      <description>&lt;p class="MsoNormal"&gt;The &lt;strong&gt;Montreal&lt;/strong&gt;&lt;strong&gt; foreclosure&lt;/strong&gt; market is a little different from the rest of Canada and the United States.  That is mainly due to a different law system.  Quebec operates on the Civil legal system while the rest of North America abide by the Common law system.&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;strong&gt;The law and banks&lt;/strong&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;In the old foreclosure laws, banks were not allowed to make a profit on homes that were foreclosed.  Recent law changes have now opened the door to banks profiting from homes that were repossessed. This is only offset by competition.&lt;/p&gt;  &lt;p class="MsoNormal"&gt;--&amp;gt;The average discount on a 200 000$ home is 20 000$ - 30 000$.&lt;/p&gt;  &lt;p class="MsoNormal"&gt;--&amp;gt;After a certain time the bank will accept very low offers.  &lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;Disadvantages&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;--&amp;gt;Competition tends to be high unless there is a serious problem with the house such as a failed foundation.&lt;/p&gt;  &lt;p class="MsoNormal"&gt;--&amp;gt;The bank can in no way be held responsible of any hidden or latent defects.&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;strong&gt;Buying Montreal Foreclosures&lt;/strong&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt; &lt;/p&gt;  &lt;p class="MsoNormal"&gt;The way you get access to foreclosures is by contacting a real estate agent or you can easily get it online by sign up to the &lt;a href="http://montrealforeclosures.blogspot.com/"&gt;&lt;em&gt;Montreal Foreclosure&lt;/em&gt;&lt;/a&gt; List.&lt;/p&gt;</description>

      <title>Automate Posting to Craigslist with CL Autoposter</title>
      <description>&lt;h1&gt;Automate Posting to Craigslist with CL Autoposter&lt;/h1&gt;&lt;h2&gt;And Save Hours of Mindless Labor&lt;/h2&gt;&lt;h3&gt;Most of us love free stuff.&lt;/h3&gt;&amp;nbsp; So when I learnt that there was free online classifieds I jumped on the occasion.&amp;nbsp; I had been introduced to the world of Craigslist and Kijiji.&amp;nbsp; An infinite world of possibilities opened up in front of me.&amp;nbsp; I was thinking of all the listing and all the ads I would post up for free on these sites.&amp;nbsp; The Dream was B.I.G. &lt;p&gt;The Dream...came crashing down pretty fast.&amp;nbsp; After a few weeks of solid dedication to posting listings everyday, I've come to realize that free is not equal to infinite.&amp;nbsp; There was a very important factor that I had forgotten: time.&amp;nbsp; After a while of posting everyday I had a system going.&amp;nbsp; A set of folder and word files that I would just copy and paste.&amp;nbsp; I had it down, but I was still spending too much time on it.&amp;nbsp; Not to mention my wanning patience.&lt;/p&gt;&lt;h3&gt;Sometimes free isn't always better.&amp;nbsp;&lt;/h3&gt;I got creative and got online to find something that would help me.&amp;nbsp; After a bit of searching I found software that would automate posting to Craigslist.&amp;nbsp; I thought I was dreaming.&amp;nbsp; They had a demo version so I downlaoded it.&amp;nbsp; I installed it with success and no spyware.&amp;nbsp; This is looking good. &lt;h3&gt;I start up the software.&lt;/h3&gt;&amp;nbsp; It doesn't look fancy, but the real question in my mind&amp;nbsp;is does it work?&amp;nbsp; The interface is simple looking and somewhat similar to craigslist.&amp;nbsp; I type in my add and select 3 cities: montreal, toronto and new york.&amp;nbsp; Now remember that craigslist.org does not allow for the exact same ad in multiple cities.&amp;nbsp; According to the website, the software and I quote "CL Autoposter uses proprietary technology to make each ad unique".&amp;nbsp; I had to test it out. &lt;h3&gt;Time of truth.&amp;nbsp;&lt;/h3&gt;I press the start campaign and the software starts to post my ad.&amp;nbsp; You can actually see it working: posting the title, posting the text, adding pictures.&amp;nbsp; The only thing I had to do was enter the verification word and press spacebar.&amp;nbsp; The software disconnects from craigslist, waits for a pre-set delay and posts the next ad.&amp;nbsp; After the third ad, the software stopped and it took the whole of 2 minutes...time to do some quality control. &lt;h3&gt;Back at Craigslist.&amp;nbsp;&lt;/h3&gt;I waited 15 minutes before checking the results because craigslist usually has a little delay.&amp;nbsp; To my pleasant surprise all the 3 adds were online.&amp;nbsp; Although one of the ads was missing the picture attachment.&amp;nbsp; Most likely because it's only a demo version. &lt;h3&gt;I went ahead and bought the base version at 67$ and it has served me well so far.&amp;nbsp;&lt;/h3&gt;In retrospec, I do wish I had spent for some of the add-ons.&amp;nbsp; More specifically, I would have added the multiple email, word-verification bypass and posting scheduler.&amp;nbsp; With those add-ons, you can set it and forget it and all your ads go out right on time every time.&amp;nbsp; &lt;h3&gt;Great Price to Value.&amp;nbsp;&lt;/h3&gt;Even if you consider that you did spend for extra add-ons which would add up to about 300$.&amp;nbsp; Imagine you use this software to post only 10 listings in 4 different parts of the city over the period of one year (365 days).&amp;nbsp; Let's do the math on that.&amp;nbsp; 300$ / (10*4*365) = 0.02$ per ad.&amp;nbsp; That's very cheap advertising.&amp;nbsp; If you're like me, you have many more than 4 ads running at any time and you will be adding many more ads once you get the software and realize how easy and quick it works. &lt;p&gt;&lt;br&gt;To get more info about &lt;a href="http://bestcomputerfixguide.com/cl_freetrial" title="CL Auto Poster" target="_blank"&gt;CL Auto Poster&lt;/a&gt;
