15 year Loans are popular again - According to the Wall street Journal, the percent of home loans that are 15 year fixed rate mortgages is on the rise.
Between January and June, 26% of homeowners who refinanced chose a 15-year fixed-rate mortgage, according to data from CoreLogic, a provider of financial, property and consumer information. During all of 2009, 18.5% of borrowers who refinanced opted for a 15-year term.
WHy the change? Historically low interest rates for fixed-rate mortgages.
The average rate on a 15-year fixed-rate mortgage was 3.86% for the week ending Aug. 26, according to Freddie Mac's weekly survey … (7 comments)

I live in a small, 100 year-old Craftsman cottage in Columbia Tennessee. I like old stuff. I just don't believe that quality ever gets old, so I'm going to pos pictures of old stuff that I think is cool. Houses, cars, motorcycles, furniture, and anything else that someone probably thought was worthless at some time.

Franklin Breezeway School Passes Vote - 08/25/10 10:07 AM
Franklin approved a rezoning of 29 acres in the Breezeway subdivision from residential to civic institutional for construction of a new elementary school.  The Board of Mayor and Aldermen also agreed to plans for paying for needed infrastructure improvements, such and road improvements, to which Williamson County Schools have agreed to pay $1 million toward as long as Franklin officials spend that money within the first two years of the bond issuance.

 Franklin, is proud of their school system, and they should be. Based of the TCAP scores publish by the Tennessee department of education, all of these schools rank above the state average, and considerably higher than it's neighbor to the north, Davidson county schools. I pass this church on my morning walk. It still has a thriving congregation and lets the local boy scouts meet in the church hall. It is a wonderful part of Brentwood history and an integral part of the local community. It is a fine example of the rich history of the Brentwood, TN area. Franklin home trends are somewhat of a mystery to people new to the area. A very nice couple stopped by my open house yesterday, and during the discussion, I realized that they had no idea what the local market was like, or how to find what they really wanted. Of course the didn't have a buyer agent, and for someone trying to relocate, that's a major mistake. Good for me, but still surprising.

Franklin  school rankings - as a realtor, I get this question a lot by parent who want to move their children into the best school they can find or afford, I have been consistent with my answer, and here it is. First thing is to start at the top and work your way down. Most parents focus on the elementary schools, but I think that's the wrong approach. Nashville Home Sales for July - 08/12/10 03:17 PM
Sales of Nashville homes decreased 21 percent in July for the first time this year. It was totally expected due to the first time home buyer tax credit and move up tax credits expiring in June. For the year, Nashville home sales are up 11.5 percent, and should now go back to a more balanced market.
Nashville home prices continued to rise with the median price of homes up 5.7 percent over last year at $181,000 compared to $171,100.
