Lately I have had numerous people ask me if they should try to short saletheir home.  These are people who are stuck in increasing adjustable rate mortages, interest only loans with balloon payments coming due that can't refinance or afford to pay the balloon payment, high interest rate loans with extremely high mortgage payments that they can no longer afford and people who want or need to sell, but feel that they won't be able to get what they owe on their homes due to declining values.

Just a few general tips for agents, buyers and sellers regarding listing, making offers and contracting to purchase short sale properties.  Most of this is standard stuff, but I have found that many buyers, sellers and agents are not aware of the particulars of a short sale.

Creating a compelling hardship letter requires creativity.  Be honest, but convey that you are suffering from hardship, your situation is bleak and you do not see a way out.  This letter is very important and should be written with correct grammar, spelling and should convey your message in effectively.  Be sure to include copies of all documentation that can/will prove your state of affairs.
