HELP! HELP! PLEASE HELP! How can I link my URL with my new Cool button? I know! I know! I should be a pro at this. Normally if I watch a good video tutorial or read one,it is as easy as riding a bicycle. But now for some reason it is not. I just got my new Market Leader Website up and running. There are some pages on my site that I want to use as Landing pages such as the Washington DC Market Insider,My Home is Worth What?-Remember the old HGTV show? Then again maybe they are doing it again. I haven't watched HGTV in a while and Washington DC Luxury Homes for sale

But my problem is trying to link my URL http://bit.ly/xVaQIb so that I can be able to track the clicks with this nice new button made on the website www.cooltext.com. Everytime I do it,I click on the button and it is not doing nothing. I think I might have read like three blogs here so far today. One was almost what I needed. Well probably what I needed. But I just having a hard time getting this done. So if anybody know of any Youtube Videos,Blogs or can offer any advice to me,I would really appreciate it. I want to get this done so I can get rolling with my new website and other things that I got going on. Oh yeah! Tomorrow is Super Bowl Sunday. So I guess I am not going to be hearing from anybody till Monday right?

By the way who are you picking the win the Super Bowl? Who cares. I am sorry but I just don't even care. My San Franscisco 49ers lost to those sorry punks and spygate are once again in the Super Bowl. REALLY? I MEAN REALLY? :-)I have I been stuck in 2008 for the past four years or something? What the heck? Excuse me if I don't give a darn. Plus I am frustrating that I can't get my URL to link with my new button. Homeward Bound program for PG County MD First time Home buyers. Maryland Department of Housing and Community Developement (DHCD) Secretary Raymond A. Skinner announced the creation of this product like eight months ago. But I am writing this blog for the people who might have missed the announcement or for the PG County MD First time home buyers who don't know about this product.

Homeward Bound allows eligible home buyers of any foreclosed or short sale property to obtain a loan product at a lower rate. This is good considering many if not most first time home buyers are cash scrapped before they even start the home buying process. So how do you apply for this loan you ask? You can go to http://www.mmprogram.org/documents/AcqRehabLenderFactSheet060211.doc through a Maryland Mortgage Program Participating Lender. The acquistion cost is paid to the seller of the home at closing. An amount equal to the rehabilitation cost plus up to six months of mortgage payments is put into escrow account at loan closing. Disbursements are made from the escrow account as repairs are completed by a licensed contractor.

You can also check the Maryland Mortgage Program Current interest rates. Interest rates varies depending on the discount points paid by the borrower. With the Homeward Bound eligible program home buyers of foreclosed and short sale properties will get an introductory 1/2% discount off the current applicable MMP interest rate. Not paying your HOA Fees is the #1 Killer of Short Sales and Deed in Lieu.

Many homeowners who are behind in their mortgage payments are also behind in their HOA fees. When we take on a short sale listing it is very important for the seller to understand the ramifications of NOT paying HOA fees.

In the state of Florida the HOA can foreclose on you, they can lock you out of the pool and clubhouse, they can evict you after the foreclose on you and rent your condo or property out, they can deny you access through the gate.

And the HOA can do this very fast. Many people here are being told by their agents, by their attorneys and by their friends and family members that their HOA can not foreclose because the first bank, the main lien holder, is in first position and if your bank has not foreclosed the HOA can't. Well, that is NOT TRUE.

The HOA can foreclose on you subject to the first lien holder. They don't need your bank to foreclose on you first or at all.

If you are planning on doing a short sale then you should do all you can to keep up with your HOA payments. If you are far behind and the HOA has their legal council contacting you- make some arrangements to pay towards the part you are behind.

If your HOA fees get too high, your lender is not going to approve those to be paid out of the net loss they are getting at closing.

If you want to do a deed in lieu you have to be current with your HOA fees or you have to negotiate with your lender to pay a portion of those fees for you because you must give clean title in a deed in lieu.

