In recent years, however, there has been an increasing effort on the part of federal and state regulators to minimize the influence of the broker in selection of the escrow holder. The rationale is that buyers and sellers have the right and should have the opportunity, to CHOOSE and compare escrow services and charges, if they so desire to negotiate between themselves as to where escrow will be held.&lt;/p&gt;
&lt;p&gt;This past year, I have seen an increase on&amp;nbsp;the Buyers and Sellers having a say so on choosing an escrow holder.&amp;nbsp;They are shopping around and comparing prices, along with the &lt;a href=&quot;http://activerain.com/escrowprincess&quot; target=&quot;_blank&quot;&gt;Escrow Officer's&lt;/a&gt; experience and knowledge.&amp;nbsp;Realtors and including Mortgage Brokers are having less choices with directing escrow.&lt;/p&gt;
&lt;p&gt;As a consumer, we always have the option on choosing whom we want for services when we are paying for those services. So in the future, don't be afraid to speak up and make suggestions as to whom you would like to handle your escrow. Always shop around. Someone actually made a movie about selling and closing escrow? I am curious to see how this turns out. There is nothing like the real deal on working hands on&amp;nbsp;closing an escrow.&amp;nbsp;This movie looks funny. The other escrow companies I use AlWAYS obtain that information for me!&amp;quot;. Ok, if he would had said that nicely, I would&amp;#39;ve responded much nicer. So I respond with &amp;quot;Well, that is NOT my job. And honestly, I don&amp;#39;t know WHY they do that for you if it is NOT their duty to order nor obtain that information. That&amp;nbsp;is the reason why you get paid a nice commission through the file, to do that. That is YOUR responsibility and job to do, not mine. So go ahead and take care of ordering and obtaining that information and forward it to me when you get them or...you can have them sent to me directly and I&amp;#39;ll make sure to deliver it to the Buyer for acknowledgement and approval of same&amp;quot;. He was speechless for a second. Than says &amp;quot;You&amp;#39;re Right, that is my job. I didn&amp;#39;t mean to be out of line with you. I will take care of getting that for you&amp;quot;. Well, well....lookie here, NOW that is his job. &lt;/p&gt;&lt;p&gt;In the past, in my early years in escrow, I took care of ordering and obtaining most of the information for my agents.&amp;nbsp;Because that is what I had to do to obtain their business. But one day,&amp;nbsp;I was so overwhelmed with my own duties that I finally said NO! What I started doing is reminding them on my cover sheets to make sure to provide me with that information, as I needed it prior to closing. And to the newest agents I got, I&amp;nbsp;did the same. I stopped taking on more responsibilities and duties that weren&amp;#39;t mine. Escrow IS NOT supposed to be ordering and obtaining these &lt;a href=&quot;http://www.dre.ca.gov/disclosures.htm&quot; target=&quot;_blank&quot;&gt;type of reports&lt;/a&gt; and &lt;a href=&quot;http://www.dre.ca.gov/disclosures.htm&quot; target=&quot;_blank&quot;&gt;disclosures&lt;/a&gt;.&amp;nbsp;For years, they&amp;#39;ve been doing it as an accommodation. The Escrow Holder is limited to knowing the specifics of a property and if that information isn&amp;#39;t provided to the companies that issued such reports/disclosures, well...guess who can be held liable for them? That&amp;#39;s right! Escrow! &lt;/p&gt;&lt;p&gt;In an undisclosed settlement, a Buyer vs Chicago Title won a lawsuit because the Escrow Officer ordered a Home Warranty and forgot to disclose a small unit above the garage that wasn&amp;#39;t covered under the Home Warranty Plan. Getting ALL their calls, e-mails, faxes and being available to them at ALL times. I spoil them with&amp;nbsp;MY SERVICE. Not with doing their job. The way I see it, is if I can be held liable for something, than I just won&amp;#39;t do it. I&amp;#39;ve worked too hard and too long to throw my career out the window, just like that.&amp;nbsp;You can be sued financially also. Not just your company. He got near the bed and&amp;nbsp; placed&amp;nbsp; the gift box next to the other clothing&amp;#39;s he was taking to the&amp;nbsp;funeral house. His wife had just died. He turned to me and said,&amp;nbsp;&amp;quot;Never save&amp;nbsp;something for a special&amp;nbsp; occasion. Every day in your life is a special&amp;nbsp;occasion.&amp;quot; I still think&amp;nbsp;those words changed my&amp;nbsp;life. Now I read more&amp;nbsp; and clean&amp;nbsp;less. I sit on&amp;nbsp; the porch without worrying about anything. I spend more&amp;nbsp; time with my family and less&amp;nbsp; at work. I understand&amp;nbsp;that life should be a source of experience to be lived up to, not&amp;nbsp; survived through. I no longer keep anything. I use crystal glasses every day. I&amp;#39;ll wear new clothes to go to the&amp;nbsp;supermarket, if I feel like it.