TEXAS' Q4 OFFICE PERFORMANCES VARY
SANTA ANA, CA (Grubb & Ellis) - The office markets in Dallas-Fort Worth and Houston struggled in fourth quarter 2009, while Austin and San Antonio showed some positive signs, according to Grubb & Ellis.
Dallas-Fort Worth ended 2009 with a total negative absorption of 941,499 sf, 265,402 sf of which was posted in the fourth quarter. Vacancy rose 30 basis points to 22.8 percent in the fourth quarter, its highest level in over four years. Overall asking rents declined $0.20 in the last quarter to $20.68 per sf across all property classes.

This is not a new concept and many shopping centers and strip centers have been taking advantage of their surplus of parking lot area.  You can see the space at Radford Hills being developed for a Pizza Inn.  Even uses like ATM's and Water receptacles that take up a smaller footprint have been popping up for years.
You can expect to see more of this type of development by established businesses looking to raise cash with surplus property.

DALLAS (Dallas Morning News) - Transwestern's Dallas office has acquired one of the largest property management deals on record.
Institutional investor RREEF has given operations of almost nine million sf of industrial and office space in North Texas and Oklahoma to Transwestern.
The management portfolio includes high-profile projects like the 5950 Sherry Ln. office tower in North Dallas and the 4040 North Central tower near Cityplace.
New York-based RREEF previously managed the buildings.

DALLAS (Dallas Morning News) - After standing vacant for five years, the 1616 Woodall Rodgers office buildings near Victory Park have been purchased by Oncor for its headquarters.
The power line operator will remodel the two eight-story 1978 and 1992 buildings in the first half of 2010 before moving 500 employees from its current location in the Energy Plaza tower on Bryan St.

Good for our Texas limited resources.  Very important for West Texas which is in high demand for a limited supply of water.  Tenaska in Sweetwater is a concern regarding the use of Abilene water for their coal plant.

HOUSTON (Houston Business Journal) - The Texas economy showed signs of improvement in the past six weeks through November, according to the Federal Reserve Bank of Dallas' Beige Book survey.
Industries looking up include high-tech manufacturing, paper, petrochemicals, staffing, housing and energy.
New and existing home sales improved over the six-week period, but the level of activity remains weak.
The financial services and commercial real estate industries continue to report deteriorating conditions.

TEXAS (Real Estate Center, Realtor.org) - A total of 19,347 existing single-family homes were sold in Texas last month, a 15 percent increase from October 2008, according to MLS data compiled by the Real Estate Center at Texas A&M University.
The median price rose 1 percent to $143,300 during the same period, and the state finished the month with a 6.9-month inventory of existing homes.

PARSIPPANY, N.J. (Coldwell Banker) - Three Texas cities are among the top ten most affordable college towns in the country, according to Coldwell Banker's 2009 Home Price Comparison Index (HPCI).
The annual College HPCI provides a comparison of similarly sized 2,200-sf, four-bedroom, two-and-a-half bathroom homes in college markets within the 120 football bowl subdivision schools.
Fort Worth, home of Texas Christian University, ranked fifth with an average home price of $153,450.

Great to see the creation and expansion of education and the health industry across west Texas.

Texas Tech University Health Sciences Center School of Pharmacy Abilene Campus, opened on 08-12-2007. Classes are held in a Spanish-themed 36,000-square-footbuilding, constructed at a cost of $15.5 million. The initial enrollment of 40 is expected to grow to 160 by fall of 2011. Also, by that time, the school is expected to have 40 professors and staff.

WICHITA FALLS (Times Record News) - The city council voted Tuesday to annex 243 acres effective next month.
The annexation addresses land generally east of Allendale Rd. and south of Kell Blvd., including property owned by the North Texas Rural Rail Transportation District and Pitts Sand and Gravel Inc., as well as what was the Saint-Gobain Vetrotex property.

I shot over to Highland Park to the Park City Club in Dallas yesterday to hear from the RECON economic forecaster, Mark Dotzour at the North Texas Chapter SIOR monthly meeting.  It was a great opportunity to meet a few of the SIOR designees and directors.  Craig Jones, Vice President of the Chapter was there along with the President, John Fulton.  They appeared to have approximately 40 attendees at the meeting.
