buying and selling real estate in north carolina: What’s your ‘WHY’??? - 11/08/08 08:34 AM
I originally wrote this post over a year ago…but I believe it is even more applicable to the lives of real estate professionals today than ever before. As you begin to prepare your business plan for 2009…perhaps you should stop for a moment and consider your ‘WHY’.

WHO...WHAT...WHEN...WHERE...HOW??? Remember learning that in school? Our teachers taught us that every story needs to answer these five questions. But...wait...where's the 'WHY'??? I mean...isn't that what we really want to know?

By nature...by divine design...we humans are curious creatures. Unless we know the 'why', we care little about the 'who', 'what', 'when', … (23 comments)

buying and selling real estate in north carolina: Rule #6 (of Elizabeth's R.E. Rule Book) *** When you add photos to your NEW listing in the MLS…PLEASE make sure that they were taken WITHIN THE LAST DECADE! *** - 10/01/08 12:18 PM

Some years ago, I was working with a buyer who wanted an older, brick home...something that was structurally sound but cosmetically challenged. I had no trouble finding 10 or 12 options in his designated area and price range.

Determined to see ALL of the homes in one day, we began our journey with a certain vigor. The first two homes were okay...but my buyer wanted a big backyard...which neither had. The third home was tenant-occupied and appeared to have severe water damage to the foundation sill. Moving on to the fourth home, my client was really … (83 comments)

buying and selling real estate in north carolina: How to have a HEALTHY HOME in a TOXIC WORLD -- (( Mr. Clean's DIRTY SECRET! )) - 09/23/08 08:39 PM

Thanks to a very effective ad campaign, there are few Americans who would not immediately recognize this gentleman...Mr. Clean. Personally, I think he looks more like a bouncer than a cleaning guy...but that is just my opinion.
Dressed in all white, his broad shoulders and confident smile say..."TRUST ME. I'll make sure your home is fresh and clean!" However, behind the smile...Mr. Clean is hiding a dirty, little secret.

How safe are the products you use to clean your home?
Do you know?

1.  Many common household cleaning products are ACTUALLY classified as hazardous waste!
2.  Household cleaners, pesticides (including flea … (29 comments)

Dear Mr. and Mrs. FSBO:

Even as I write this letter, I realize that there is a very good chance that it will be discarded...along with ALL of the other mail/solicitations you have received from real estate agents. Still, I am most hopeful that...when you recognize my name on the envelope...your curiosity will prevail and prompt you to read my little letter.
Although it has been a while since I showed your home, the … (42 comments)

buying and selling real estate in north carolina: OH...I didn't know THAT about CARY, NC!?! A little HISTORY LESSON (Carpenter, NC and Carpenter Village) - 09/15/08 05:05 PM
Just last week, Miliken Institute released the results of a study naming Raleigh-Cary, NC the second 'Best Performing City' in the United States. Employment opportunity and sustainability were the primary factors for their determination of ranking. The chart below shows the top twenty-five cities in the U.S.A.

Of course, to those of us who live in the Cary, NC area...Miliken's report came as no surprise. buying and selling real estate in north carolina: First Impressions…YOU ONLY GET ONE CHANCE…Getting your home ready for its first date!!! - 12/07/07 01:45 PM
In the past five years, I've shown about 10,000 homes to hundreds and hundreds of prospective buyers. What I have learned from my experience is that the first impression is often the last impression.
Think about it...the average buyer is looking at 5-10 homes in a day. By the third or fourth home, they are tired...overwhelmed...and impatient. IF it is raining or hot or they are dragging little children in and out of the car, they may not even hold out till house # 3 before they begin to ask "How many more homes do we have left to see?" … (19 comments)

buying and selling real estate in north carolina: Oh MyMy! I Got Tagged for a Book MeMe…New Friends and Old Friends Come Together - 12/01/07 07:51 PM
(Soft music playing...lights low...flickering candles dancing on the walls...)
::IN A LOW AND SOOTHING VOICE:: Sitting in my library...surrounded by so many old friends...
Oh Hi...I didn't see you there. ::BLUSHING:: You thought...when I said ‘surrounded by old friends' I was talking about you? Well...umm...no. YOU are my new friends! Come on in...get comfortable...I'm so glad you are here. I want to introduce you (my new friends) to my old friends (my favorite books).

Books have always been an important part of my life; however, I truly fell in love with books in third grade. On the first day of … (21 comments)

buying and selling real estate in north carolina: JUST ENOUGH (Spanish) to be Dangerous! - 11/28/07 02:39 PM
In 2003, I met face-to-face with the owners and brokers-in-charge of five major (nationally branded) real estate companies in the Raleigh/Durham area of North Carolina. I had a single goal...to educate these company leaders to the tremendous need for a dedicated Latin Division to serve the real estate needs of the rapidly expanding Hispanic population of North Carolina. Four, of the five, flatly rejected my proposal...stating that ‘Hispanics cannot buy homes. The Hispanic segment of the population is NOT a viable market." The owner of the fifth company (Century 21) said this, "Elizabeth...I have no idea if what you are telling … (24 comments)
