The average price of Nashville luxury homes is increasing, but not at a rapid pace with the average price of homes sold in April at $1,434,255 compared to $1,408,125 last year, and the average size of Nashville luxury homes sold was just slightly down from 6,755 square feet last year to 6629 square feet this year. The average price per square feet is up from $208 last year to $216 this year. Analysis of the details shows that the reason the prices prices appear to be stable when they may not be, is that fewer luxury homes sold in the Belle Meade/Green Hills area this year in the price range I'm using for this report of over $990,000. The average price of homes sold in this area are approximately 20% higher in price on average at $1,580,000 compared to $1,327,669 in Brentwood and Franklin. Broken down by square feet it's even more glaring with the Williamson county homes in Brentwood and Franklin comes costing $189 per square feet and the Davidson county homes in Green hills and Belle Meade costing $271 per square feet.&lt;/p&gt;

He was a little surprised to hear that answer, but he also knows to expect a detailed explanation to go with it.&lt;/p&gt;
&lt;p&gt;In my opinion, the best time to by a Franklin Tn home would have been 12 months ago, because prices have continued to rise, and interest rates were already low.&lt;/p&gt;
&lt;p&gt;If you don't look back, and you only look forward, then the answer is yes you buy a Franklin Tn home as quickly as possible. Interest rates can't really get much better than this, and the inventory level of homes has been shrinking for 4 years. Now we have a sellers market and a lot of the better homes in Franklin have multiple offers the first day THe list price to sales price ratio is around 99%. We are also expecting a shortage of building lots soon, and that will surely drive up the price of new homes.&lt;/p&gt;
&lt;p&gt;Don't miss the opportunity that you currently have, because even though it was better last year, it's still a great time to buy a Franklin home IMHO.&lt;/p&gt;
