Sun River St George is the premier 55+ active adult community in southern Utah. Sun River provides a quiet environment for it's residents with occupancy limited to at least one resident must be 55 years young or better and no permanent residents under the age of 18.

Residents of Sun River can enjoy golf, lawn bowling, horseshoes, walking, biking and pickleball to name a few of the amenities offered. Don't mistake that Sun River St George is a "rest home". It is probably the furthest thing from it! There is a calendar full of events and activities provided for it's residents to enjoy. Think of it as a cruise on land!

Summer Work for St. George, UT’s Young

Due to the Presidents call to expand opportunities for summer work for the young people of our nation, there will now be summer work opportunities for St. George, UT’s young residents. There will be openings for 20,000 young people ages 15-25 in St. George’s national parks, national forests, wildlife refuges and other public lands.

Several Secretary’s and Chairs of the nation have created a program that will put our youth to work while making our Nation’s lands more accessible for the public. And now that 80% of our country is living in urban areas, it’s more important for opportunities like this for American’s to live, work and play on our grassland and forests. It’s the perfect way for our youth to experience America’s Great outdoors.

There will also be 36 bilingual high school students hired over the next two years to help complete over 50 miles of wilderness trials and habitat restoration on 135 acres of Utah’s public land in the Uinta-Wasatch-Cache National Forest areas. The funding will come from $121,436 in non-federal funds.

The city has recently announced the return of “Sunset on the Square.” So, bring your family and friends out each second and fourth Friday’s of the summer months to catch what’s playing. The movie series will be in Town Square’s historic Parade Grounds.

The Parade Grounds will be transformed into an outdoor highdef movie theater at dusk as hundreds of residents and visitors gather for the screening in the prime location. This is family-friendly entertainment at its best for FREE. You can even come early for great socializing with other St. George residents. For many residents it has become a family tradition. And, don’t forget your blankets, lawn chairs or picnic baskets.

Looking for things to do in St George Utah on Friday nights this summer? St George Town Square becomes an outdoor movie theatre for the third annual summer movie series on the 2nd and 4th Friday of each month this summer. KCSG & the City of St George present "Sunset on the Square". Classic movies for adults and children will be shown on the big screen under the stars.

This is a FREE event for residents and visitors alike. Bring you blankets, lawn chairs and goodies, the movies start at dusk. Snow cones, popcorn and pizza will also be available. You may even want to enjoy a ride on the new carousel at Town Square while you're there!

St George Town Square is located in downtown St George at 89 S. Main Street.

Movies begin on May 25, 2012 with Yogi Bear and continue through August 24th this year.

Principle Reduction Offered to 200,000 Bank Of America Homeowners

A principle reduction will be offered to over 200,000 Bank of America homeowners who are struggling with their mortgage payments. It’s an offer that sounds too good to be true, but Bank of America is doing it anyway. They will mail out letters with the principle reduction offer to their struggling homeowners this week. So, be on the lookout. If you toss it, you won’t be eligible. Some borrowers could get as much as $150,000 reduced from their mortgage balance.

The Bank of America principle reduction program is part of the $25 billion settlement that was reached this year between state and federal agencies and five of America’s biggest mortgage servicers. Originally, Bank of America agreed to an $11 billion mortgage principle reduction, but they are now going above and beyond while committing to $25 billion. Over 5,000 borrowers have already gotten $700 million in principle reduction, collectively, through the pilot program.

Do you qualify for a mortgage principle reduction? You can if you are over sixty days late on your mortgage payments as of January 31, 2012. You also have to owe more on the mortgage that what the home is currently worth. Your home loan must also be owned or serviced by Bank of America. If you do get a letter and think you qualify, you will have to answer the letter with full documentation of your income, and your payment must be more than 25% of your gross income.

Bank of America borrowers could get well over $100,000 in loan forgiveness per homeowner. So, be on the lookout for a certified letter from Bank of America. You can obtain a sample letter from CNBC online so you will know if you have legitimate letter. Don’t get scammed. The letter will be simple and will have a red box on the top corner labeled “IMPORTANT”, “Qualifying customers may reduce their monthly payment by an average of 35%”.

Average sales price in April 2012 was $621,200 which is a 26.92% decrease in sales price from 2011 when the only home sold closed at $$850,000.

