Ok I finally did it I shut down my Real Estate office today.
Yea I know the market is hard and that if you just stay focused and work hard things will work out. That I should shift my business to fully qualified buyers and only work with "need" to seller home owners and not want to sell home owners. That going back to basic like prospecting and calling my SOI and building my SIO are keys to getting ahead in today's market. But truth is knowing all this I still deiced to Shut Down
and go on vacation.

In a recent news letter from Wells Fargo THEY stated from the time the offer is received at the loss mitigation team it would take 37 BUSINESS days for completion.
So buyers when making an offer
1.) Make sure the package is complete
2.) Make sure the offer is reasonable. (To avoid multiple Property Valuations and adjustments)
3.) Be prepared to wait 60 day to close. Good deals cost time... about 37 Business days
Day 1-3
Short Sale application received, reviewed for completeness, valuation ordered and assigned to a negotiator
