    <title>Teach your clients about real estate and they will never leave you!</title>

&lt;p style="text-align: justify;"&gt;After being in the mortgage industry for 15 years and now as a residential home builder, I've found that the&amp;nbsp;more I teach my clients, the more I connect with them. Teaching your clients about financing, buying a home, what to look out for, how to intelligently buy or sell, etc., the more information I convey the more connected to my client I become. The more connected I become, the more the client opens up and really gets personal. If you can reach clients on that level, then they will never leave you. You will be their "Guy" or "Gal" in real estate. Whenever a question comes up involving real estate, whether it is their own or one from someone they know, you will be the person they call. If you are fielding all of your clients calls and the calls from their friends, family, and co-workers, then you build a network of clients in your area that will help you succeed long term.&amp;nbsp;What to watch out for, making sure the information you pass on is accurate. If you don't know the answer to a question, find out the answer to the question from a professional colleague. Don't make yourself out to be an expert in every trade. Not only because this could get you in trouble if you advise someone with inaccurate information, but if you lose credibility the referral network you were building will&amp;nbsp;end. Surround yourself with respected members of your community that are experts in fields and trades that your clients are interested in and you will be able to refer business back and forth amoung your colleagues. Follow-up with your referrals, make sure your referral had a good experience. If not, find out why, you might want to eliminate that colleague if they are not "Rolling out the Red Carpet" for your clients. Do this and really care about finding answers and solving problems for your clients and they will respond!&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;My newest venture in real estate could be the biggest I have ever taken on. I have always been an expert on how to finance your home or the expert on new construction in the Southern Maryland area to my clients. Now I am showing them how to pay off their mortgages in 1/3 the time without altering their current budget! The response has been amazing and no matter what aspect of real estate or professional services you are involved with, you too can teach your clients the same thing. I am currently calling, emailing and writing every client I ever worked with, whether they own a home or not. They could have just come to me to get pre-qualified to buy a home, this new software package will teach&amp;nbsp;anyone with debt the&amp;nbsp;most efficient way to pay&amp;nbsp;off that debt given the client's budget. Now I am reaching my clients on a level I never achieved before. Showing them how to pay off their consumer debt, installment debt, and mortgage debt in 1/2 to 1/3 the time without altering their current budget, only altering the method they use in paying their debt! As you can imagine, in our current economy, this is an idea that is really well received.&lt;/p&gt;

    <title>A Challenge to Real Estate Professionals Across the Nation!</title>

&lt;p style="text-align: justify;"&gt;I have recently discovered a &lt;strong&gt;revolutionary product&lt;/strong&gt; that I think could literally &lt;strong&gt;make a positive change to the United States Economy&lt;/strong&gt; and let us, as&amp;nbsp; a group of real estate professionals, &lt;strong&gt;re-connect with our entire database of clients in a powerful way! &lt;/strong&gt;Everyone is always discussing Value-Added services as a means to creating customers for life. Well this blows any Value Added service I have ever seen out the door. As a group of real estate professionals, we&amp;nbsp;have been experts on helping our clients intelligently buy and borrow when purchasing real estate, but &lt;strong&gt;there was one major component missing&lt;/strong&gt; from that equation -- &lt;strong&gt;how to pay off that mortgage and any other consumer debt in a timely manner&lt;/strong&gt;. I am not talking about adding a couple of hundred to the payment to prepay a little every month or even a bi-weekly payment. &lt;strong&gt;&lt;em&gt;I am talking about paying off their mortgage payment in 1/2 to 1/3 the time&amp;nbsp;than if&amp;nbsp;they&amp;nbsp;stuck to their current amortization schedules. All of that without changing their current budget!!!!&lt;/em&gt;&lt;/strong&gt; I believe with the current state of the housing market and record foreclosures, &lt;strong&gt;it is our duty as a group to become experts on teaching people how to get out of debt.&lt;/strong&gt; I have listened to people who I respect very much, speak on this subject and the answers are always to&amp;nbsp;negotiate with your lender and do a &lt;strong&gt;short sale&lt;/strong&gt; or to &lt;strong&gt;file bankruptcy&lt;/strong&gt; instead of letting the home go to &lt;strong&gt;foreclosure&lt;/strong&gt; because you will be able to borrow again quicker by doing the bankruptcy. &lt;strong&gt;Their&amp;nbsp;solutions always involve quitting &lt;/strong&gt;in the most efficient&amp;nbsp;manner so they&amp;nbsp;can borrow again as quickly as possible.&amp;nbsp;&lt;strong&gt;What are we teaching our clients to do? To quit and walk away? I think there is a better answer - &lt;em&gt;Money Merge Accounts&lt;/em&gt;&lt;/strong&gt;&lt;em&gt;.&lt;/em&gt; Essentially what a Money Merge account will do is teach a client or anyone with debt how to pay that debt down in the &lt;strong&gt;most efficient manner&lt;/strong&gt; possible using their current budget. Does everyone qualify? No, but a great many Americans will. Using either a Home Equity Line of Credit or any form of &amp;nbsp;Un-Secured Line of Credit - the money merge system &lt;strong&gt;can effectively cancel interest thus shortening the life of any debt which will&amp;nbsp;save our clients thousands and thousands of dollars and years and years of payments!&lt;/strong&gt;&amp;nbsp;That is the answer to a slumping economy and it is also &lt;strong&gt;the answer to&amp;nbsp;the disconnect many real estate professionals are experiencing with their client base. &lt;/strong&gt;Reconnect with your entire database and create guaranteed customers for life by not only teaching them how to buy or finance real estate, but how to &lt;strong&gt;effectively pay down and pay off that debt so they can live happy, responsible, debt-free lives!&lt;/strong&gt; That is the kind of philosophy that has worked overseas in Europe and Austraila for years and can work here if we introduce it to our clients across the nation!&lt;/p&gt;