Attorneys tell us that for deed in lieu- the number one killer is the homeowner being behind in their HOA payments.

Most every attorney we know that understands the short sale process advises their clients that even if they are not making their mortgage payments they should keep current with their HOA payments.

Yesterday while listening in on the Webinar that Charlotte NC Real Estate Agent Debe Maxwell was teaching yesterday called "Building Effective Market Reports"

I remembered somebody asking her "How she goes about writing some of her Localism blogs? She said that she asks the Manager at the Restaurant where she eats at if she can write a blog on the Restaurant since she enjoyed the food and great customer service at the restaurant. She has even gotten free meals and some business from her Localism blogs. But she didn't do it to get free meals and business. She writes Localism blogs because it makes her the designated Charlotte NC Neighborhood Real Estate Agent when people do a keyword search in search engines.

Well yesterday I have been looking for a RELO Company in Washington DC to link up with just in Washington DC Metropolitian area just in case I have some Washington DC Relocation home buyers-You never know. Visited their website and logged onto the chat. Waited for like seven minutes-Like I don't have anything better to do with my time like Lead Generation. Anyway nobody showed up-That should've told me something right there. But I later got an e-mail from the Managing. Here is what it said ,

I responded back by saying Thank you. I am a Real Estate Agent and I am looking for a Relocation company in Washington DC to affilate with. She responded again by saying that we definitely work with Real Estate Agents and that they give out a referral fee. Honestly speaking I wasn't even thinking about a referral fee yet alone was looking for one. Cut a long story short here is the person response.

Thanks for your offer to be mentioned on your blog. I feel we will need to
decline at this point as we're trying to focus all of our marketing efforts

Now I understand that they are trying to focus all of their marketing efforts toward corporate housing but in 2012 who turns down "FREE MARKETING?". I mean besides I wasn't asking you to pay me for it. Do people make too much money to the point that they feel like don't need no more money? I hope not. Anyway I responded back by saying "No problem. Good thing I asked. It's just my way of saying Thank you to people if they help me. Facebook Marketing should no longer be ignored if you want to increase your Real Estate Business Sales

Reading to me is like feeding a hungry mind starving for knowledge. I am always hungry for knowledge. And if it is going to make me a much better person and help me succeed,I am doing it. Two days ago while I was at a Bowie MD Local Bookstore at Bowie Town Center Barnes and Noble,the cover of this magazine enticed me. It's unlike many of the magazines in Real Estate,Entertainment,Luxury Cars and Money that I usually read. Okay am I kidding-Kim Kardashian was on the cover. Whoever is the Editor in Staff of Success Magazine -SMART MOVE on your part. But seriously the name of the magazine is called SUCCESS MAGAZINE. Figured with a name like that,it must be a good magazine. So I picked it up and started reading it.

While I was reading this SUCCESS magazine,I stumbled upon a page in the magazine. It was called Facebook Fan 101. Here are some of the stats that were shared in the SUCCESS Magazine.

46 MILLION Americans check their social media sites and services several times a day. Some if not many of these 46 Americans are first time home buyers,move-up buyers,relocation buyers,Real Estate Farmers,Real Estate Agents looking to refer business to other local real estate agents or real estate agents out of state where they don't cover,Loan officers who are looking to refer business to other real estate agents,Senior citizens/Baby Boomers-(I hear they are not hard to work with,Got cash and very good credit-Why the heck I am not marketing to this niche),Military home buyers,home owners,Real Estate Investors. You see what I am trying to say right? Exactly. People who we are looking for are on this powerful Social Media site.
One in four SOCIAL NETWORKS USERS KNOWINGLY FOLLOWS brands,products or services on social networks.
Among those who do follow brands,products or companies on social networks 80% indicate that Facebook is the network they use the most to connect with companies. Small businesses as well as Large business,companies and even non-profit organizations,you are looking for your audience to connect and engage with,you have to be on Facebook.

Success magazine also asked "What's the most "effective" marketing strategy you employed last year? Notice I highlighted the word 'effective". Here what it said.

