Erica's 5 Rules of Real Estate Print Marketing

I still use print advertising and marketing campaigns -- but the difference between now and when I started in 2000 is that I do it very carefully. Before I used a more scattered approach, running ads everywhere other agents ran ads, and doing what they did. Now I do it very differently. Here are my rules:

1. COLOR ONLY. Ever see those free print real estate journals with dozens of pages of black and white ads? Many many agents run their own ads in there, then you see the full page company ads. Agents will run half page or quarter page black and white ads, even when they are starting out. All the ads look similar: a box, with smaller boxes (one per house) inside the frame of the ad. All houses look similar from a distance. To get as many ads in as possible they'll use small type. I disagree. I only run COLOR ads and only FULL PAGE. My ads stand out. I design them myself, and don't use the magazine's format.

2. FULL PAGE ONLY. See above. If you cannot afford full page, full color, split the page with another agent but make it look like one solid page. Don't make it look like you're dividing the page, even if you truly are.

3. BE DIFFERENT. If other agents are all doing X you want to do Y. Zig when they zag. I have my pages designed by a professional print designer, not by the guy who runs the magazine. Not because I don't trust him -- he's great. But all the ads have similar layout and design -- all except for mine! Yes! When you turn those pages of similar ads, mine jump out at you.

4. BE CONSISTENT. It's better to run one full page 12x a year than 2 one month, zero the next. Be consistent. Use the same colors, same logo each time. You want people to see your page, and recognize your brand. Mixing up colors and styles only confuses people. Keep it simple.

5. GIVE IT TIME. Print is no different than any other marketing. You don't run one ad, get a dozen responses, and quit. Run it for a few months before judging if the print campaign works. You may not get results until the third or fourth run. But follow these rules -- be consistent, be different, and give it some time, and if it's a good media for you to advertise in, you'll know it in a few months.

My Thoughts on the Latest Trulia / ActiveRain Announcement

Zillow announced its record-breaking first quarter results yesterday, and at 5 a.m. this morning, Trulia’s announcement, the planned acquisition of Market Leader (which owns ActiveRain) relegated Zillow’s news to “What, did they say something?” in agent circles. Before most of the Left Coast was even awake, real estate agents east of the Mississippi were commenting onFacebook groups and Active Rain’s blog platform about what this could mean for them — agents — and their future relationship with T and AR.

Online comments from the real estate community ranged from “who cares?” to “the sky is falling” to “they’ve sold us out.” Let’s break this news down into digestible pieces and I’ll give you my own (always opinionated, biased towards me-the-Broker) take on what this means to the real estate community.

First, let’s address the ActiveRainers

To those who are tearing at their clothes and opining the “sell out” of a beloved agent blogging platform to the “corporate raiders” — here’s a reality check: ActiveRain is a business. Sure it was started by a handful of computer geeks who developed an idea (hey, let’s get agents blogging online, talking to each other and members of their community, then we’ll leverage that into business for them), sold the idea to the masses, then sat back and watched it take off into a community of its own. April Challenge Winners:

For April we went Back the the Future!

We asked ActiveRainers to write a blog post answering this question...

"What do you know now that you wish you knew before you got into real estate?"

The challenge: Write a post to yourself -- as a newbie -- giving yourself advice about your new career. Marty McFly in Back to the Future wasn’t allowed to change the future (or wasn’t supposed to do anything that could impact his future self). You’re not under those restrictions! What do you wish you knew back then? How could that have helped you succeed faster, or change the way you chose your career path?

140 Rainers rose to the challenge and threw their hat in the ring for this one. It took us a few days to read all the entries, and boy was it hard but we narrowed it down to four outstanding entries that were well written, thought provoking, and imaginative. Yes, I said four. In the end, we had a difficult time picking just three so we ended up with a tie for third place.

And now a drumroll please.... the winners!

First place -- 1500 points -- Sharon Alters' "Dear Newbie Sharon"

We loved Sharon's entire list of advice. My personal favorite line is this one: Don't let one person ruin your career. Just say, 'Next!' Excellent advice that every agent (new or old!) needs to remember, especially when you're having a really tough day. The rest of the list is awesome as well -- from goal setting to time blocking and making time for yourself. Great job Sharon!

Second place -- 1000 points -- Sarah & Les Oswald "Wish I knew then what I know NOW"

Another great list of 10 tips every newbie should pay attention to. Their #1 -- Pick the broker not the brokerage -- should be told to every person who enters a real estate licensing class. Wow. The logo on that door doesn't matter as much as the broker sitting in that chair.

Third place -- 500 points -- Carol Zingone "What I Know Now... But Wish I Knew Then"

Many of the entrants' lists had very similar themes and ideas. Carol's list of lessons learned really stood out as being different from the rest. Not only is it business-related (prospecting, scheduling, learning) but she added "be involved in your association" and "give back" which made her stand out.