The theme of the Expo was baseball given the exciting news of the upcoming May 2nd opening day for the Maryland Blue Crabs here in Waldorf, MD. We donated two autographed baseballs by Brooks Robinson to the attendees of the event. &lt;p&gt;January 29, 2008 - Riverivew Builders caters Long &amp;amp; Foster&amp;#39;s Sales Meeting. Andie Corby the Branch Manager at the Waldorf Long &amp;amp; Foster office and their agents were extremely gracious hosts and the meeting was a lot of fun. The Omelette Chefs did a great job with the food and everyone had lots of questions and we talked about our Broker Protection Program that allowed Buyer&amp;#39;s Agents to get paid at construction close rather than at Use &amp;amp; Occupancy. No more waiting to get paid on New Construction! 3% commission paid and protected if your buyers come and visit our model home without you. Riverview is trying to get the message out that the relationship we have with Southern Maryland&amp;#39;s real estate professionals is very important to our success in this region. Beyond the Broker Protection Program there was a lot of discussion about our 4 New Model Homes we are building in the Cliffton on the Potomac subdivision located 10 minutes south of La Plata, MD on route 301. New section is open located only 1 block from the Potomac River, many lots are either on the Potomac or have wonderful Potomac River Views as well as views of the Bridge. The 4 New Model Homes will start at $319,900 including $20,000 in Builder Incentives. As you might imagine that announcement along with the news of the Broker Protection Program was very well received and made for an extremely exciting meeting. We are currently working with several agents and their clients as a result of that meeting. Jay Lilly the Manager of the Coldwell Banker and their agents were gracious hosts and we had a fun and informative meeting with the agents of his office. Jay was currently running for King Rex in the Civista Health Foundation&amp;#39;s Mardi Gras Ball and I am happy to report ended up raising the most money of all of the King Candidates and was announced King of the 2008 Mardi Gras Ball. Congratulations to Jay and thank you for working so hard to raise money for our local hospital. Thanks again to Jay and the agents of Coldwell Banker, Waldorf for allowing us to introduce ourselves at there sales meeting. &lt;p&gt;Riverview Builder attends the Affordable Housing Fair at North Point High School in Waldorf, MD. Sponsored by the Board of Education the fair was open to all Board of Education, County, and Sheriff&amp;#39;s Department&amp;#39;s employees. There was a strong showing from the Real Estate professional community (Realtors, Title Companies, Mortgage Companies, etc.) Riverview Builders who currently is associated with Exit Landmark Realty of White Plains, MD made a big splash with a tent and video for the fair visitors. The fair drew approximately 100 visitors over a 3 hour period and Riverview Builders is still working with several couples we met at the fair. Riverview Builders concentrated our efforts on making sure the visitors knew about their financing options, mainly the many government loan options that allowed the buyers to still finance 100% of the purchase price or 97% plus Down Payment Assistance Programs for the 3%. Another hot topic was the House Keys 4 Employees Program. We wanted to make sure the prospective buyers attending the fair were aware of the $7,500 in closing costs assistance that they could qualify for. The $7,500 in Grant Funds to be paid by the County and State could be paid for those employees who qualified under the terms and conditions of the program, combined with closing costs assistance from Riverview Builders could put buyers in for little or no money. Exciting stuff!! I would like to conclude by offering a special thanks to Keith Hettel and Beth Thorsen for sponsoring the fair and they deserve a lot of the credit for the successful event.