32% used e-mail. Here I thought e-mail marketing was obsolete since my response to my e-mail has been very low. Guess I got to get with a company who are very effective in utilizing Real Estate e-mail Marketing.
28% used Facebook Page-WOW! This is why I have to re-vamp my Facebook Business Pages and turn them into Custom Facebook Landing Pages.
11% used Twitter updates. Now that is interesting. How can I use Twitter updates to market to my customers? See what's trending on Twitter daily? That's something to look into and study.
11% used Direct mail.
18% used other. I wonder what other could be? PPC,Blogging,LinkedIn,Digg,Youtube,Yelp,Membo,Naymz,Cold calling,Door Knocking,Postcard mailing,Newsletters etc. Maybe. Some things to definitely look into.

Don't matter how much business you have,you shouldn't abandon any form of marketing to generate business. You can never have enough Real Estate Business. And last night I was listening in on a Webinar called "Facebook is still a King in Real Estate Marketing" put on by IMSD and Active Rain,Jimmy Macklin mentioned that "Many of the people shouldn't follow or do what a lot of Real Estate Agents are doing on Facebook as far as Real Estate Marketing because some of them are doing it wrong. Plus he said Facebook shouldn't no longer be ignored as a Real Estate Marketing tool. Please watch the webinar whenever you can on Youtube. Type in "IMSD" and "Facebook is King" and you will definitely be able to find the webinar.

I am definitely going to test Facebook as a Real Estate Marketing tool. Hopefully it should be soon. And I hope you do too. And if anyone of you have tried it,please share your stories good or bad. What did you do? How long did you run the ad? Who did you target? What days of the week do you run the ad? Any information would be useful to many of us who are looking to try this. And I hear IMSD are very good with Facebook Marketing as well. I am going to look into that also since all I keep hearing is great reviews.

1 – Who should Invest in Real Estate? Anyone interested in creating long-term wealth should consider investing in real estate. There are five different investor types and each type has a different plan for investing. Each investor may also have a specific goal in mind when investing in real estate. Whether you are ready to invest now or planning now to invest in real estate in the future, anyone willing to prepare and plan can consider investing in real estate as a way to create long-term wealth.

2 – What is Investing in Real Estate? I will begin the answer to this question by stating that investing in real estate is not a get-rich quick plan. Investing, by definition, is to put money to use in something that offers potential profitable returns. Investing in real estate is putting money to work by buying and selling real estate for potential profitable returns. With a defined investment plan, there are additional benefits to investing in real estate.

3 – When is the Time to Invest in Real Estate? There are market indicators that tell when the time is "right" to invest in real estate. How to manage your finances better this year should be one of your goals. Singing: Money! Money Money! MONEY. We all want more of it-Who doesn't? My pastor once said something while he was preaching a while ago. He said "The reason why God won't give you more money is because you wouldn't know how to manage it. And it is the God honest truth is "Many of us have problems managing money". How do you expect God to bless you with more if you can't manage the money he has already blessed you with now? Guess one of the reasons why many of us are such bad money managers is because nobody took the course in school "how to manage your finances".

Many of us are in financial dire straits due to mismanaging of our finances. Managing your finances can be an easy task for some but an arduous task for many. Guess that explains why some people hire Certified Financial Planners to do it for them. Or why in a family either a husband or a wife will do it since they are more equipped to handle that task. I am not married-YET but I hear that managing your finances plays a very paramount role in a keeping a good marriage intact.

With nine days already into the New Year,it is definitely not too late to make it a goal to manage your finance better. Now I am sure some of you are probably cash strapped from being overspending hungover caused by some family members and friends holding you hostage which forced some of you into an addiction that if you took a poll or survey,it will rank top five as one thing most people do every year- Christmas Shopping. Oh by the way Mr.Santa if you are reading this-YOU SUCK! Thanks for heading to the North hole without dropping off my Samsung Tablet. Maybe when I close my next short sale deal in the year 2060,If I can still remember anything by then,I will get one. By then there might be something totally different from a Samsung Tablet. I got a better chance of getting a Lady Gaga autograph than catching up with Santa since he is sooooo busy. Seems I got to be naughty this year because being nice is sooo 1970's. Damn you Generation Y Damn you. Oh-SORRY. I got sidetracked for a quick minute there.

