Utah just passed a bill that would give buyers of new construction in the state $6,000.00. - $6000 Grant for new construction (to qualify, the home must have never been lived in)
- Income guidelines are the same as the federal tax credit program
- Any type of loan can be used to purchase the home, not limited to FHA or Utah Housing
- Applications are to be obtained through Utah Housing, and must be submitted to them once completed
- Once an application has been approved, applicants have 90 days to close on a NEW home
- ALL Homebuyers are eligible for this program, not just first time homebuyers!

Here they are, official stats for Cache County in 08. Looks like anything is moving in under 6 months on average. Logan Utah Real Estate is still in good shape and now is the time to both buy and sell.

With low interest rates I think the winter months will be great, with a lot of homes for sale in Logan, UT selling.
Here we are again, looking at another list in which Logan Utah is among the top in the nation. This time, we are in the top ten predicted for best housing markets in 2009. Is this a surprise? Not really. Logan Utah Real Estate seems to be pretty stable and if the prediction is right, and there will be a 2% increase this year, now is the time to buy. Interest rates are still below 5% and there is plenty of money to lend. If you are one of the few who still has a good job and decent credit, now's the time.
Our brokerage has gone over their numbers for Logan Utah Real Estate in 2008 and figured out where all of the sales had come from for all agents. Can you guess how many of our sales came from news paper ads? The figure looks like an 8 that is missing the bottom half. That is right, 0 home sales for Cornerstone came from news paper ads. Another brokerage shared with us the same stat. They had spent more than 20k last year on news paper ads and didn't see any return from that. What does that mean for sellers? It means that agents would have a better shot selling your home if they spent their news paper ad budget on things that are actually selling homes like internet presense, better signs, color flyers, and working prospective buyers better.
Fortunately for us, we specialize is all of those things. No other brokerage has better internet presense, better looking signs with great color fylers, and because of our internet presense, no other brokerage has more prospective buyers than Cornerstone.
Bottom line if you are selling your home in Cache Valley, forget the news paper. There simply aren't that many people reading it anymore because the news is online and free. The ones who stil are reading it, aren't using it as a source for finding real estate.