Third place -- 500 points -- Tammy Lankford "If I could write myself a letter to be read in 1992"

Tammy's entry was creative and fun! Her opening was touching and personal, and moved on to her 11 things she'd want her newbie self to know. Great writing Tammy!

Thank you to everyone who participated in this challenge. Thinking and writing the posts takes effort and time. But it is exhausting being a judge. This month I barely blogged, and rarely commented on other people's posts. Judging a contest -- reading the entries, debating the top 10, then top 3 or 4, is fun but tiring. I'm beat. I'd like to thank my AR friends Wendy Rulnick and Scott Nowling for rising to the challenge and helping me this month. Working with you two was fun, as usual! I loved reading all the entries and debating the winners with you. Now, back to that blogging and commenting routine.

I've been advocating against spot assessments for years, with not much success. What is happening here in Schuylkill County with these spot assessments is just plain wrong. It pubishes those who move and rewards those who stay put (their taxes stay the same for years). I understand why the school districts do it (to get increased revenue without having to increase the tax millage on everyone) but that's precisely why it's so wrong. You are punishing a few to save the majority from increased taxes (thus the school board members can say they didn't raise taxes when it comes time for reelection). They only "raised taxes" on a small percentage of people moving into houses in the district. What a shame.

Schuylkill County has been plagued by the process of spot assessments (AKA Reverse Appeals) on new home purchases. $500,000 lake front in Lake Wynonah or $50,000 semi-detached or row home in a borough, the results have been the same....a dramatic increase in the property taxes of the new buyer that is not uniform with the property taxes of similar houses in the neighborhood that have not sold. The effects damage the entire community.

Obviously, the new buyers are hit with a property tax increase that is not fair and certainly does not meet the uniformity requirements of the state constitution. With the addition of the tax increase, this results in less disposable income to be spent in our local businesses (home improvement stores, restaurants, etc.). This also hurts the broader community. With 6-7 years or so of doing this process, these homes are returning to the market where they have to be sold for lower values due to the tax disparity. Additionally, many homes are not listed or sold at all, or are forced to be listed and sold for less value due to the pending tax increase after the sale. These lower sales or lack of sales deteriorates the values of entire neighborhoods as these become "comparables" for appraisal use (for refinancing, etc.).

When we discuss this in Harrisburg, many politicians and attorneys alike are understandably frustrated in attempting to draft and pass legislation to handle the "poor decisions of school districts in Schuylkill County". Yet again, we are in the dark ages of fairness in the state, as this process is not practiced much anywhere else. The initial windfall of "free income" has come at a terrible price to the community in the long run due to the shortsighted decisions of the school boards. This process has further hampered a struggling economy and real estate market in the area, and revenue has trickled to the point where up to 50% or more is spent on the legal/appraisal fees of the process with little returning to the schools.

Tri-Valley school district has never done this to it's community and standardized testing/graduation rates continue to be near the top of the county. Pine Grove and Blue Mountain school districts have also voted to end the practice. Spot assessments do relatively nothing to plug the massive holes in the local budgets. Thursday, 4/17/2013, we are asking the residents of the Schuylkill Haven school district to attend the school board meeting at 7:00 to stand as a community and demand that the district restore fair taxation to all of the community. The school board represents the constituents of a district, and it is time they understand we will all stand through this economy together, not pitting neighbors against each other or driving people away from our local economy.

Schuylkill County Youth Summit 2013

On March 21, the Schuylkill County Commissioners held the first Schuylkill County Youth Summit. Every School district in the county participated, including private schools. Each high school sent student teams to attend a morning of interaction with county legislative, business, government, education and nonprofit leaders. In the afternoon, these teams worked with community mentors to create action plans to address some of the issues that students across the county had identified as important issues. The issues were taken from a survey of all students from 9^th to 12^thgrade in every school. The student teams will have the support of community leaders as they facilitate their plans and can request funding through a proposal process from a fund set up by the summit for that purpose. The students will present the community projects they designed and completed at the next summit in 2014.

Everyone who attended the day felt that it was very worthwhile. Students who attended were excited by their experience and by the work they did. One remarked that "I really enjoyed the meeting because I felt like someone finally cared what I had to say."

BOA and the Sovereign Majestic Theatre Association will then be holding the 2nd annual Art Auction at the Sovereign Majestic Theatre. Bidding begins at 7:30pm! There will be exclusive local and regional art available for the highest bidder. Come enjoy this unique annual event.

Multiple art galleries, music events, poetry readings , and workshops will open throughout the weekend (Friday 6:30pm-9:pm; Saturday 11:00am-5:00pm; Sunday 12:00pm-4:00pm). Shop at the Art Mart on Saturday and Sunday and take home a piece of local art! There will be many downtown groups participating with their own events including the Historical Society, Diakon Senior Center, Mud and Maker, Victorian Rose Art Studio, Sage coffee House, and Fallen Angels.