So if you have problems managing your money,I pray that this year will be the year that you manage your finances better and increase your income as well-I am preaching to the choir on that one. Washington DC Tenant and DC Landlord facing foreclosures questions-How will I know that my landlord is trying to evict me?

This is a very imperative question. Matter of fact this one might be the most important questions out of the ones that I have written and/or going to write about. Many DC Tenants don't know that the DC House that they are renting is about to be foreclosed on.

You will know that your DC Landlord is about to evict you when you receive a notice. After the notice expires,you should receive a summons telling you to come to court. Sometimes the new owner will file a lawsuit at a DC Landlord Tenant Court against the old landlord. If you receive court papers at the property with the old landlord's name,it is very important that you go to court. You could be evicted for no reason if you do not appear in court,even if the court papers are in the name of the old landlord.

To evict a Washington DC Tenant, the new owner must take the tenant to court and prove that the tenant has been given a proper notice and that the landlord has a proper reason to end the tenancy. For example, if the new owner says that the tenant has not paid the rent, then the owner will have to prove that to a judge or jury. You may have defenses against the owner's lawsuit. It is very important to talk to an attorney about your rights as a Washington DC tenant. Don't just assume anything. Know the facts.

Washington DC Renter and DC Landlord facing foreclosure questions-Do I have the right to stay in the property after a foreclosure?

The answer is ABSOLULTELY YES. You have the same rights as any other. Bet you want to live in Washington DC didn't you?:-) Tenants rights are protected after foreclosure under D.C law. Tenants have the right to remain in the property after foreclosure. Just like any other tenant, the new owner can give you a notice terminating your tenancy for a limited number of reason:

a) If the buyer wants to live in the property,then the tenant must be given a 90 day notice.

b) If a tenant has violated the lease terms,for instance by not paying rent,then the tenant usually must be given a 30 day notice to cure or quit.

c) If the new owner wants to make substantial renovations that cannot be made while the tenant is living on the property,a 120 day notice is required to the tenant. The tenant has right to re-rent after renovations are completed.

d) If the new owner wants to replace the property with new construction(non-rental) or demolish the property,then the tenant must receive a 180-day notice.

It's 1/2/12. 1 thing The Real Estate Farmer is definitely going 2 to 2 day is Door Knocking.

Today I am supposed to be meeting with one of my clients along with their contractor to see how much it is going to cost to make some minor repairs to a house that are they are going to purchase. The home inspector said that in order for the house to meet FHA Standards,certain minor repairs need to be fixed.

Even though it is the seller's responsibility,we are trying to go out of our way to help the seller do what we need to do so that we can close this transaction. Besides if we close,it is a WIN-WIN for both parties. Homeowner sells her house and she can move on with her life. First time homebuyers will purchase a house that they really like.

So while I am in the Neighborhood,I figure that I do some Door Knocking. Today you are bound to find a lot of people home due to the holiday. So today will be a great day to do some door knocking It is going to be just a brief survey that shouldn't take no more than 5-7 minutes. And in case the home owners are not home,I typed up some letters requesting to please give me a call if they are interested in the survey and I would be more than happy to come back at a time convenient for them.

Last year I didn't do much Door Knocking. But this year like Active Rain Superstar herself said aka"Mrs.Consistency" Barbara Todaro said in her FEATURED BLOG old school methods of marketing never die back to basics works today.Let’s not dismiss the “old school methods of marketing.” These are approaches that will never die, in my opinion. I agree with her 100%.

