Gilbert's Old Fashioned 4th of July Celebration: Mesquite high School, 550 S. McQueen Rd, Gilbert. 5 pm to 10:30 pm, fireworks begin about 9 pm. Admission and parking are free, no cooler's, pets, alcohol, tobacco, or weapons. Live entertainment, contests, games, inflatables, community exhibits, food, and beverages. Bring your blankets and lawn chairs.
Chandler's 4th of July Celebration and Fireworks Spectacular: Tumbleweed Park, southwest corner of Germann and McQueen roads. Gates open at 4 pm, Fireworks begin about 9L30 pm. Live music, classic cars, free kids' carnival, food and fireworks.
Rawhide Red White and Boom: Rawhide is at 5700 West North Loop Road, Chandler. See website for pricing details, www.rawhide.com. Rawhide and Ahwatukee Foothills Chamber of Commerce are brining one of the Valley's largest fireworks displays to Rawhide's star-spangled Main Street.
Mesa's 4th of July Celebration: Gates open at 6 pm at Mesa Community College Dobson Road and Southern Avenue in Mesa, Family entertainment, Fireworks at 9 pm. Admission is $1 per person with kids under 6 admitted free.
July 4th Tempe Town Lake Festival: For location go to www.tempe4th.com. Live entertainment, inflatable village with rides, rock climbing walls, water wars and more, from 4 to 11 pm. Advance purchase tickets at Fry's are $6, Children 12 and younger are free. Tickets are $8 at the gate or $15 for two.

Stagers, your advice needed

Hey all. I really need your help on this one. I'm getting a listing ready that has one major problem with staging. There is a kids' room, very small, maybe 11x11. It has, are you ready for this?, a twin bed, a crib, an armoire, and a dresser/changing table. There's hardly room to move. Luckily it all matches and is in great condition. But it's packed. Really I just need to convince them to get rid of something for the next month, don't I? As I'm writing this I'm realizing there's nothing to do but clear something out....this is going to be interesting...

East Coast Imports to Arizona: Things you should know

I've had quite a few clients move to Arizona recently, from the East Coast. I was born in Arizona but my grandparents, aunts, uncles, cousins, everyone else is back in Connecticut and Massachusetts. My brother on the other hand moved to the South, right after college and I've spent time living with him in Alabama and northern Florida. So I have some concept of the environment and culture shock people moving from the East Coast go through.

So if you're on your way to the Phoenix-area, or maybe you're just contemplating a move, here's a few things to help prepare you for the new Arizona way of life.

We'll start with the weather, as it's the most obvious.

Yes, it's a dry heat. But you have no clue what the means till you live here. You will step from the air conditioned airport into, literally, a very hot oven. It means you will sweat gallons (after all, it's well over 100 degrees today) but it will evaporate so quickly, you won't realize it. That's how people get dehydrated so quickly. I make sure my clients have bottles of water all day when we're house hunting in the summer.
Speaking of water, you will think of it completely differently when you live here. In New England if there's a month with no rain, it's a drought. In Phoenix we easily go 3-4 months without a drop of water. If we have more than 3 days of cloudy skies, all natives get down in the dumps, myself included. We've grown too used to the sunshine, and you will too.
Because of the lack of water, we have lots less green than anywhere else. You think "well, of course, it's the desert" and at first it's so charming with cactus and mesquite trees everywhere. And then you move here and a few months go by and you realize you really miss green trees and green grass, and you realize you really took that for granted. And then you see housing developments that use gray water to have acres of green grass and man-made lakes to rehydrate the water table, and you wonder why you didn't move there instead. Not only is it pretty, it's eco-friendly.

But there are nuances to moving to Arizona that go beyond the weather,

The great majority of people living in the Phoenix area are from out of town. It's fairly rare to talk to an Arizona native. There are more of us in my generation but almost all of have parents that moved here from another state. At cocktail parties, the standard ice-breaker is "Where are you from?" Can you imagine that in New England, where people's families have been there for generation?
Many people assume we're very similar to California, maybe laid-back surfer style, or ultra-materialistic. Arizona very much has it's own culture. If anything, we tend to be more "Old West" about things. No, very few of us are cowboys, but that mentality is still there in one way or another. One client from Pennsylvania was shocked to learn that people from even upper class households love to drive trucks here. It's not uncommon for someone to make over $100k a year, golf the best ranges, drive a 4x4, and go hunting at least once a year.
Which leads to the concept of Arizona casual. Very few people wear suits to work in Arizona. My husband works at a high-rise in downtown Phoenix. His usual work outfit is slacks and a polo, maybe a button-down. Every Friday, almost everywhere, is Jeans Friday. Even the nicest restaurants rarely have a dress code. And if you wear nice cowboy boots, you're fine in jeans. There's even a steakhouse that will cut off your tie if you wear it inside. Sandals are a year round pleasure for women, which means year round pedicures as well. Finding a good pedicure salon is a state sport.
Everything is very spread out but everything is on a grid and very easy to find. However, you need a car. There is public transportation and it's getting better but at a snail's pace. Plan on needing a car and then finding ways to use it less.

