While it's a rare thing to be able to schedule your home inspection around the weather report, if you have a choice between a sunny day and a potentially rainy one, pick the rainy day.
On sunny days, it might be a little more fun for the inspector to take his time around the outside of the house, but if it's raining, they'll be able to tell a lot more.

Hypothetical situation, of course.
I get a phone call.
Seller wants me to sell their house. They owe $X, and want to put it on the market for $X + 20%. Their reasoning is that they'll negotiate down a little, but they'll ultimately be able to "get out from underneath" the house.
After running the comps, $X is about 30% HIGHER than where the property should be!
Do I:
Take the listing and "hope?" Explain the situation and see what happens? Talk about what a "short sale" is? Turn down the listing altogether? … (6 comments)

I've been trying to figure out how to get a Google map that I created put into a blog post, and it's been driving me crazy! I'll get it eventually.
I need a vacation. Not a working vacation, not a stay-cation. An actual put your feet in the sand vacation.

I spent a few hours earlier today checking out some garage sales. They were having a whole subdivision sale, so they were all pretty close to each other.
I noticed a few things...
First, you can get some things pretty cheap compared to buying at the store. I bought a couple DVD's (The Hulk for $3 and Reservior Dogs for $10). New, they're probably $10-15 each. What Does BATVAI Mean? 
While you're looking at properties online or on a listing sheet, there's a section that explains some of the better characteristics of the property, in limited detail.
There are only so many characters allowed in our MLS for the descriptions, so you'll see a lot of abbreviations. Like, "mbr" for master bedroom or "fr" for family room. Sometimes at the end of the description, you'll run across something that, initially, makes no sense.
BATVAI.

Overrated - Taco Bell. I'm done with them. They messed up my order the last 3 times I've been there, and 4 of the last 5 times! And It was just ME! Not some huge order. Plus, I ALWAYS go inside to order, because the drive-thru has even worse odds on getting things wrong.

Picture this:
We're standing in the middle of a house. The listing price was $132.000. There was already a "bid" on the property at $135,000. I told the potential buyers that it would probably go for $145,000 or MORE! They thought I was nuts!
Let's back up a little.
When we pulled up, the outside was beautiful. No cracks in the driveway, bushes and trees were trimmed nicely and there wasn't anything cluttering up the yard.

I think I can officially say, Yes. It's finally Spring in Metro Detroit!
It got up to about 60 degrees today with mostly sunny skies. Light breeze kept it feeling a little cool, but nice.
The real reason I can say Spring has hit is because I got out on the golf course for the first time this year today!