So before I meet my clients today,I am going to be doing some Door knocking in subdivisions not too far from where I am supposed to meet my clients at today. Like somebody told me once. Can't remember exactly how they put it but it was something like "If you are want to receive something that you have never had,you have to be willing to do something that you have never done before.

So if I want to accomplish my Real Estate Goals this year,I have to do more things to get in front of more people that will help me accomplish my Real Estate Goals. Remember real estate is a people to people business

As of right now we have 3hrs 57 mins and 38 seconds left in 2011. Well I have to say Im one of many who are happy that 2011 is about to come to end. And I'm writing this blog on my phone so I'm apologizing in advance if it looks very weird.

Yes we did it ya. Another challenge in the Active Rain Archives. Congratulations everybody. Let's not just use this challenge to challenge ourselves as Real Estate Professionals but to also improve ourselves as individuals.

We all have something in our lives that we want to improve on or get better at. This Challenge seemed to have re-ignited a fire in me for some reason. December seemed to be a great time to get that fire back. And reading some of the things from you all helped as well. To all who participated-THANK YOU. And of course thank you Deborah for putting this challenge together.

Here are some of the things that I did today. 1. Finally did my Real Estate Business. After doing it I was scared. Why? I did the calculations according to the formula that we normally use and I realized that I have to make 43 contacts (For Listings) and 36 contacts (Home buyers) to meet my goal of 62 transactions. Its going to be hard. BUT CAN BE DONE. Reading "The Millionaire Real Estate Agent made me realize a lot of things I haven't been doing and things that I've done I need to be consistent in doing them. Great book. 2. I've started reading the book "SHIFT" by Gary Keller-AGAIN. Read it late last year. Plan on reading a lot of different books in various topics next year. 3. Called someone today who left a message last night. She wants to buy a house. 4. Another person who I was actually looking for his number who called me a while ago called me today. He found me here on Active Rain. He is an investor who is looking to buy in DC. Well thats it for 2011.

Hope you all had a great 2011. And if you didn't don't be too harsh on yourself. Learn from your mistakes and improve on them Remember everyday is another day to do something great. Day 30- 31 Days of December Challenge. 30 down and One more to go.

Well I must say just like any other challenge,this one is tough. However it is going to help me prepare for 2012. Reading some of other people's blogs for this December Challenge has been helpful. That's one of the reason why I really enjoy this challenge. We are all here to help each other and Active Rain is great for doing that. So here is what I did today.

Finally finished reading "The Millionaire Real Estate Agent" by Gary Keller. Next book is going to be from three choices that I have in mind. One of the books is on REO and the other two are on Real Estate Investing.
After having our deal stalled for a while My clients have agreed to help out the homeowner in getting some things done after the Seller said that she is going to fix the repairs to meet FHA Standards. Bank of America Short sale so hopefully in January/February 2012 we should be going to closing.

Trying to figure out why my www.klout.com keeps dropping. I need to impress my home buyer and seller clients.
Read some Real Estate Magazines. Give me some ideas on how to write better Real Estate Ads.

Day 29 -31 Days of December Challenge. Things are heating up. Yet it is still cold outside.

Singing; I really want to stay. Baby it's cold outside. Oops. This is a Christmas song. That was five days ago. Things are heating up. As 2011 is nearing completion,its time to take it up a notch. While many people are using this time to whine and relax I can't do that unfortunately. I got big plans for this upcoming year. Big plans means that I got to work harder but most importantly smarter. Here is what I did today.

Still Reading "The Millionaire Real Estate Agent". Read like 50 something pages today. I am left with like 110 I think. I am going to try and knock it out the box tomorrow. Or should I say today:-).
Followed up with the guy who called me off of my Localism blog Woodview village bowie md townhomes.
Lady who Ellie McIntire referred to me called me. She hasn't been approved yet. But she said she is going to do that soon. She is going to use a VA Loan. She is also going to ride by the place to let me know what she thinks.

Day 28-31 Days of December Challenge.

