Home Inspection killed the deal on Upper Marlboro,MD house for sale-Was it because yesterday was Friday the 13th? Maybe. But I don't believe in the whole friday the 13th thing. So what is Friday the 13th some of you probably ask? According to Wikipedia Friday the 13th occurs when the thirteenth day of a month falls on Friday, which superstition holds to be a day of good or bad luck.

Anyway I have been working with a client of mine for about a month and a half now. I have shown them around 32 houses. All of the houses that I have shown them are Prince George's County Maryland Houses for sale. We have submitted two offers prior to this one. On one offer we got out bid and another offer we submitted just wasn't accepted. After they told me that they were going to submit full price on the house which they really liked,I was very happy. (You would too if you were in my shoes). Anyway,I was communicating back and forth with the listing agent via e-mail-ONLY FORM OF COMMUNICATION I USED WITH THE LISTING AGENT THROUGH THE WHOLE PROCESS. This is 2009 now right? (I am not going to get into that).

Anyway after our offer was accepted,(Praise God Hallejulah Thank you Jesus)we decided that we should now do a home inspection. Just a friendly reminder to potential home buyers reading this,"If you are buying a house,you should always get a home inspection". Even if the house is brand spanking new,"Get a home inspection-PLEASE". It is one of the best investment you will make during the home buying process that can end up saving you thousands of dollars and aches and pain down the line after you purchase the house. Back to my story. To cut a long story short,after home inspector Paul Goins of STF Home Inspections 410-535-9020 (my clients chose him)finished doing his home inspection(Who by the way did a very good home inspection),his home inspection report revealed things that an ordinary person would not have saw.

And of course my clients decided that they definitely do not want to buy the house because they just didn't want to spend more money than they intend on spending. But I wouldn't be a good real estate professional if I told my clients to buy a house that they definitely don't feel like buying just because of a commission check-It ain't worth it. My reputation means a lot to me. I am definitely staying positive even working with my client has made me weary. It's going to be a challenge to find my client who are first time home buyers a house that doesn't have any problems in a Real Estate Market where most of the houses for sale seems to have a problem. But I am up for it. Wish me luck. Better yet pray for me-I am going to need it. LOL.

How many ways do I love Active Rain? It's more than 200,000

Okay! So I can't give you more than 200,000 reasons why I love Active Rain. Heck! I don't even think Jonathan Washburn-Co-Founder and C.E.O can give 200,000 reasons why he loves Active Rain-LOL. But anyway I love Active Rain just as much as the next Active Rainmaker here.

And as much as I love Active Rain,I feel like a car that have logged over 200,000 mileage -NOW THAT'S A LOT OF MILEAGE!

But if it wasn't for Active Rain,I would've never met other real estate professionals outside of the Metropolitian DC Area. I have learned and still learning from the brilliant,creative,fun-loving real estate professionals here on Active Rain.

I now know how to write Market Reports using graphs-Thanks Lina Robertson even though some people showed me how to do it in the past,how to copy and paste my pics for my Wordless Wednesday or Speechless Sundays blogs,create a blog header for my blog-ThanksJeremy Blanton (ActiveRain Corp.) - Real Estate Agent - Myrtle ... Now if I can just do the same for my Outside DC Real Estate and Area Events Blog www.GetDCSold.com will be great. I guess I have to Enjoy One on One Blog Training from ActiveRain,MyDC Real Estate and Area Events blogs are also indexed on www.google.com -Now if I can convert my google juice into more business.

And just last week Active Brad Brad Andersohn ~ Community Manager (ActiveRain) - Real Estate ...took time out of his very busy hectic schedule to give me a call and showed me how to set up a Listing Router-Will do so this week. If it wasn't for Active Rain,I would've never been a Twitter and a twitter connection that I made via Active Rain is about to improve my Real Estate Sales tremendously-I'll keep you posted on that. Washington DC Real Estate Market Report for August 2009

602 houses for sale sold in Washington DC for the month of August. According to this graph,most of the houses for sale sold were over $500,000. However that doesn't mean that you can't afford to buy a house in Washington DC. Deanwood DC zip code 20019,houses are selling in the $130,000 price range. Houses in Anacostia DC zip code 20020 are selling in the upper 150's. And DC houses for sale in Congress Heights DC zip code 20032,houses are selling in the mid 120's.

However in Trinidad DC zip code 20002,average home price of houses that are being sold in that area is in the mid $350,000. Houses for sale in NE DC Brookland zip code 20017,houses are selling in the lower 220,000's. And NW DC Petworth zip code 20011,average price of houses selling in that area are in the 340,000.

Out of the 602 home buyers who brought a house in Washington DC,311 of them used a conventional loan,156 of them used a FHA Loan and 21 home buyers used a VA Loan.

My new Active Rain Profile Picture. Should I have kept the Old one instead?

Some people would make their decision on whether they are going to work with you by looking at your picture,what your website looks like or what your slogan or marketing materials state. Even though my profile picture wasn't great,it wasn't bad either. And lately I have become a photographer sort to speak. If I see something that I feel should be captured,I am taking a picture of it.

So when I had a chance to update my profile picture and earn points for it,(At least I'm being honest),I jumped on the chance to do it. But did I make the right decision or did I get suckered in by the Brilliant AR Staff for some points? What do you think? Which one of these profile pictures should I keep?