Arvel Bird is a masterful violinist and Native American flutist who is known around the world for his theatrical connection between Native American and Celtic traditions. Coral Canyon Master Planned Community near St George Utah Real Estate Market Report~April 2012 is as follows:

3 Coral Canyon homes sold in the month of April 2012~

                                                  2 homes sold for between $180,000 and $200,000
                                                  1 home sold for between $200,000 and $250,000

There were 50 homes for sale in the Coral Canyon Master Planned Community in April 2012 which is a 3.8% decrease from March 2011 when there were 52 homes for sale.

Sales in Coral Canyon were down 80% in April 2012 over April 2011! 3 homes sold in April 2012 and 15 sold in April 2011.

Average sales price for a home in Coral Canyon in April 2012 was $153,150. Average sales price decreased 24.92% in April 2012 from April 2011 when the average sales price was $203,989.

Coral Canyon in Washington Utah is a beautifully master planned community situated on 2,600 acres. Coral Canyon is home to a championship 18 hole golf course with panoramic views of the red rocks which surround it.The close proximity to I-15 make it the perfect community for home owners coming from the north. 2012 Homeowners Satisfaction Survey

The 2012 homeowners satisfaction survey by HomeGain is in. Homeowners from near and far were asked whether they are satisfied with home ownership and if the price appreciation or depreciation was a factor.

Over 70% of those surveyed said they were satisfied with owning a home, and nearly 28% were dissatisfied with home ownership. Those that were asked if price appreciation was their reason for satisfaction, just over 20% said yes. Around 76% listed other reasons for their satisfaction of home ownership. Some of the most popular answers for home ownership were freedom from rent and pride of owning a home.

Of those who were unsatisfied, they indicated that price depreciation was their biggest reason for being unhappy homeowners. From those who listed other reasons for being unsatisfied, most said homeowner costs such as property taxes, repairs and HOA fees were an issue. So, the survey concluded that in spite of home value declines, homeowners are mostly happy with being a property owner; that is nearly 3 of 4 homes.

The Northeast region of the nation showed the most satisfied homeowners. The Southeast ranked second in satisfaction, followed by the West then the Midwest. Also, homeowners who purchased their home within the last three years or over 8 years were the most satisfied, and those who purchased their homes within 3-8 years were the least satisfied. Home purchase price and home buyer age was also a factor in whether homeowners were satisfied.

St George Utah Housing Market Conditions~April 2012

St George Utah Housing Market Conditions showed marked improvement in April 2012 from April 2011. Average sales price increased from $189,609 in 2011 to $202,598 in 2012 which is approximately a 7% increase. Total number of homes sold in April 2012 decreased, from 292 sold in April 2011 to 235 sold in April 2012. Total number of sales is slightly down, but average sales prices are on the rise.

The total number of homes for sale in St George Utah that were listed on the Washington County UT mls in the month of April 2012 was 1543. There were 308 homes "under contract" and pending sale during April 2012.

Inventory is decreasing slightly, and prices are slowly rising. The real estate market in St George Utah seems to be improving because of these indicators. Homes that are priced under $200,000 and in good condition are in high demand and often times receiving multiple offers. If you've been on the fence waiting for prices to to stabilize, now may be the time to buy!

St. George Utah Kids Fun Run

The Ironman St. George Kids Fun Run will be held on May 4th, 2012. Beginning at 6pm in the Town Square at 86 S Main Street, St. George, UT you can join in on the fun. All kids and families are welcome and encouraged to come to the big event. There will be a $10 fee for each participant, and this is a great way to start getting ready for the adult Ironman St. George while you’re young.

The run will be approximately 1 mile and 200 meters. The event is associated with the Ford Ironman St. George. The City of St. George, UT and the Exchange Club will be hosting the Kids Fun Run this year for children 12 years and under. And, all participants who complete the fun run will receive drinks, a t-shirt, and a finishing medal. They will also be passing through the same finish line as all the adult Ironman athletes.

Packet pickup will be available from 5pm to 5:45pm on Friday, May 4, 2012 at Town Square where the race will begin. Good luck to all participants.

