Montreal Mortgage Solutions

MONTREAL MORTGAGE SOLUTIONS

Thinking of buying a home in Montreal soon?

Whether you currently rent or own, the best thing to do before shopping for a home is to get pre-qualified by a mortgage broker.

Why use a mortgage broker instead of a bank?

1. A mortgage broker has access to most of the major banks to get you the best financing. It's a one-stop-shop!

2. A mortgage broker has access to pre-negotiated rates which means you'll get the best rates without the hassle

3. A mortgage broker only gets paid when you get your loan, which means they work hard to get you approved. A bank employee gets paid even if they refuse you.

4. A mortgage broker can offer you extra incentives and bonuses when you get your loan through them. Everybody loves extras!!

5. A mortgage broker can get you financing with 0$ CASHDOWN.

6. A mortgage broker services are FREE. They get paid by the bank.

Why wait any longer to get your pre-qualification?

To get more information or to get pre-qualified, simply click on the link below and fill out the form. A qualified mortgage broker will contact you shortly to get the process started and to get you on your way to your new home.

Montreal Foreclosures - Finding Great Deals in Montreal

The Montreal foreclosure market is a little different from the rest of Canada and the United States. That is mainly due to a different law system. Quebec operates on the Civil legal system while the rest of North America abide by the Common law system.

The law and banks

In the old foreclosure laws, banks were not allowed to make a profit on homes that were foreclosed. Recent law changes have now opened the door to banks profiting from homes that were repossessed. This has changed the way Montreal foreclosures are sold.

Selling Montreal Foreclosures

Banks obviously want to make the most profit they can, so they get the best people to sell their houses; they use real estate agents. The agent prices the house at or above market value to try to get the best price.

Here are the differences:

Advantages

-->The bank first wants to make its money back and second make profit.

-->A low offer that is at least above what the bank is owed has a good chance of being accepted. This is only offset by competition.

-->The average discount on a 200 000$ home is 20 000$ - 30 000$.

-->After a certain time the bank will accept very low offers.

Disadvantages

-->Competition tends to be high unless there is a serious problem with the house such as a failed foundation.

-->The bank can in no way be held responsible of any hidden or latent defects.

Buying Montreal Foreclosures

The way you get access to foreclosures is by contacting a real estate agent or you can easily get it online by sign up to the Montreal Foreclosure List.

Automate Posting to Craigslist with CL Autoposter

Automate Posting to Craigslist with CL Autoposter

And Save Hours of Mindless Labor

Most of us love free stuff.
So when I learnt that there was free online classifieds I jumped on the occasion. I had been introduced to the world of Craigslist and Kijiji. An infinite world of possibilities opened up in front of me. I was thinking of all the listing and all the ads I would post up for free on these sites. The Dream was B.I.G.
The Dream...came crashing down pretty fast. After a few weeks of solid dedication to posting listings everyday, I've come to realize that free is not equal to infinite. There was a very important factor that I had forgotten: time. After a while of posting everyday I had a system going. A set of folder and word files that I would just copy and paste. I had it down, but I was still spending too much time on it. Not to mention my wanning patience.

Sometimes free isn't always better.
I got creative and got online to find something that would help me. After a bit of searching I found software that would automate posting to Craigslist. I thought I was dreaming. They had a demo version so I downlaoded it. I installed it with success and no spyware. This is looking good.
I start up the software.
It doesn't look fancy, but the real question in my mind is does it work? The interface is simple looking and somewhat similar to craigslist. I type in my add and select 3 cities: montreal, toronto and new york. Now remember that craigslist.org does not allow for the exact same ad in multiple cities. According to the website, the software and I quote "CL Autoposter uses proprietary technology to make each ad unique". I had to test it out.
Time of truth.
I press the start campaign and the software starts to post my ad. You can actually see it working: posting the title, posting the text, adding pictures. The only thing I had to do was enter the verification word and press spacebar. The software disconnects from craigslist, waits for a pre-set delay and posts the next ad. After the third ad, the software stopped and it took the whole of 2 minutes...time to do some quality control.
Back at Craigslist.
I waited 15 minutes before checking the results because craigslist usually has a little delay. To my pleasant surprise all the 3 adds were online. Although one of the ads was missing the picture attachment. Most likely because it's only a demo version.
I went ahead and bought the base version at 67$ and it has served me well so far.
In retrospec, I do wish I had spent for some of the add-ons. More specifically, I would have added the multiple email, word-verification bypass and posting scheduler. With those add-ons, you can set it and forget it and all your ads go out right on time every time.
Great Price to Value.
Even if you consider that you did spend for extra add-ons which would add up to about 300$. Imagine you use this software to post only 10 listings in 4 different parts of the city over the period of one year (365 days). Let's do the math on that. 300$ / (10*4*365) = 0.02$ per ad. That's very cheap advertising. If you're like me, you have many more than 4 ads running at any time and you will be adding many more ads once you get the software and realize how easy and quick it works.

To get more info about <a href="http://bestcomputerfixguide.com/cl_freetrial" to craigslist

PROs

- Easy and Quick to Use
- Post the same ad to numerous cities
- Saves Time and Effort
- Great Price to Value
- Free Upgrades for Life
- Ensure your listings have a good craigslist exposure and you're clients will love that.
- Advertise your services with a nearly constant online presence

CONs

- Only for Craigslist (and recently added) Backpage
- Application could use a face lift

To get more info about <a href="http://bestcomputerfixguide.com/cl_freetrial"
For Sale By Owner movement

Taking the decision to "For Sale By Owner" or FSBO as it is known in the industry can potentially save you thousands of dollars in commission that would have been otherwise paid to an agent. If you are willing to play the "agent" and be the middleman, you can save that money.

In order to play the agent's part you need to learn what an agent knows to bring this transaction to success. That can be a little bit scary because agents have the advantage of being part of the action all the time and therefore have a much better understanding of the market conditions. Agents also have the advantage of having more experience when it comes to selling home. I like to think of agents as contractors. Let me explain, if you want to build something, let's say a deck, you have two choices: you can do it yourself and save money or you can contract it out and know that it's done well. If you take the time to educate yourself about how it's done, you can do it yourself.

For a FREE REPORT on the step by step to successfully sell you home go to

www.FSBOapproved.com and take action now.
