Tucker and Norcross both have some very good new developments and they are at a very short commute from Downtown Atlanta. Most home buyers in the Atlanta area, whether they are buying Cobb … (1 comments)

foreclosures: Existing Home Sales - 01/02/08 03:38 AM
Existing Home Sales edged up for the month of November. This is good news for home sellers.
Have we reached the bottom of the real estate burst? Who knows? We may not know that until several months after the fact. The number of foreclosures is still expected to continue to rise for this year. So this may shape up to be a great time for home buyers looking for bargains. There are many of them out there and you must be able to locate the good deals. Not all foreclosures are good deals. You must be able to find the ones that … (1 comments)

Looking for Atlanta foreclosure homes? Buying one of the many Atlanta foreclosures could be smart, if you find one that has really been discounted by the bank. Remember that the bank is not out there to lose money, so they try to sell th foreclosure homes for as much as they can. Many of these Atlanta foreclosure houses may need some repairs. it is imperative that you get a knowledgeable home inpector to inspect the property, give you some concrete repair estimates before you finalize the contract to buy the property. Always make sure that your purchase and sale agreement includes … (1 comments)

foreclosures: Atlanta Homes for Sale | Atlanta foreclosures - 10/10/07 08:22 AM
Want to buy one of Metro Atlanta homes for sale or Atlanta foreclosures at a discount? The question I get from many buyers is "will the owner/seller accept an offer less than the asking price?" My answer to this question is simple: Make an offer! Stop standing at the fence. Get into the game. If you don't make an offer, you will never know the real motivation for selling the home. I took one of my buyers yesterday to look at some Roswell homes for sale. We found a very nice home in a subdivision where all homes have sold this year for $267K … (1 comments)

foreclosures: Grant Park Homes for Sale - Buying a first home with instant equity - 10/06/07 05:53 AM
I got a call from a client yesterday, who wanted to see a one of the Grant Park homes for sale, as this home has just been listed at an incredibly low price. My client, who by the way is very picky - wants a nice 3BR home needing no major repairs with INSTANT equity - was able to pick this property quickly because we set up our system to email her all the new listings and all the old listings that have had price drops. This house is one of Atlanta foreclosures, that has just been listed for less than … (0 comments)

foreclosures: Finding Great Deals from Foreclosures and beyond - 10/04/07 05:11 AM
I get a call from an investor or a homebuyer almost daily wanting to buy one of the Atlanta foreclosures at a great discount. There are so many Atlanta foreclosure homes amongst the Atlanta GA homes for sale, but many of them are still priced at market value. You see, the banks set the asking prices for their foreclosures, after getting what they call a BPO (Broker price opinion). To complete a BPO, a broker or agent will drive to the property, take pictures from the outside, also drive to comparable properties, take pictures and then email this information to the bank. The bank … (1 comments)

foreclosures: Atlanta Real Estate Investing - 09/29/07 07:48 AM
I got a call last from another Realtor, who is also an investor in PA. He wants to invest in Atlanta foreclosures and also wanted to know more about the Atlanta commercial real estate market. I had a good conversation with him and he decided to travel by car to look at Atlanta Georgia homes for sale with could be good investment options. We finally met about 10 minutes south of the airport. His biggest question was where can he invest in the Metro Atlanta area. I explained my investment strategy to him as follows:

foreclosures: Gwinnett County Real Estate Today - 09/27/07 09:24 PM
I was browsing through the Metro Atlanta MLS system today, trying to find out how many Metro Atlanta foreclosures and homes are in Gwinnett county. There currently 421 foreclosures in Gwinnett County, ranging in price from less than $100K to $1.2m. The $1.2m listing is one of the most expensive Loganville Georgia homes for sale. There are a total of 10100 listings in the county. So this equates to be about 4.2% of the total number of homes for sale in the county.  3-6% of Metro Atlanta homes are foreclosures. Here's the breakdown by city in Gwinnett County.

foreclosures: Real Estate Foreclosure Georgia - 09/07/07 09:28 PM
Real Estate Foreclosure Georgia - Buying a discounted foreclosure home in Georgia can save you tens of thousands of Dollars. You need to know when the Banks decide to discount these properties. Most banks want to recover their loss, when a home goes into foreclosure, and are only willing to sell at a discount, after several months of listing. The savvy home buyer working with an Agent who specializes in foreclosures, can pick up a good deal if the agent knows when the banks do their price reductions. Many of these homes go under contract within hours of the banks approving price … (1 comments)

foreclosures: 30 Day "Mortgage Lates" increase by 30% - 09/07/07 08:40 AM
CNN just reporting that the number of people who are 30 days behind on their mortgage increased from 4.19% to 5.39% during the second quarter (2006-2007). This combined with today's poor jobs report from the government may mean that we may be bracing for even more Atlanta foreclosures, that what we have had so far. The number of bank foreclosures nationwide should increase about 60-90 days after such a report. The real estate market is probably just starting to unravel. We should have a hot summer especially for real estate markets with lots of foreclosures like the Atlanta Georgia Real Estate … (4 comments)

foreclosures: What does "I would love to be your Re***r" mean? - 09/07/07 05:35 AM
I don't know about you, but I see this bumper sticker when I drive around selling Atlanta Real Estate and Atlanta foreclosures, or showing my clients some Marietta homes for sale. You immediately recognize them, as belonging to some organization that is still very much into image advertising.
What is the first question in your mind, when you see that sign? I don't know about you, but I always ask myself this: If am a home buyer, what is in it for me? (WIIIFM). That's how most of the people I know think. WIIIFM is the radio station that most people listen to. This … (6 comments)

foreclosures: Marietta Homes For Sale Pricing them Right - 09/07/07 05:09 AM
Many Sellers of Marietta homes for sale set a high price for their homes, when they try to sell them. But the question is: are they just listing the home OR selling it. Overpricing does two things:
The home stays on the market for too long and people start to get suspaciuos as to why it has been listed for so long and is not selling. Even if an uninformed buyer comes in and decides to buy the home, the home may not appraise at or above the contract price, so the deal will fall apart and the home will not sell.It is … (1 comments)
