St George Utah Housing Market Conditions showed little change in January 2012 from December 2011. Average sales price decreased from $197,507 to $191,199 which is approximately -3.2%. Total number of homes sold in January 2012 also decreased, from 230 sold in December 2011 to 164 sold in January 2012. Typically sales drop during this time of year due to the holidays, so this is nothing unusual.

Amidst all of the bad news regarding foreclosures lately, I'm happy to report that there was some good news in October. From the information and data I've received it looks like the foreclosure scene remained steady in October here in the St George Utah real estate market. There was a lot of concern about the foreclosure moratorium and many experts thought that the NODs and foreclosures would drop sharply last month.

The lead generating company HouseHunt.com says it believes the market has bottomed out in many areas of the country and that prices are beginning to strengthen. According to HouseHunt, the most positive news is that the buyer-seller ratio is almost dead even in a random survey of member agents. The company also reports that repeat buyers now represent 50% of all transactions. Three years ago repeat buyers accounted for only 34 percent of home purchases.
