Nashville Luxury Homes for sale and May 2013 market report - 21 Nashville luxury homes sold during the month of April, a considerable increase over the 15 closings for March, but still less than the 25 we had last year in April. The average price of Nashville luxury homes is increasing, but not at a rapid pace with the average price of homes sold in April at $1,434,255 compared to $1,408,125 last year, and the average size of Nashville luxury homes sold was just slightly down from 6,755 square feet last year to 6629 square feet this year. The average price per square feet is up from $208 last year to $216 this year. Analysis of the details shows that the reason the prices prices appear to be stable when they may not be, is that fewer luxury homes sold in the Belle Meade/Green Hills area this year in the price range I'm using for this report of over $990,000. The average price of homes sold in this area are approximately 20% higher in price on average at $1,580,000 compared to $1,327,669 in Brentwood and Franklin. Broken down by square feet it's even more glaring with the Williamson county homes in Brentwood and Franklin comes costing $189 per square feet and the Davidson county homes in Green hills and Belle Meade costing $271 per square feet.

Now is Not The Best Time To Buy A Franklin Home

Now is Not The Best Time to Buy a Franklin TN Home - at least that's what I told one of my clients. He was a little surprised to hear that answer, but he also knows to expect a detailed explanation to go with it.

In my opinion, the best time to by a Franklin Tn home would have been 12 months ago, because prices have continued to rise, and interest rates were already low.

If you don't look back, and you only look forward, then the answer is yes you buy a Franklin Tn home as quickly as possible. Interest rates can't really get much better than this, and the inventory level of homes has been shrinking for 4 years. Now we have a sellers market and a lot of the better homes in Franklin have multiple offers the first day THe list price to sales price ratio is around 99%. We are also expecting a shortage of building lots soon, and that will surely drive up the price of new homes.

Don't miss the opportunity that you currently have, because even though it was better last year, it's still a great time to buy a Franklin home IMHO.

The Franklin Tn real estate market continues it's hot streak! Buyers looking for a deal in Franklin Tn real estate need to adjust to current trends, because right now, most of the better homes are getting multiple offer in the first few days. and low-ball offers don't even get a response. In some cases, the winning bid is above list price with no contingencies. With prices going up, these will all look like great deals before the year is over. Welcome to the Franklin Tn real estate market for spring of 2013.

In some cases, Franklin Tn houses are sold without ever listing it on the Nashville MLS . I have sellers who don't want the inconvenience of having to vacate their homes for most of the weekends, and I have buyers who are really appreciative just to be able to buy a house in a particular neighborhood. I put them together and it becomes a sale that both parties get what they wanted.

Every builder I've talked to has raised prices at least once this year already, and some have done it several times. I don't see this trend changing, because building materials and lots have both become very expensive. We are running extremely low on building lots around Franklin, and I know that this will also cause prices to increase. Lipscomb elementary has that reputation.

Brentwood high school cannot be overrated, the school has had the highest average college entrance exam scores in the state every year that it's been recorded. I always say that if test scores aren't important, then why do we make our children take them. This is a test score for how much we care as parents. Do we pay the extra money to buy homes in great school zones, or just leave it up to chance.

Brentwood Tn Homes have really made a strong recovery this past year, and now it looks like the luxury homes market is as hot as ever. The Governors club is the poster child for Nashville luxury homes. With gated entrances and security guards, no wonder celebrities like to live here. It's nice to have an Arnold Palmer designed golf course also.

The Governors club with 37 closings for the year. The average home sold in the Governors club was $984,087 and the average size was 6,220 square ft. The governors club is a gated golf course community with estate homes from $700,000 to over $6,000,000. It is the top Brentwood neighborhood for 2012

Courtside at Southern woods with 34 closings - affordable home on the east side of Brentwood with great schools.

Fountainbrooke with 32 closings. Fountainbrooke is a neighborhood of mostly custom homes ranging in price from $400,000 to over $700,000.

Brookfield with 26 closings. Brookfield is a Beazer community with homes ranging in rice form $400,000 to over $600,000.

Windstone with 24 closings - Windstone is a Southern Land development on Murray lane built on land previously known as the Eddie Arnold ranch.

Taramore with 22 closings. Taramore is a John Wieland community with new homes priced from $489,900 to $700,000.

Franklin Tn Homes sales were up 40% percent in November of 2012 compared to November of last year. The median price of homes in Frankin had a slight increase from $346,750 to $355,495 and the days on market is down to 69 days. With only 691 Franklin Tn Homes currently listed in the MLS, the absorption rate based on November sales is down to 4.9 months. With 212 pending sales, I expect December to be another busy month.

The prices of homes continuing to climb with the average price of homes sold being $235,771 compared to $224,936 last year. With only 217 active listings in Spring Hill, the absorption rate is less than 4 months, a sure sign that prices will continue to increase.

You get great Williamson county schools, low taxes, and a small town atmosphere just 15 minutes south of Franklin and Cool Springs.
