At www.EZKeyRealEstate.com one of the most common methods we have for measuring the success or viablility of our investors choice of house / investment is Cash on Cash return. Cash on Cash Return is a percentage that measures the return on cash invested in an income producing property. When I was just starting out, one of the maxims I've encountered was to never invest in real estate that's more than 20 miles away. The reason was that it would be difficult to manage, specially if you have rented out the place instead of selling it.
On the other hand, we have the concept of cash flow properties. Instead of selling a house and pay a hefty sales tax on it, you just keep it, rent it out, and enjoy passive income for a period of time.
