HELP! HELP! PLEASE HELP! How can I link my URL with my new Cool button? I know! I know! I should be a pro at this. Normally if I watch a good video tutorial or read one,it is as easy as riding a bicycle. But now for some reason it is not. I just got my new Market Leader Website up and running. There are some pages on my site that I want to use as Landing pages such as the Washington DC Market Insider,My Home is Worth What?-Remember the old HGTV show? Then again maybe they are doing it again. I haven't watched HGTV in a while and Washington DC Luxury Homes for sale

But my problem is trying to link my URL http://bit.ly/xVaQIb so that I can be able to track the clicks with this nice new button made on the website www.cooltext.com. Everytime I do it,I click on the button and it is not doing nothing. I think I might have read like three blogs here so far today. One was almost what I needed. Well probably what I needed. But I just having a hard time getting this done. So if anybody know of any Youtube Videos,Blogs or can offer any advice to me,I would really appreciate it. I want to get this done so I can get rolling with my new website and other things that I got going on. Oh yeah! Tomorrow is  Super Bowl Sunday. So I guess I am not going to be hearing from anybody till Monday right?

 

By the way who are you picking the win the Super Bowl? Who cares. I am sorry but I just don't even care. My San Franscisco 49ers lost to those sorry punks and spygate are once again in the Super Bowl. REALLY? I MEAN REALLY? :-)I have I been stuck in 2008 for the past four years or something? Homeward Bound program for PG County MD First time Home buyersMaryland Department of Housing and Community Developement (DHCD) Secretary Raymond A. Skinner announced the creation of this product like eight months ago. But I am writing this blog for the people who might have missed the announcement or for the PG County MD First time home buyers who don't know about this product. House that needs major repairs


Homeward Bound allows eligible home buyers of any foreclosed or short sale property to obtain a loan product at a lower rate. This is good considering many if not most first time home buyers are cash scrapped before they even start the home buying process. So how do you apply for this loan you ask? You can go to http://www.mmprogram.org/documents/AcqRehabLenderFactSheet060211.doc through a Maryland Mortgage Program Participating Lender. The acquistion cost is paid to the seller of the home at closing. An amount equal to the rehabilitation cost plus up to six months of mortgage payments is put into escrow account at loan closing. Disbursements are made from the escrow account as repairs are completed by a licensed contractor.


You can also check the Maryland Mortgage Program Current interest rates. Interest rates varies depending on the discount points paid by the borrower. Not paying your HOA Fees is the #1 Killer of Short Sales and Deed in Lieu. 

Many homeowners who are behind in their mortgage payments are also behind in their HOA fees. When we take on a short sale listing it is very important for the seller to understand the ramifications of NOT paying HOA fees. 

In the state of Florida the HOA can foreclose on you, they can lock you out of the pool and clubhouse, they can evict you after the foreclose on you and rent your condo or property out, they can deny you access through the gate. 

And the HOA can do this very fast. Many people here are being told by their agents, by their attorneys and by their friends and family members that their HOA can not foreclose because the first bank, the main lien holder, is in first position and if your bank has not foreclosed the HOA can't. Well, that is NOT TRUE. 

The HOA can foreclose on you subject to the first lien holder. They don't need your bank to foreclose on you first or at all. 

If you are planning on doing a short sale then you should do all you can to keep up with your HOA payments. If you are far behind and the HOA has their legal council contacting you- make some arrangements to pay towards the part you are behind. 

If your HOA fees get too high, your lender is not going to approve those to be paid out of the net loss they are getting at closing. 

If you want to do a deed in lieu you have to be current with your HOA fees or you have to negotiate with your lender to pay a portion of those fees for you because you must give clean title in a deed in lieu. 

Attorneys tell us that for deed in lieu- the number one killer is the homeowner being behind in their HOA payments. 

Most every attorney we know that understands the short sale process advises their clients that even if they are not making their mortgage payments they should keep current with their HOA payments.

I need to write more Localism blogs. Yesterday while listening in on the Webinar that Charlotte NC Real Estate Agent Debe Maxwell was teaching yesterday called "Building Effective Market Reports"

 

I remembered somebody asking her "How she goes about writing some of her Localism blogs? She said that she asks the Manager at the Restaurant where she eats at if she can write a blog on the Restaurant since she enjoyed the food and great customer service at the restaurant. She has even gotten free meals and some business from her Localism blogs. But she didn't do it to get free meals and business. She writes Localism blogs because it makes her the designated Charlotte NC Neighborhood Real Estate Agent when people do a keyword search in search engines.

 

 

Well yesterday I have been looking for a RELO Company in Washington DC to link up with just in Washington DC Metropolitian area just in case I have some Washington DC Relocation home buyers-You never know. Visited their website and logged onto the chat. Waited for like seven minutes-Like I don't have anything better to do with my time like Lead Generation. Anyway nobody showed up-That should've told me something right there. But I later got an e-mail from the Managing. Here is what it said ,

I responded back by saying Thank you. I am a Real Estate Agent and I am looking for a Relocation company in Washington DC to affilate with. She responded again by saying that we definitely work with Real Estate Agents and that they give out a referral fee. Honestly speaking I wasn't even thinking about a referral fee yet alone was looking for one. Cut a long story short here is the person response.

Now I understand that they are trying to focus all of their marketing efforts toward corporate housing but in 2012 who turns down "FREE MARKETING?". I mean besides I wasn't asking you to pay me for it. Do people make too much money to the point that they feel like don't need no more money? I hope not. Anyway I responded back by saying "No problem. Good thing I asked. It's just my way of saying Thank you to people if they help me. Active Rain gets a lot of traffic from potential home buyers and sellers daily. Some of them might be looking to Relocate to DC.
