Coral Canyon Master Planned Community near St George Utah Real Estate Market Report~January 2012 is as follows:

5 Coral Canyon homes have sold in the month of January 2012~

                                                
                                                  2 homes sold for between $150,000 and $200,000
                                                  1 home sold for between $200,000 and $250,000
                                                  1 home sold for between $250,000 and $300,000
                                                  1 home sold for between $300,000 and $400,000

There were 44 homes for sale in the Coral Canyon Master Planned Community in January 2012  which is a 25.4% decrease from January 2011 when there were 59 homes for sale.

Sales in Coral Canyon were exactly the same  in January 2012 & January 2011-5 homes sold in January, both years.

Average sales price for a home in Coral Canyon in January 2012 was $231,666.  Average sales price is +19.85% in January 2012 from January 2011 when the average sales price was $193,295.

One of the most wonderful places to retire in St. George, UT is Sun River St. George. It is southern Utah’s premier master-planned active adult lifestyle community, and the first of its kind in the area. So, it’s worth announcing that the Sun River Ladies Golf Association will host the second Spring Charity Classic in March. The event will take place at the Sun River St. George Golf Club, which is located at 4210 S. Bluegrass Way in St. George. The event will profit the Doctors’ Volunteer Clinic of St. George.

Sun River St. George Spring Charity ClassicThe clinic was founded in 1999 by the Washington County Medical Association along with the Washington County Medical Alliance. Dr. Paul Doxey serves as president.

The need for the clinic has increased by 30% since its establishment because of the difficulties some families and individuals faced for the need of medical care. In 2011, the clinic opened a new expansion to the clinic. Today, the clinic serves as a lifeline for approximately 1,000 patients per month.

Many volunteers have contributed time and money over the years to the Charity Classic. The Association itself has contributed more than $21,000 to the clinic.

If you are interested in helping the Sun River Ladies Golf Association, you can make donations, which are tax deductible and very welcomed. One $15 donation will provide one patient with a doctor visit.

If you plan to put your home on the real estate market this spring, you should start cleaning now. In today’s real estate market your home will need to shine above all the other competition. Therefore, I’ve got some real estate tips to help you be completely ahead of the game.

Home Selling TipsStart at in the yard

February is a great month to cleanup your yard, clean out the gutters, trim the bushes, and repaint or power-wash the siding. Anything that looks worn or overly used should be removed. Your goal is to brighten up your yard. Try adding a new door mat and outdoor lighting.

February is also a good time for those living in Southern Utah to fertilize and weed the yard. This will help you get ahead on your spring work. And, a nice green lawn will definitely help you sell your home faster.

The interior

Moving on to the interior of your home, you should consider a pre-listing inspection. Some companies like Paul Davis Restoration will do this for free. Once you know if any repairs are needed, you can begin removing all your excess items that clutter up your rooms. Pack away any items you don’t want lost, stolen or broken. Just remember, the more you put away, the bigger your homes rooms will look. If necessary, you can always rent a small storage space to put your extra belongings in until your home sells. For best results, declutter every room, even the closets.

Extra cleaning

Now it’s time to get down to the heavy cleaning. Once your clutter is out of the way, this will be an easy process. Get your carpets or area rugs professionally cleaned or replaced. Scrub your tile floors, and make your hardwood floors shine with a good wax job. And, don’t forget the baseboards, they need attention too. You may even want to consider repainting the inside of your home. However, if the paint is not old and can be cleaned, just give the walls a good scrubbing. If you do paint, remember to use neutral colors. Neutral colors please more buyers.

During the cleaning process, don’t forget the windows. This is one of the most forgotten things to clean around the house. Clean windows will allow more natural lightening in, which makes the room look cleaner and larger.

St George Utah Housing Market Conditions~January 2012

St George Utah Housing Market Conditions showed little change in January 2012 from December 2011.  Average sales price decreased from $197,507 to $191,199 which is approximately -3.2%. Total number of homes sold in January 2012 also decreased, from 230 sold in December 2011 to 164 sold in January 2012.  Typically sales drop during this time of year due to the holidays, so this is nothing unusual.

The total number of St George Utah homes for sale that were listed on the Washington County UT mls in the month of January 2012 was 1581.  There were 245 homes "under contract" and pending sale during January 2012.

The Bank of Utah officials are now cautioning potential homebuyers and homeowners who want to refinance to check the license of their broker. Back in mid-December, the Utah Division of Real Estate sent a final alert to mortgage brokers to meet new federal SAFE Act requirements, which includes licensing with the federal Nationwide Mortgage Licensing System (NMLS) by year end. Brokers must also complete all testing and education requirements. Now that the deadline has passed, the NMLS data base is being compiled. However, it will be some time before consumers will have access to the database for mortgage companies. Access to banks and the federally insured are currently accessible.

In 2008, the SAFE Act was created to protect consumers from fraud. Standards were set for the licensing and registering of state licensed mortgage loans. The state of Utah was one of the first states in the nation to create a law that would enforce the federal mandate. But still, only 5,200 out of 9,200 mortgage brokers in Utah have changed over to the NMLS database. A low 2,000 of the 5,200 have completed all the requirements.

There are new concerns over unlicensed brokers that may continue to do business and violate the state law. Therefore, their license will be permanently revoked if they are caught. There has also been a considerable drop in the number of licensed independent mortgage brokers who can process loans, but that change will not affect mortgage loan originators or bank mortgage loan officers who work for federally insured depositories.

Dishonest lending practices of some brokers is the cause of the new SAFE Act regulations. The new system will assign a unique number to each licensed broker so their transactions can be tracked to help create a group of better qualified mortgage brokers. Home and commercial property buyers can protect themselves by dealing with licensed brokers only. You can go through a community bank to help assure that you are getting an experienced loan officer. If you’re not going through a bank, ask to see the broker’s current license.

Help keep yourself safe when buying a home by using the NMLS Consumer Access system or call 801-530-6747. When you’re making payments, only pay your service provider. You can also file a complaint with the Utah Division of Real Estate if you think someone offering loan modification services is trying to scam you. And, you should never ignore mail from your lender or service provider. Many times there will be important information that will need your attention.

Never pay any upfront fees to someone for loan modification services until you receive a written contract with details about the services being provided to you. You can find government sponsored mortgage modification and refinance programs at www.makinghomeeaffordable.gov and http://portal.bud.gov .

According to a new report released last week by Capital Economics, the housing crisis is expected to end this year as banks loosen their credit standards. The report shows an average credit score needed to obtain a mortgage is now 700. The number is still higher than it was before the crisis, but it is much better than a year ago.

2012 Real Estate TrendsAnother survey from the Federal Senior Loan Officer, shows credit requirement in the last quarter of 2011 were consistent with the prior three quarters. Combined with these reports, there are many indicators that point to housing stabilization and more available credit. Now, banks are lending up to 3 ½ times the borrowers earnings. This is an increase from 3.2 during the crisis.

In addition, many banks are loosening the loan-to-value ratios, which is a clear sign of improved credit conditions. Many banks are now lending an average of 82 percent, which is higher than the 74 percent lending average in 2010.

However, even though there has been some slight loosening on credit conditions, many potential buyers are still having trouble meeting the credit requirements. Capital Economics reports 8 percent of potential buyers could not qualify for the loan, which ended up cancelling many contracts.

While the news of loosed credit standards opens the doors for great opportunities, it does not mean there will be actual housing price gains across the nation.
