Here is a good post abut why you should not aim to list your property too high, as it may backfire. If you want to sell your Schuylkill County property, be careful. List it RIGHT and don't shoot for the moon. If you list it too high you may end up with even less than if you had priced it right to start.

A while ago I posted a question, asking which tool to use: Postlets.com or Realbird.com? I have used Postlets since 2007, on all of my listings. I signed up fro Realbird a year ago and did nothing with it, as I thought it was pretty much the same sort of tool. Boy, was I wrong! I still post to Postlets. Every day we get buyers who email us or call us looking specifically for Schuylkill County foreclosures or motivated sellers who are in financial trouble. This is not necessarily the best way to purchase a house. Find a house you want and love first, and then deal with it if it is indeed a distressed sale. Don't start by only looking for Schuylkill County distressed home sellers. You're searching backwards if you do!

Last week ActiveRain debuted their new listing tool, to much discussion. I have tried it and see a few glitches:
- I don't like the huge photo requirement on dpi. Many of my old listing photos are in smaller format and I cannot upload them unless I re-take the photo. For new ones, no problem. But older listings will require a re-shoot
- The mapping structure is flawed. Many listings I tried to upload won't activate because of "bad addresses" according to the system. There should be a work around on that. Many addresses are good, but perhaps not in the … (17 comments)

Lately it seems to me that buyer's agents are more and more lax in returning feedback. I know that some of you may have the opinion that it is not you JOB to give feedback to the seller's agent. You cannot add A+B+C and get the perfect list price. It has become more of an art these days. You add A+B+C, look at the competition, what has sold recently, cross your fingers and pray. Here in Pennsylvania, all sellers must provide the buyers with a Seller's Property Disclosure statement. You must tell buyers the truth, what you know about the flaws of the property.
However, when you are the seller and you didn't live in the house (you are the executor of an estate, or a trust situation), there is a box on the final page you can sign stating you know NOTHING about the property. Most agents who list an estate just point to the final page and tell the seller to sign there, because they CAN.

Looking at Schuylkill Haven real estate sales in general, in the residential market, we see the following trends. In the following analysis, the time periods of January 1 through September 1 of 2008, 2009 and 2010 were compared.
We saw a 4% drop in average sale price between 2008 and 2009, but a 14% price drop in the boro, in closed sales, between 2009 and 2010.