It is a beautiful day today. Surprised that even though it is December,it is still cold. However the weather is not that bad. So what does that mean? Is the end upon us? I don't think so. Will the weather be like this in January 2012? Maybe. I don't know about you but I am not complaining. Anyway I was holed up at a Local Bookstore in Bowie Maryland-Barnes and Noble for most of the day. Here is what I did today.

Still Reading "The Millionaire Real Estate Agent". Read like 80 something pages. Probably more than that. This is a very good book for real estate agents new and seasoned. Thanks Fernando Herboso and Corrine Guest for reminding me that the book was written in like 2004. Want a book that is geared towards this Real Estate Market read "SHIFT". Another book by Gary Keller. Things have definitely changed since then. But it is still a very good book to read and I am enjoying reading it. I've learned some good things in this book. I am almost done reading this book too.
Got a call from someone at Barnes and Noble Bookstore that the book that I ordered(REO Book which I have already started reading and will be my next read)like two days ago is here. That was quick.
Got a call from someone who called me off my Localism blog Woodview village bowie md townhomes. The guy likes the area and is looking to rent there in four months. But if there is a good buy there,he might end up buying. I am keeping my fingers crossed.
Followed up on my referral that Ellie McIntire gave to me the day before.

Day 25- 31 Days of December Challenge TELLING TEXTING- People Merry Christmas that is.

Hello everyone. Just want to wish everybody a Merry Christmas. Hope you all got everything you wanted for Christmas. Santa where is my Samsung Tablet. And they say Santa Claus exist? I have been good all year. I didn't beat up or cuss out anyone at Bank of America or Wells Fargo just to name a few banks. Any real estate agent dealing with Short Sales in this Real Estate Market with the patience of Job should be rewarded tremendously. So what did I do today? Didn't do much. But what I did did help me promote my Real Estate Business.

Went to Church. Had to celebrate the birth of my father Jesus Christ. Lord I am praying for a major breakthrough in Real Estate Sales ifor me and my fellow Real Estate Agents in 2012. So can I get a Amen-Amen. Yes Lord.
Texted many people by telling them Merry Christmas. One person replied and saying that he is ready to help him buy a house-THANK YOU LORD. We'll see how serious he is now.
E-mailed our own Larry Bettag to request a copy of his Business Plan. He was nice enough to make a comment on my blog stating that if I need a copy of his plan that I should e-mail him. He is awesome. Thanks Larry.

Day 24-31 Days of December Challenge.

Well what can I say? Less than fifteen minutes from now,it will not be Christmas Eve anymore. I have been listening to many Christmas Gospel songs on 104.1 FM today in my truck while on the road. So what did I do to promote my Real Estate Business today? We don't even get Christmas Eve off on this challenge:-). Just kidding.

Called a guy who called and left me a message yesterday. He was looking to rent because he has bad credit. Now I am trying to sell him on the American Dream and become a Homeowner. His wife found me on Google. When I meet them next month hopefully I will ask her wife "What did you type into the search engine?" YOU GOT TO ALWAYS TRACK YOUR LEADS.
Went to local Prince George's County Bookstore Barnes and Noble Bookstore in Bowie Maryland to read the book that I am currently reading. Couldn't find it so I had to order it. The book is on REO's.
So I started reading "The Millionaire Real Estate Agent" by Gary Keller.
Commented on some blogs.
Sent some e-mails to some prospects who I haven't heard from in a while. Also to a couple of investor groups who I hope to do business with next year.
Thought about how I can team up with some Restaurants in MD and DC to draw more customers/clients into their restaurant with the restaurant.com coupon or gift card and at the same time introduce my services as a Real Estate Agent just in case they need one.

Yeah I am very,very sleepy. I am surprised that I actually wrote this. And I am surprised that I am still up. Oh yeah I am waiting for Santa Claus to get me a Samsung Tablet along with some brand new ready,willing and able home buyers and motivated sellers in MD and DC. Besides I have been good all year.:-).
