Belle Meade homes are some of the most spectacular luxury properties in the Nashville, and it's where I start looking with my more affluent clients. The cost of luxury homes is Belle Meade is high, but the community and convenience are worth it to some people.

Cool Springs has developed it's own identity for some people, where most people think of Franklin as historic and a classical small town built around a square. Cool Springs is more modern and all about convenience with the mall and dining condos and planned communities. Cool Springs and Franklin give you plenty of choices for your lifestyle.

Franklin homes sales for December one again were showing a surprising trend of rising prices. Franklin homes sold in December of 2010 averages $451,840 but in December of 2009 Franklin homes only averaged $403,432, and increase in price of 12 percent.
This indicates that the trend to smaller homes has changed, and statistics shows that the average size of Franklin homes sold in December of 2010 was 3274 square ft and in 2009 it was 3145 square ft, a difference of 4 percent. Westhaven has become the neighborhood of choice for California relocations, and I can understand why they enjoy it so much. The activities for children and adults makes Westhaven seem more like a resort than a neighborhood.

Home sales in Westhaven for the month of December were impressive again. December is usually a slow month for real estate sales, but for Westhaven homes sales were awesome with 14 closings. The average price for homes sold in Westhaven was $417,471, and the average days on market was only 48 days.

Belle Meade has always been known for Luxury real estate since the beginning of Nashville. The Belle Meade plantation where these beautiful estates now sit, was once a famous horse ranch know for champion race horses. Belle Meade is where a lot of the corporate executives now live due to the 10 minute drive to downtown Nashville.

Nashville Home Sales for November - 01/02/11 10:27 AM
Nashville Home prices have been very stable for a long time, and most of the people relocating here from really depressed areas are having a hard time adjusting to the fact that better homes are selling fast at fairly firm prices. Homes are still affordable, most are not going to be had at firesale prices. The Nashville real estate market is is fairly attractive.
