Every day we get buyers who email us or call us looking specifically for Schuylkill County foreclosures or motivated sellers who are in financial trouble. Last week ActiveRain debuted their new listing tool, to much discussion. I have tried it and see a few glitches: - I don't like the huge photo requirement on dpi. Many of my old listing photos are in smaller format and I cannot upload them unless I re-take the photo. For new ones, no problem. But older listings will require a re-shoot - The mapping structure is flawed. Many listings I tried to upload won't activate because of "bad addresses" according to the system. If you are looking to sell your Schuylkill County home, it is crucial that you price it to sell, not sit. Correct pricing these days is not a science. You cannot add A+B+C and get the perfect list price. It has become more of an art these days. You add A+B+C, look at the competition, what has sold recently, cross your fingers and pray. Do a little rain dance, bury St. Joseph (upside down) and then list the home just under what you think it SHOULD sell for. Yes, under. Schuylkill County home prices have not stabilized. Here in Pennsylvania, all sellers must provide the buyers with a Seller's Property Disclosure statement. You must tell buyers the truth, what you know about the flaws of the property. However, when you are the seller and you didn't live in the house (you are the executor of an estate, or a trust situation), there is a box on the final page you can sign stating you know NOTHING about the property. Most agents who list an estate just point to the final page and tell the seller to sign there, because they CAN. But this is not a perfect "out."
