      <title>Calling your lead... What do you say?</title>
      <description>&lt;p&gt;Hello everybody,&lt;/p&gt;
&lt;p&gt;I'm trying to work on increasing my lead conversion rate and seems like calling a lead as soon as they register for the MLS search, seems to be the best approach.&lt;/p&gt;
&lt;p&gt;I thought it would be a good idea for other agents to share their actual scripts/dialogs when they call that lead.&amp;nbsp; For example, John Smith just signed up to view properties on the website.&amp;nbsp; He provided his name, email and phone number.&amp;nbsp; You just received a notification that you have a new lead.&amp;nbsp; It's time to call.&amp;nbsp; How will your conversation start?&lt;/p&gt;
&lt;p&gt;I think if we all share various scripts, we can all pick out bits and pieces from it and tailor it to our own style and be more successful.&lt;/p&gt;
&lt;p&gt;Don't be shy and share with us.&lt;/p&gt;
&lt;p&gt;This can be a very interesting discussion or dialog sharing.&lt;/p&gt;

      <title>Weird searches on Google</title>
      <description>&lt;p&gt;I was checking my HitTail log of visitors and what kind of searches they're using to find me and I found a really interesting keyphrase that made me think, people can find our sites by some really interesting combination of terms.&lt;/p&gt;&lt;p&gt;&lt;a href="http://www.google.com.ng/search?q=please google can you get me a latest classified car for sale&amp;btnG=Google Search&amp;meta="&gt;Here's the one I had today.&lt;/a&gt;&lt;/p&gt;&lt;p&gt;The search originated in Nigeria and some how, my site appeared in the #10 spot.&lt;/p&gt;&lt;p&gt;Even though the search phrase was not real estate related, this is a pure and perfect example of Long Tail search.&#160; If you embed the right keywords in your page, you maximize your chances of people finding your site.&lt;/p&gt;&lt;p&gt;Anyone has weird searches to share with the rest of us?&lt;/p&gt;&lt;p&gt;Regards.&lt;/p&gt;</description>

      <title>Bucks County Real Estate - trading a house for a boat</title>
      <description>&lt;p&gt;I love real estate.  I especially love searching the Internet for real estate. Since I&#8217;m a licensed real estate agent in Bucks County area, I always look for different ways to generate leads.  My &lt;a href="http://www.ephiladelphiarealestate.com"&gt;Bucks County Real Estate&lt;/a&gt; website, generates plenty of leads, but I always try to find the leads in the most unusual places on the Internet.

&lt;p&gt;One of my most frequented sections on the Internet that I visit is craigslist.org, specifically the &#8220;Housing Wanted&#8221; section.  Some people are transferring to our area and need to buy a house and they don&#8217;t know any real estate agents in Bucks County.  Some people are just looking for a licensed agent to contact them and help them with a home search.  Craigslist.org is a wonderful place for any type of business leads.&lt;/p&gt;

&lt;p&gt;Anyway, today I did my usual search on Craislist.org for any ads in the &#8220;Housing Wanted&#8221; section and found this very interesting ad.  This ad struck me as an incredibly interesting proposition.  Some guy wants to trade his 44ft. boat in LBI for a house in either Bucks County or Montgomery County.  The boat is valued at $250,000.  If the house price is higher than that, he would reimburse the difference with cash.&lt;/p&gt;

&lt;p&gt;&lt;a href="http://philadelphia.craigslist.org/rew/578188572.html"&gt;Take a look at this ad.&lt;/a&gt;&lt;/p&gt;

&lt;p&gt;What if you had this opportunity to trade your house for a life on the boat, would you do it?  How would it change your life?  You can&#8217;t park your car in the garage anymore.  You can&#8217;t BBQ in your yard.  You can&#8217;t grow plants in your garden.  The lifestyle would be different, don&#8217;t you think?  There will be no more grass to cut.  There will be no more driveway resurfacings.  There will be no more termite issues.  The lifestyle would definitely be different.&lt;/p&gt;

&lt;p&gt;Forget about the money, but if you had an opportunity to trade your house for a life on a 44ft. boat, would you take advantage of it.  Whether it&#8217;s near the Jersey shore or anywhere in the world, it doesn&#8217;t matter.&lt;/p&gt;

&lt;p&gt;I just thought it was a very interesting ad and wanted to share it with you and get your opinions and feedback.&lt;/p&gt;

      <title>Real Questions - Real Answers</title>

      <title>You gotta love the technology</title>
      <description>Hello everybody,

I just ran into a really neat piece of technology and was wondering if any of you found it useful.

I had a guy visit my &lt;a href="http://www.ephiladelphiarealestate.com"&gt;Bucks County real estate&lt;/a&gt; web site and he needs to sell his house.  I have a listing appointment with him on Saturday.  I spoke to him for about 30 seconds and all I know about the property is it's address.  Before the appointment, I wanted to see exactly where his house is.  So I went to Google maps and typed in the address.  I got the map and then I decided to click on "Street View" button.  When I clicked on it, a little snow man appeared on the map.  I clicked on the icon and I got the panoramic tour of that intersection.

It was so cool.  I was able to drag the image around and was able to see the actual house that I'm visiting on Saturday.  I saw the front of the house, both sides, the exterior, the driveway, it's proximity to the street and all other properties around that intersection.

Now when I go there on Saturday, I will have a better idea of what to expect and I can prepare better for my listing presentation.

      <title>Today's Real Estate Office</title>
      <description>Hello everybody,

yesterday, I was talking to my broker and he really likes how I run my &lt;a href="http://www.ephiladelphiarealestate.com"&gt;Bucks County Real Estate&lt;/a&gt; website.  He wants to open up another brokerage in the area and he wants me to run it.  Basically, he supplies the money and I supply the Internet presense  Most important, I would be in charge of running and promoting the website.

I don't know anything about running a brokerage, but if it was you, how would you build it?  What staff would you have to have in place?

If you were to open up your own brokerage today and money was no object, how would you run it?  It has to have a major Internet presense.

What would be the ideal brokerage to open up today?