&amp;nbsp;I don&amp;#39;t&amp;nbsp; save my special perfume for&amp;nbsp;special occasions, I use it whenever I want&amp;nbsp; to.&lt;/p&gt;&lt;p&gt;The words &amp;quot;Someday...&amp;quot; and&amp;nbsp; &amp;quot;One Day...&amp;quot; are fading away from my&amp;nbsp;dictionary. If it&amp;#39;s worth seeing,&amp;nbsp;listening or doing, I want to see,&amp;nbsp;listen or do it now. I don&amp;#39;t know what my&amp;nbsp; friend&amp;#39;s wife would have done&amp;nbsp;if she knew she wouldn&amp;#39;t be there the next&amp;nbsp;morning. This nobody can tell. I think she might have called her relatives and&amp;nbsp; closest friends. She might&amp;nbsp;call old friends to make peace&amp;nbsp;over past quarrels. I&amp;#39;d like to think she&amp;nbsp;would go out for Chinese, her&amp;nbsp;favorite food. It&amp;#39;s these small things that I would regret not doing, if I knew my time had come.&amp;nbsp;I would regret it, because I would no longer see the friends I would meet,&amp;nbsp;letters that I wanted to&amp;nbsp;write.. &amp;quot;One of these&amp;nbsp;days&amp;quot;. I would regret&amp;nbsp; and feel sad, because I&amp;nbsp;didn&amp;#39;t say to my brother and sisters, son and&amp;nbsp;daughters, not enough times at least, how much&amp;nbsp;I love them. Now, I try not to delay, postpone or keep&amp;nbsp; anything that could bring laughter and&amp;nbsp;joy into our lives. And on each&amp;nbsp;morning, I say to myself that&amp;nbsp; this could be a special day.&amp;nbsp;Each day, each hour, each minute, is special. If you got&amp;nbsp;this, it&amp;#39;s because someone&amp;nbsp;cares for you and because, probably, there&amp;#39;s someone you care about.       <description>&lt;p&gt;I wanted to share this with all of the Mom&amp;#39;s here on Active Rain.&lt;/p&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/2/2/0/1/3/ar117890857231022.jpg&quot; height=&quot;186&quot; alt=&quot; &quot; width=&quot;419&quot; /&gt;&lt;/p&gt;&lt;p&gt;You&amp;#39;ve been&amp;nbsp;hit,&amp;nbsp;Prettiest&amp;nbsp;Moms.&amp;nbsp;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;Before I was a Mom &lt;br /&gt;&lt;br /&gt;I never tripped over toys or forgot words to a lullaby. &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t worry whether or not my plants were poisonous. &lt;br /&gt;&lt;br /&gt;I never thought about immunizations. &lt;br /&gt;&lt;br /&gt;Before I was a Mom - I had never been puked on. &lt;br /&gt;&lt;br /&gt;Pooped on. &lt;br /&gt;&lt;br /&gt;Chewed on. &lt;br /&gt;&lt;br /&gt;Peed on. &lt;br /&gt;&lt;br /&gt;I had complete control of my mind and my thoughts. &lt;br /&gt;&lt;br /&gt;I slept all night. &lt;br /&gt;&lt;br /&gt;Before I was a Mom &lt;br /&gt;&lt;br /&gt;I never held down a screaming child so doctors could do tests. &lt;br /&gt;&lt;br /&gt;Or give shots. &lt;br /&gt;&lt;br /&gt;I never looked into teary eyes and cried. &lt;br /&gt;&lt;br /&gt;I never got gloriously happy over a simple grin. &lt;br /&gt;&lt;br /&gt;I never sat up late hours at night watching a baby sleep. &lt;br /&gt;&lt;br /&gt;Before I was a Mom &lt;br /&gt;&lt;br /&gt;I never held a sleeping baby just because I didn&amp;#39;t want to put &lt;br /&gt;him down. &lt;br /&gt;&lt;br /&gt;I never felt my heart break into a million pieces when I &lt;br /&gt;couldn&amp;#39;t stop the hurt. &lt;br /&gt;&lt;br /&gt;I never knew that something so small could affect my life so &lt;br /&gt;much. &lt;br /&gt;&lt;br /&gt;I never knew that I could love someone so much. &lt;br /&gt;&lt;br /&gt;I never knew I would love being a Mom. &lt;br /&gt;&lt;br /&gt;Before I was a Mom - &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t know the feeling of having my heart outside my body. &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t know how special it could feel to feed a hungry baby. &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t know that bond between a mother and her child. &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t know that something so small could make me feel so &lt;br /&gt;important and happy. &lt;br /&gt;&lt;br /&gt;Before I was a Mom - &lt;br /&gt;&lt;br /&gt;I had never gotten up in the middle of the night every 10 &lt;br /&gt;minutes to make sure all was okay. &lt;br /&gt;&lt;br /&gt;I had never known the warmth, the joy, the love, the heartache, &lt;br /&gt;the wonderment or the satisfaction of being a Mom. &lt;br /&gt;&lt;br /&gt;I didn&amp;#39;t know I was capable of feeling so much, before I was a &lt;br /&gt;Mom. &lt;/p&gt;&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/7/0/3/7/9/ar117890887897307.jpg&quot; height=&quot;259&quot; alt=&quot; &quot; width=&quot;150&quot; /&gt;&lt;/p&gt;&lt;p&gt;Being a Mom is the most wonderful feeling anyone can ask for. Our lord&amp;nbsp;doesn&amp;#39;t leave anyone out. You are blessed too!&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;HAPPY MOTHER&amp;#39;S DAY TO ALL THE AR MOM&amp;#39;S.
