your original post.

My Christmas Eve Miracle

Ever since I was a small child, I've had an acute fear of fire. My fear was so intense, in fact, that it was constantly on the forefront of my mind and followed me into my adulthood. Three years ago...on Christmas Eve...my greatest fear became reality. On that day, God gave me one of the most precious gifts I've ever received. Today...I offer this story of God's love and faithfulness as my gift to you.

On Christmas Eve 2005, I jumped out of bed extra early and hit the floor running. I had a mile long list titled, ‘Things I MUST do TODAY or ELSE!!!' The ‘ELSE' part was not an option...as I was hosting a Christmas celebration at my home that evening. I could not afford to waste even one minute...and I did not.

In case you are wondering, I did have a second list...‘ HONEY-DO THIS or ELSE!!!' ‘Honey' was up and running also...all the way out the door to finish some shopping. The morning was off to a great start...everything right on schedule.

Passing my sister-in-law's bedroom, I noticed that a stack of cardboard boxes was sitting outside her door. She had promised to take them to the recycling bin days earlier, and I became irritated when I saw them still there. In a release of anger, I began crushing the boxes...loudly enough that she would hear me...and she did. Then, I placed the boxes out on the back deck...reasoning that I would take them to the recycling bin after I was showered and dressed...the next thing on my list.

Hurrying back up the stairs and into my bedroom, I smiled as I thought..."I bet she'll take those boxes to the recycling bin now!" I paused for a moment and listened...she was indeed running down the stairs. ::MISSION ACCOMPLISHED:: I headed to the bathroom and jumped into the shower...still smiling.

Turning on the water, I had an argument with myself about whether or not I should ‘waste' time cleaning the master bathroom...as our guests would most likely use the downstairs' bath. I decided that a quick touch-up was in order and should be completed before my shower. As I began cleaning, I looked at the window and thought "I should open that window and let some fresh air inside. Besides...it is an unusually warm day." Immediately, I remembered that the window was painted shut...that I had not been successful in opening it the previous time I had attempted to do so.

Having almost given up the idea of opening the window, I had one last thought..."I'm a strong woman. I can open that window if I try hard enough." I walked over to the window anticipating a challenge...but to my surprise...the window flew open effortlessly. Pleased with myself, I lingered at the window to enjoy the warmth and sunshine. That is when I smelled it and thought..."but it is too warm for the fireplace...something is not right!"

Grasped by fear and panic, I ran furiously down the stairs and outside...the smell of smoke intensifying with every step. As I rounded the corner, my deepest fears became reality. The whole side of my house was on fire...the natural gas meter and lines enveloped in flames. Instinctually, I ran back inside my house...screaming frantically for my family to wake up and get out. I also had the presence of mind to turn the furnace off as I passed by the thermostat.

Even in her deep sleep...when my daughter heard my screams...she knew that something was desperately wrong. She grabbed her cell phone as she ran outside...calling 911. At that moment, I realized that my sister-in-law was still in her room...probably listening to headphones and unable to hear my screams. I pounded on her locked door, screaming for her to get outside. When she opened her door, I grabbed her and forced her down the stairs and outside.

By that time, the flames had completely engulfed one side of our home and were spreading across the dry lawn.Wearing my nightgown and flip flops...I began stomping out the fire...praying to God and waiting for the firemen to arrive. Just then, I heard men yelling and looked up to see three of our neighbors running toward our home...one of them carrying a water hose over his shoulder. Working together, we managed to put out most of the flames before the firemen arrived...saving our home from total ruin.

When the crisis was over, the fire chief pulled me to the side and said... "Do you have any idea how blessed you are? Not only did you almost lose your home today...you almost lost your life." He then showed me the source of the fire...a cigarette dropped in the grass. I turned and looked at my sister-in-law...knowing that she was the only one in our home who smoked.

After I explained to him how I had been in the shower and got back out to clean the bathroom...he said these unforgettable words, "Had you NOT gotten out of that shower when you did...your home would have exploded...killing everyone inside." I looked over at my children...standing in the front yard in their pajamas...and began weeping.

