Schuylkill County Commercial Market Trends November 2011 - 11/29/11 07:32 PM
Schuylkill County Commercial Market Trends November 2011

Schuylkill County Commercial Market Trends for November indicate rentals are slowly picking up, although office rentals are still crawling. We have too much office inventory right now, and tenants have their choice of many properties in some towns such as Pottsville.
However, retail looks to be picking up a bit. We rented two retail spaces in the past few weeks in areas that have been vacant for a while. And we wrote leases on one good office space in Orwigsburg (to be used as a professional office) and a second, larger space that … (4 comments)

Schuylkill County Rental Market November 2011 - 11/29/11 07:25 PM
Schuylkill County Rental Market November 2011
The rental market in Schuylkill County is stronger than ever. Right now we have a very short supply of good rental houses and apartments, and too much demand. That means many rentals are snapped up even before they hit the market and landlords are having no trouble at all finding tenants (finding good qualified tenants is another story).
For a list of rentals in Schuylkill County, go to our rental website.
Prices range from $550/month in Shenandoah to $950/month in Orwigsburg.
We are taking applications right now for 2 single family houses in Orwigsburg. They … (0 comments)

November 30, 2011 Historical Society of Schuylkill County Program - 11/29/11 03:42 PM
November 30 Historical Society of Schuylkill County Program
6:30 p.m., 305 North Centre St., Pottsville. Father Eli Bremer will talk about the life of James Brown Neale who was a coal baron located in Buck Run. Neale’s endeavors made him a millionaire. His philanthropy made him an icon. Buck Run was studied by industrialists far and wide, including by the pre-revolutionary, Tsarist Russian Government.
While the Pullman company town was deteriorating, and Concrete City lay abandoned after less than ten years, it seemed that Buck Run was poised to continue indefinitely. This model village thrived, and could, seemingly, change the way … (0 comments)

The Value of a Good Real Estate Agent – the PANIC difference - 11/28/11 09:00 PM
This is an excellent explanation on why you don't just need any agent -- you need a GOOD agent. No you need a GREAT agent working for you!
Via The Living in Lancaster Group - Cal Yoder 717.413.0744 (Keller Williams Realty Lancaster):
What value does a good real estate agent have? Recently I have encountered a larger number of persons who are trying to sell their own home or contact the listing agent to buy. I suspect this is due to the fact that these persons want to save money and fail to see the value of a good real estate agent.

Schuylkill County HUD Home Update for November 27, 2011 - 11/27/11 09:47 AM
Schuylkill County HUD Home Update for November 27, 2011

We currently have 4 HUD owned properties for sale in Schuylkill County, three of which have been on the market for a few months now, and their prices are actually listed at below appraised value. Normally HUD homes don't last this long, but these seem to be not going anywhere soon. The one in Minersville is extremely rough and even at $8000 asking price is not a bargain.

Our office is a certified HUD Homes Broker in Schuylkill County. If you'd like to see any of these HUD homes, please … (3 comments)

Why Small Business Loses - 11/24/11 09:58 AM
This Saturday, November 26 is "Small Business Saturday" where there is a national campaign (for the 2nd year in a row) to shop local, and to support small businesses.
Let me start by saying I totally support this movement. Small business is at the heart of our main streets and towns. I used to own a regional magazine, and I always strive to buy at a local business before a big chain or something outside of our area.
However, when small business fails to provide good service or competitive prices, they're going to lose. The retail world is way to competitive … (25 comments)

Real Estate Agents Are Licensed to Transact Real Estate - Not Give Tax and Legal Advice - 11/14/11 02:12 PM
This scenario is all too common here. If you are considering a short sale or facing foreclosure, call a short sale expert before you list your home with "just anybody."
Realtors cannot legally give tax or legal advice. Pay for a consultation with an expert.
Remember, you get what you pay for!

USDA Home Loans - 11/10/11 08:03 PM

Agents Don't Always Call With Feedback - 11/06/11 03:16 PM
Let me preface this blog entry by stating that I represent more sellers than buyers. In my office, most buyers that come here are represented by one of our full time Buyer's Agents. So most of my time is devoted to talking to sellers.
When we get a call that someone wants to see your home, if someone calls our office, a Buyer's Agent takes them to your home. When that happens, our office knows who the buyer is and if they are qualified (we pre-qualify all of our buyers before bringing them through your home).
Also, another agent from a … (32 comments)
