I was just visiting Miami when I talked to a firend who indicated that real estate sales are slowly picking up in the Miami area. There are a lot of Miami foreclosure houses and condos in the Miami area, but many first time home buyers seem to be taking advantage of the whole situation. Interest rates are the lowest in years. this is another prime motivation for people who have never bought a home to jump into the market.
There seem to be some people who are moving up into bigger homes, taking advantage of the huge discounts available out there. Some of these buyers could not afford homes of this size, just a few years ago. An investor friend of mine has been scooping up properties in the Miami area. Some agents are seeing a lot of international buyers who are taking advantage of the soft real estate market here, together with a very weak Dollar.
There seems to be some light at the end of the tunnel, as pending home sales are increasing, and many of them seem to actually be closing. I just hope to see many more houses in Atlanta go under contract

More than 6000 Atlanta foreclosures are being auctioned this week. This includes a long list of homes bought just several years ago when anyone who could breathe in and out was being qualified for a home loan. There's evidence that a lot of these homes are victims of the subprime mess. Another huge number of them are just people who made wrong financial decisions. One of such homes was actually on the ABC hit show "Extreme Makeover" just a few years ago. The home is located in Clayton County just south of downtown Atlanta. The owners went through several refinances and now probably owe far more than the home is worth. The Bank whcih lend them the money stands to lose several hundred thousand dollars as the house is probably not worth that much. The banks are bleeding and it will nit surprise me if some of the major Banks will soon go under as Indymac did a few weeks ago. This will have a very negative impact on the Atlanta Real Estate Market as many more Atlanta Houses go into foreclosure. Atlanta Investment Property Hunters have never had a better time.
When is the Atlanta Georgia real estate market going to improve? That is the Million Dollar Question. I guess no one knows. I would buy when the market hits the bottom if I knew exact when the market will hit the bottom. A lot of people are now anxious to buy as many people don't want to miss the next coming boom. There's no doubt that there will be a boom within the next few years. So how do you take advantage of this?
Some home buyers (so-called move-up buyers) are actually putting their current Atlanta Houses for sale as lease purchase and going ahead and buying the next home. When will the real estate market hit bottm? I keep getting questions from home buyers and real estate investors wanting to know when is the best time to get into the market to buy a home. When is the market going to hit the bottom? This question sounds more like the question about the current state of the economy. Are we in a recession or not? We will probably know the answers to these two questions only after the fact. It may take several months to more than a year for us to know when the current real estate market has hit the bottom. There's still a wave of foreclosures coming, but this must be viewed in a regional county by county pesrpective. People looking for Metro Atlanta GA homes will find that there are more foreclosures in some parts of the Metro are than in others. Some Atlanta houses are being sold at a huge bargain. The number of foreclosures in Atlanta still continues to rise depending on the county and even the subdivision.
So is this a good time to buy? My answer to that question is yes. And this is why. Eventhough prices may still fall some, home sellers are very motivated to cut a deal. The banks are basically giving away their foreclosures. So as a home buyer, this is the time to ask for a huge discount from the home seller: bank or private individual selling the home. You should still be fine even if there is still a small correction in the market.
Smart real estate investors are pouring into Atlanta to pick up these foreclosure properties at huge discounts. This is an opportunity for investors who missed the boat in the 90's to make a killing. The good thing about the Metro Atlanta real estate market is that we are having a net gain in population anaually. These people all need a place to stay. The rental market is very good.
I was just going through my online news, when I discovered a report that new home construction was up by 8.2% according to new figures released by the government. I was just wondering whether this is true in your neighborhoods. Here in my area (Covington GA Real estate market), there's virtually no new construction going on. I drove around the other day trying to locate any new houses under construction, but was surprised to find that many of the Covington GA new homes built more than a year ago are still on the market. There's virtually no new construction activity in these subdivions. The home builders are trying to sell their current inventory an they have drastically reduced the prices on these houses. We scout around and pu together a list of discounte homes in the area.
There are also many Covington GA foreclosures currently on the market that are having a hard time finding qualified buyers. Many HUD homes are also looking for buyers with a lot of difficulties. HUD is now requiring only $100 down to move into one of their homes. They will even pay some closing costs for you. The national main stream media may be reporting that Construction activity is up, but I don't see that here in Covington. Both Residential and Commercial property construction is definitely down.