On Christmas Eve 2005...God gave me a precious gift...He gave me my children...AGAIN.

All of the photographs in this post were taken at the 2008 Thanksgiving Dinner at The Helping Hand Mission in Raleigh, NC. It was an amazing day that I will NEVER forget.

The little guy pictured at the right was a so sweet. He was shy, but he agreed to pose for a picture for me.

The photograph below was taken across the street from The Helping Hand Mission. There was already a large crowd of volunteers and homeless people assembled for a wonderful Thanksgiving meal and clothing giveaway.

The following photo is part of the Thanksgiving Day volunteer staff with Ms. Sylvia Wiggens...the founder of The Helping Hand Mission. As you can see from all of our smiles...it is a lot of fun to serve others! Not pictured is my dear friend, Carol Smith, who also participated.

The smiling gentleman pictured below served hundreds of plates of home-cooked food...each one with a smile.

There was a line of people waiting for their turn to sit and enjoy a hot Thanksgiving feast. This little guy smiled REALLY big when I gave him the bag of m&m's...but I did not get my camera in time. Isn't he adorable?

This is one of my favorite photos of the day...my youngest daughter, Deren, with a new, little friend.

This last photo shows my girls with Ms. Sylvia Wiggens and some of the children who attended the Thanksgiving dinner at The Helping Hand Mission.

Are you PLANNING for 2009 to be the WORST or BEST YEAR of YOUR CAREER?

Today was a typical day for me...BUSY. However, late in the afternoon...while waiting for a client to arrive at my listing...I had a half hour of unexpected and uninterrupted 'thinking' time.

As I have done much lately, I seized the opportunity to work on my 2009 business plan...a plan that realistically addresses the 'challenges' of our current real estate market. Mentally projecting six months into the future and attempting to predict the 'temperature' of the market, I had one of those 'ah hah' moments that caused me to stop in my tracks. I'll get back to that a little later in the post.

By nature, I am a planner...a control-freak, according to some people. True to form, I began my real estate career with a clearly defined purpose, plan and goal. In addition to being a planner, I'm also very passionate and hardworking. My husband says I'm the most stubborn person he has ever met. I think 'passionate' and 'hardworking' have a more pleasant ring, but I cannot argue with 'stubborn'...being the realist I am.

Within six months of earning my real estate license, I was the top producing agent in my office. After only two years in the business, I opened my own brokerage. I could continue to list all of my career achievements, but that is not the purpose of this post. What I will share with you is that...although I did not always follow the 'plan' step-by-step...I always had a plan...a written plan. Furthermore, I have almost always exceeded my own expectations and goals set forth in the plan.

Even now...in this turbulent market...I am busy. I'm certainly not closing as many transactions as I did two years ago, but I'm still in business to do business. The plan has changed with the market, but I'm still making and following a plan.

Earlier in this post, I promised to share my 'ah hah' moment.
Here goes...

When I began my career, I did not ask anyone what I should expect to accomplish in my first year. If I had done so, I may have learned that only one in ten new agents are still in business after their first year. I may have discovered that it takes the 'average' agent five years to reach the sales level that I achieved in my first six months. What if I had listened to my first broker-in-charge who told me that I would NEVER be successful if I "gave so much (of myself) away" to my clients?

According to the news media, we have not yet seen the worst of the housing crisis. Just today, in a meeting at the Durham Association of REALTORS®, I learned that they are expecting the greatest decrease in membership for 2009 than any previous year. All of the 'experts' seem to agree that 2009 will be a really bad year to be a REALTOR®. Pondering all of this bad news, it 'hit' me...IF I did not bother to consult the market analysts and news reporters before planning to succeed my first year in business, WHY SHOULD I CONSULT THEM NOW?

Statistically, I was pre-destined to fail...but I did not fail.
In fact, I achieved record-breaking success!

So...I will continue working on my business plan for 2009. ..a plan for success. I will set realistic and achievable goals, but they will not be based on the experts' predictions of gloom and doom. Nope. Neither will they be driven by fear of failure. In contrast, they will be based on my personal desire and commitment to make 2009 one of the best years of my career.

