eric michael: Plan Your Home Inspection For A Rainy Day! - 05/20/13 03:27 PM
Plan Your Home Inspection For A Rainy Day! While it's a rare thing to be able to schedule your home inspection around the weather report, if you have a choice between a sunny day and a potentially rainy one, pick the rainy day. On sunny days, it might be a little more fun for the inspector to take his time around the outside of the house, but if it's raining, they'll be able to tell a lot more. For instance, water run-off. If they can see the way the water is running away (hopefully) from the house, it give a (22 comments)
eric michael: Do I Want This Listing? - 05/19/13 05:08 PM
Do I Want This Listing? Hypothetical situation, of course. I get a phone call. Seller wants me to sell their house. They owe $X, and want to put it on the market for $X + 20%. Their reasoning is that they'll negotiate down a little, but they'll ultimately be able to "get out from underneath" the house. After running the comps, $X is about 30% HIGHER than where the property should be! Do I: Take the listing and "hope?" Explain the situation and see what happens? Talk about what a "short sale" is? Turn down the listing altogether? (6 comments)
eric michael: 500,000 Points! - 05/18/13 05:47 PM
500,000 Points! It just occured to me. I was soooo fired up to hit the 500,000 point milestone, I forgot to write a quick blog about it! I've been hammering away lately, trying to reach this goal. You know what happens at 500,000 points here on ActiveRain? You don't have to pay any more! I was so happy to have AR for free, that I forgot to blog about it. Thanks to everyone who made this possible. Renee for kicking me in the ass, over and over, until I actually wrote my first blog. Melissa, for sending the (10 comments)
eric michael: 5.18.13 - 05/18/13 05:32 PM
5.18.13 I've been trying to figure out how to get a Google map that I created put into a blog post, and it's been driving me crazy! I'll get it eventually. I need a vacation. Not a working vacation, not a stay-cation. An actual put your feet in the sand vacation. I won't hold my breath, but I know one's coming eventually! Great job winning the game today, Wings. Much appreciated. Lets keep it going for Game 3 on Monday!
I've been through it almost every year for over 10 years. I've made friends, helped people load up heavy things and bought some stuff, too. It's one that you won't regret. I promise. View Burton Hollow in a larger map
eric michael: Garage Sales. Good Deals, Potential Clients or a Waste of Time? - 05/17/13 04:01 PM
Garage Sales. Good Deals, Potential Clients or a Waste of Time? I spent a few hours earlier today checking out some garage sales. They were having a whole subdivision sale, so they were all pretty close to each other. I noticed a few things... First, you can get some things pretty cheap compared to buying at the store. I bought a couple DVD's (The Hulk for $3 and Reservior Dogs for $10). New, they're probably $10-15 each. Even used at a going-out-of-business video rental store, they're going to charge you $5-7+ for them, and they've been viewed a billion times, (14 comments)
eric michael: Happy Mother's Day - 2013! - 05/12/13 05:10 PM
Happy Mother's Day - 2013! Just wanted to take a minute and say Happy Mother's Day to everyone. To all the happily married Moms, not-so-happily married Moms, the divorced Moms and single Moms for a variety of reasons. Happy Mother's Day. To the Dads out there that are raising the kids, for any and all reasons, Happy "Mother's Day" to you, too. My Mom passed away a few years ago. She lived across the country from me, and I only saw her a few times over the last 25 years or so. Happy Mother's Day, Mom. I miss you. Don't (3 comments)
eric michael: What Does BATVAI Mean? - 05/12/13 04:04 PM
What Does BATVAI Mean? While you're looking at properties online or on a listing sheet, there's a section that explains some of the better characteristics of the property, in limited detail. There are only so many characters allowed in our MLS for the descriptions, so you'll see a lot of abbreviations. Like, "mbr" for master bedroom or "fr" for family room. Sometimes at the end of the description, you'll run across something that, initially, makes no sense. BATVAI. This is an acronym that a lot of listing agents use, including me, to make sure that the buyers and buyers agents (1 comments)

Old School - 5.11.13 Happy Saturday, Everyone! It got really windy a little while ago. Looks like a storm might be rolling in. I don't mind storms, really, as long as the power stays on. We're going "Old School" tonight. I'm going to introduce my daughters to a couple of classics. First, we'll watch "Young Frankenstein." I can't wait to see what they think about that! Then, we'll follow it up with Bill Cosby: Himself. There will be aching bellies all around. Have a great night!
Let me know if you're gonna go. And make sure you're in line before noon. Check out Sliderbration.com for more details. And possibly other locations. I didn't look, so I'm not sure. Have fun! I live a few White Castles every now and then!
eric michael: What Info Do You Give To EVERYONE While Talking On A Cell Phone? - 05/06/13 06:34 PM
What Info Do You Give To EVERYONE While Talking On A Cell Phone? I was sitting with a friend having lunch the other day. There was a person behind me on their cell phone, obviously trying to buy something. As he talked, I wrote down what he said on a piece of paper. Full Name Address Credit Card Number Expiration Date The 3 digit number on the back Without saying anything, I slid the paper across the table to my lunch partner. He looked at it and then up at me. I simply said, "This is why you (53 comments)

eric michael: Overrated and Underrated. May 4, 2013 - 05/04/13 06:24 PM
Overrated - Taco Bell. I'm done with them. They messed up my order the last 3 times I've been there, and 4 of the last 5 times! And It was just ME! Not some huge order. Plus, I ALWAYS go inside to order, because the drive-thru has even worse odds on getting things wrong. Underrated - The Counting Crows. Listen. I know I'm gonna get some grief for this one (Jared!), but their records never fail to produce. Check them out live sometime. The songs have a totally different personality than from the records. Check them out on Spotify. I can't (21 comments)

eric michael: Why Would I Bid OVER The Listing Price?!? - 04/28/13 03:15 PM
Why Would I Bid OVER The Listing Price?!? Picture this: We're standing in the middle of a house. The listing price was $132.000. There was already a "bid" on the property at $135,000. I told the potential buyers that it would probably go for $145,000 or MORE! They thought I was nuts! Let's back up a little. When we pulled up, the outside was beautiful. No cracks in the driveway, bushes and trees were trimmed nicely and there wasn't anything cluttering up the yard. Then we went inside. Something was missing. The kitchen. Yes, the kitchen was gone. So were (9 comments)
eric michael: Is It Finally Spring in Metro Detroit? - 04/26/13 06:27 PM
Is It Finally Spring in Metro Detroit? I think I can officially say, Yes. It's finally Spring in Metro Detroit! It got up to about 60 degrees today with mostly sunny skies. Light breeze kept it feeling a little cool, but nice. The real reason I can say Spring has hit is because I got out on the golf course for the first time this year today! A buddy and I played 18 holes, finished up right as it was getting dark. We had a great time, but I'm still working on a new grip, so I had some (7 comments)
eric michael: Something No One Ever Want's To Read. - 04/23/13 06:33 PM
Something No One Ever Want's To Read. "Dear borrower(s): Our records indicate that your loan is in default for failure to make payments due. Unless the payments on your loan can be brought current by xxxxxx, it will become necessary to require immediate payment in full (also called acceleration) of your Mortgage Note and pursue the remedies provided for you in your Mortgage or Deed of Trust, which include foreclosure." Scary words to read. If you have received anything like this recently, contact a real estate attorney. A CPA and real estate agent might be next.