Entrada at Snow Canyon in St George Utah Real Estate Market Report ~ March 2012 is as follows:

4 Entrada at Snow Canyon homes have been sold in the month of March:

                                                         2 homes sold for between $400,000 & $500,000
                                                         2 homes sold for between $250,000 & $300,000

There were 84 homes for sale in the Entrada area during the month of March 2012 which is exactly the same number of homes that were on the market in March 2011.

Sales in Entrada at Snow Canyon for the month of March 2012 were down 20%-from 5 homes sold in March 2011 to 4 homes sold in March 2012.

Average sales price for a home in Entrada at Snow Canyon in March 2012 was $372,125. This is an decrease of 39.39% over last years sales prices which averaged $616,983.

Entrada is an exclusive guard gated community in St George Utah offering it's residents a wide variety of world class amenities. National Mustang Show Comes to St. George, UT

The National Mustang Show comes to St. George, UT. The event will run from today through Sunday, April 29th. This is one of only three similar shows in the entire nation. So, come on out to the Tuacahn Amphitheater to see mustangs from over 40 states that range from the early 60s models to the newest models. You’ll get to view the nicest mustangs on the west coast.

Friday’s events will include a 58.7 mile Pony Trail Cruise that will depart from St. George’s convention center at 9am. The route will continue through Zion National Park and on to Clear Creek Family Ranch where lunch will be served. The return route will feature Utah’s most beautiful red rock country. And, everyone is welcome to join in.

The biggest day of the show will be on Saturday when the all day car show event will take place. There will be a large barbecue at 8pm and a performance by Country Music’s Martin McBride. The show will end with an additional car showing and an awards ceremony on Sunday.

This year’s event is sponsored by the Southern Utah Mustang Owners Association and the Northern Utah Mustang Owners Association.

New Distribution Center Coming to Southern Utah

There is a new distribution center coming to southern Utah and bringing jobs too. The Fortune 300 retailer Family Dollar Distribution Center will add a new facility in the Washington County area of southern Utah. They will be investing in close to $80 million to build a new 800,000 square foot center. The new center will be aimed to serve all western stores.

Ground breaking on the new facility will be soon and the center plans to begin operations by the summer of 2013. This will be a nice boost to the Washington County economy with hundreds of job openings available as new leaders in manufacturing and distribution call southern Utah home.

There will be over 450 full-time positions to fill as per the agreement with the state of Utah. Job openings will include full retirement benefits as well as health benefits. Hiring for all new positions will begin in the spring of 2013, so get ready. Family Dollar is hoping to become part of the community by becoming an active member for many years to come.

There are currently over 7,100 Family Dollar stores in 45 states across the country. That amounts to over 50,000 team members. And by expanding into southern Utah, the Family Dollar is once again demonstrating the power of collaboration.

Arbor Day Celebration in St. George, UT

The 20th Arbor Day Celebration in St. George, UT will be coming on April 28th. There will be many events taking place from 9am to 1pm that will continue to beautify the community by planting trees, which will help St. George maintain its status as a Tree City USA. So, everyone is invited to come out to Tonaquint Nature Center at 1851 S Dixie Drive.

The main goal at this year’s event is to plant 150 trees in honor of St. George’s Sesquicentennial Celebration in one of the areas small groves. Planting trees in the desert help with the climate and many trees make the area more beneficial to new comers looking to buy real estate in St. George, UT.

For St. George to meet the standards of a Tree City USA community, they must continue four important projects which include having a Tree Board, a Tree Care Ordinance, host an annual Arbor Day Celebration, and have a Community Forestry Program. For nineteen years St. George has been able to maintain its status as a Tree City and there are seventy-seven other cities in Utah that are recognized as Tree Cities. Very few hold the status longer than St. George.

St. George is looking for over 500 volunteers to help out with this year’s big event. They are looking for locals to help with planting trees and flowers along the new trail that connects the bird blind to the reclaimed bridge. Over the past years, this area has changed drastically due to these type efforts. And, in just a few short years, these new plants and trees will begin to mature making the area even more beautiful. Volunteers will also be spreading mulch along the trails and helping to prune bushes.

There will be crafts for the kids at the Nature Center that is free of charge, and volunteers will get free snacks. So, mark your calendars and bring the family to help on Arbor Day 2012.