ActiveRain adopted a family for Christmas this year. We want to see if you will help us give them the best Christmas ever.

We actually adopted a little girl and her family through the Seattle Children's Hospital. Zorra is the little girl and she lives with her five siblings and their mom. The family is facing significant financial stressors, like many families across our country, that will prevent them from obtaining needed items during the holidays. Beyond the items they need, we also want to raise the spirits of five children in our community who will not have a Christmas if not for the helping hands of our great network.

Zorra's mother described how the family has lived in battered women's shelters and has faced homelessness on several occasions after she and Zorra's father separated. The mom and her six kids, ages 7-17, have been exposed to domestic violence in their home. While the family now has a stable home, the financial stressors are such that having enough food in the house is a challenge. Mom isn't able to work because several of her children are high needs, medically complex kids requiring a high level of supervision and frequent medical appointments. Mom does everything she can to make ends meet for this family. She feeds her kids each month with donations from the food bank and she was hoping that the family would be eligible for a holiday program otherwise her kids won't be able to open presents on Christmas.

The thought that there are kids, not just these six but many, who won't have presents on Christmas is heartbreaking. Here's why this hits so close to home for me.......

I grew up in a single parent home. My parents got divorced when I was 8. My dad used to beat up my mom. One day my mom decided enough was enough and loaded all of us up and never looked back. I have three younger brothers. My mom worked her butt off to provide for us when we were growing up. I can't remember one time looking back where I felt like I didn't have everything I needed. There may have been times I wanted something and didn't get it, but my mom made sure we got everything we needed.

So Zorra and I have something in common. I was raised by a single mom and I was exposed to domestic violence. But by the grace of God our family had our health. Let's give this family something to look forward to on Christmas.

They need everyday things that many of us take for granted. Paper Towels, laundry soap (can you image how much laundry 6 kids produce?), shampoo, bars of soap, pillows. I'd venture that very few people reading think twice about any of these things. The kids need things like underwear, socks, shoes, pajamas, rain coats. We would really like to get them a few things beyond this as well so that when they wake up Christmas morning they can experience some of the same joy that my son and your son's and daughter's get to experience on Christmas Morning.

Otro Cierre MILAGROSO!

Ayer… a la 1pm…asistí a otro CIERRE MILAGROSO!!! Si tú crees que estoy siendo un poco dramática, te aseguro que no. (Lee lo siguiente… y tu opinión será diferente.)

Mi cliente (La llamare 'Tania') me fue referida por otro cliente dos años atrás. Al conocerla, sabía que sería un reto encontrar una casa que le encantara… y que al mismo tiempo estuviera dentro de sus posibilidades. POR FORTUNA… ME GUSTAN LOS RETOS!!!

Obtener la aprobación del banco para 'Tania' no era el problema. Ella tiene un buen crédito, y pudimos encontrar un programa para primeros compradores con un interés bajo y fijo. El problema era que ella solo fue aprobada por $95,000. En este mercado es casi imposible encontrar una casa decente, en una buena área, por este precio.

Inmediatamente que 'Tania' estaba aprobada, comenzamos nuestra búsqueda por su nuevo hogar. Rápidamente nos dimos cuenta que teníamos que considerar la idea de una town home; sin embargo, ella deseaba una casa. Dentro de algunas semanas, encontramos la mejor town home en el mercado… en su rango de precio e hicimos una oferta. Estábamos bajo contrato y en camino a cerrar. Y dije… “bueno… no fue tan difícil después de todo!” (SIGUE LEYENDO…)

Durante la inspección, descubrimos que el vendedor había, deliberadamente escondido algunos problemas mayores en la casa, con un poco de 'maquillaje'. El inspector pudo encontrar lo que no pudimos detectar con nuestros ojos. El vendedor, al ver que había sido descubierto en su mentira… tomo una posición defensiva y se rehusó a realizar cualquier reparación en la casa. El contrato sufrió una muerte solitaria y lenta.

De regreso en el camino… y MAS DETERMINADA que nunca…vimos casa por casa. En los siguientes seis meses, vimos alrededor de 100 casas. Ninguna de ellas era la escogida, así que seguimos buscando. Entonces, “Tania” decidió que tal vez necesitaba algún tiempo para pagar algunas de sus deudas y poder calificar por mas. Me pareció una buena idea y acepté.

(Adelantando un poco) 'Tania' hizo exactamente lo que ella había planeado hacer, y pudimos obtener un rango de precio de hasta $125,000. Fabuloso!!! Empezamos felizmente la cazeria de casas con un vigor renovado y determinación. Vimos todas las casas en el mercado, en su rango de precio, pero ninguna era la apropiada. Inclusive encontramos una casa hermosa en la cual hicimos una oferta. Desafortunadamente otros nueve compradores habían encontrado la misma casa! Asi que seguimos buscando.

Tres meses atrás, finalmente encontramos la casa de sus sueños e inmediatamente corrimos a hacer una oferta. Durante los meses que estuvimos buscando casas, descubrimos un increíble programa de ayuda que le daría a 'Tania' $20,000 dólares adicionales. La casa de sus sueños tenía un precio de $149,000, pero ofrecimos 143,500. Nuestra oferta fue aceptada, y acordamos cerrar en Septiembre 29. (SIIIII!!! BRAVO!!!)

Esta vez la inspección fue genial, y estábamos listos para cerrar! Cuatro días antes del cierre, recibí una llamada del prestamista… ALGO ESTABA MAL! Sin embargo ella me aseguro que no había nada de que preocuparse y que ella lo podía arreglar, pero tendríamos que retrasar el cierre un par de días. NO HAY PROBLEMA!!! Hey… hemos esperado por dos años… que es un par de días?

Dos días después, recibí otra llamada… EL PRESTAMO, MISTERIOSAMENTE HABIA SIDO NEGADO! Por si no fuera poco, los $20,000 extra, no existían más. Los fondos se habían agotado. ESTABAMOS ATONITAS!

Aun determinada en obtener para 'Tania' la casa de sus sueños, puse mis esfuerzos en encontrar otro préstamo para ella. Sabía que tenía que actuar rápido, ya que el tiempo estaba en nuestra contra. El vendedor ya se había movido fuera de su casa, pero planeaba moverse de regreso en una semana. El banco que había negado el préstamo decía que no había posibilidades de que obtuviéramos una excepción. Llame a cada prestamista conocido, pero sin el dinero extra, ella no podía calificar por $143,500. Al parecer no había ninguna manera (humanamente) de realizar este cierre.

Esa tarde… sentada frente a mi computadora… estaba frustrada y cansada. Mis opciones se habían agotado, pero no podía aceptar un “NO” como respuesta. Sentada ahí… desconcertada, comencé a orar… “Padre, he hecho todo lo que sé hacer. Lo único que me resta hacer, es poner 'Tania' en TUS manos. Dame sabiduría y guíame. Muestrame como debo manejar esta situación."

Casi inmediatamente después de orar, se me vino este pensamiento… “El vendedor ya se salió de la casa. A él no le gustaría regresar a la casa. El ha vivido ahí por mucho tiempo… y debe tener algo de liquidez. Sería mejor para el trabajar con nosotros, que regresarse y poner la casa de regreso en el mercado. SI… renegociemos!!!”… Inmediatamente llame a 'Tania' y le presente mi plan. Ella acepto, también hice una llamada al agente vendedor… preguntando que el vendedor redujera su precio de $143,500 a $134,000… la cantidad máxima por la que 'Tania' calificaba.

Compartí mi (convincente) argumento con el agente vendedor, el cual me escuchaba en silencio total. “Sería mejor para el vendedor reducir su precio en vez de perder dinero al moverse de regreso en la casa”. El accedió en discutirlo con su cliente y comunicarse conmigo lo más pronto posible. Al siguiente día… recibí un llamada… el vendedor había aceptado nuestra oferta!!!

Al estar sentados en el cierre… estábamos asombradas de lo que Dios había hecho. Este verso se me vino a la mente… “Estad quietos, y conoced que yo soy Dios” (Salmos 46:10)