There's a lot more but those are the most obvious schockers for my out of state clients. If you think of any others, I'd love to add them to the list.

Most Positive Experience: Client Becomes Knight in Shining Armor

I consider myself a competent woman when it comes to manly things. I take out the trash, I can hold my own in almost any sports conversation (except baseball and hockey, sorry Dad). I can get a speeding ticket without crying (that's a recent development). I can even manage a decent score on the James Bond video games. Unfortunately the thing that can reduce me to a mumbling, snuffling, baby is car trouble. Specifically car trouble on the side of the road.

A few months ago, I had a couple in my car. A couple that found me though my blog. They had flown in from Washington State and had 4 whole days to find their dream home. Luckily they knew exactly what they wanted. We found two floorplans they liked at a new home development but only one was modeled there. The other one was modeled at a development a good hour and a half away, through the middle of the desert.

Do I really want them to make a $500k decision without knowing if there was something better? No. So, off we went. Cruising down the freeway, chatting away, a good 45 minutes into the drive.

And I hear a helicopter. At least I thought it was a helicopter. Then I notice my steering wheel is shaking so hard I can't hang on. The husband says from the back seat, oh so calmly, "Pull over."

I'm so scared I don't even look, I just cross two lanes of 80 mph traffic and stop. I look up to see my tire rolling across the entire freeway. All I can think is that it's going to cause an accident and my whole world stops. His wife holds my hand as we stare. That tire rolls across 4 lanes of traffic and into the median. No accident.

At this point, I'm shaking and I can't even really talk. The husband says, again so calm, "Why don't you pop the trunk?"

Within 10 minutes he has the new tire on and we're heading back to town. They very graciously go shopping at the nearby mall while I arrange for repair and a rental car. We then start off again. By the end of the day, we had a signed contract.

This may seem like nothing to most of you. But to me, this was the ultimate blessing. Yes, I know how to change a tire and I'm sure I could have done it. But the circumstance had reduced me to tears. I was overwelmed by the fact that these people had entrusted not only their house hunt, but their very lives by getting in my car. Then I thought about, what would I have done if my small children had been in the car with me? Leave them in it while I change the tire? Not safe. Have them stand on the shoulder with me? Not safe.

My mind was racing and yet this incredibly nice, incredibly competent man fixed the situation without even being asked. And he did it so nicely, without once making me feel like less of a person. And the most wonderful thing is that I know my husband would have done the same.

That couple has grown into close friends. Our children play together, the guys golf, the wife and I shop, we have dinner together. I have grown to believe that out of need, grows close friendship. Which is a most positive experience.

Top 5 Things to Do in Gilbert, AZ, Even in the Summer!!

Gilbert is a lovely suburb of Phoenix, Arizona and considered by many to be the best mix of affordability, low crime, family friendly, with easy access to downtown.

But it's still part of Arizona and summertime in Arizona means HOT HOT HOT! So what are the Top 5 Things To Do In Gilbert, AZ, even when it feels like an oven?

As always, I start with food. You gotta check out Joe's Farm Grill. Great food with a retro feel, it's built in the middle of the organic fields that supply the yumminess. HUGE trees, misters, and lots of green grass make it comfortable even in the heat of summer. Get out of your cave, uh house, and enjoy the outdoors again.

Gilbert has a brand new mall, the San Tan Village . My favorite thing to do there is take the kids to an early matinee movie at the Harkins Movie Theatre (the $4 kids combo is actually a really good deal), afterwards hit the water spray park at the east end. The kids love it and it burns off tons of energy. Just don't forget the sunscreen!

Go for an evening stroll at the Riparian Preserve. With all of the beautiful plants, birds, streams, and waterlife, you forget you're in the middle of a desert. Afterwards hit the observatory for the star-gazing. Now that's a good time!

Take the whole family to Bounce-U. Family Bounce Night is Tuesdays from 5-8 pm and it's a blast! Huge inflatable slides, obstacle courses, even basketball courts. It's a blast and a workout to boot.

Speaking of workout, check out the climbing wall at the Freestone Recreation Center. Nothing like hanging out in cool air conditioning while scalings mountains and conquering fears. Makes for a great (and cheap) date night!

Vacation Home Buyers in Gilbert Arizona

In a previous post I wrote about all the benefits of buying a vacation or second home in Gilbert Arizona, a beautiful suburb of Phoenix, AZ. In this post I will introduce you to specific communities that fit the vacation or second home nicely here in Gilbert.

The first community that comes to mind is Seville Golf and Country Club. Seville is a gorgeous community in southeast Gilbert, right near the base of the San Tan Mountains. Homes range from 1200 square feet up to 4000+ square feet and all center around a beautiful green golf course and country club. The country club is decidedly Arizonan, meaning laid-back and friendly and it is possible to be member of the club and golf course separately. Next there is Trilogy at Power Ranch. This is an "Active Adult" community in Gilbert. This means one owner needs to be at least 55 years of age. This beautiful community also centers around a great golf course and has lovely views of the San Tan Mountains. There is a great community center with loads of social activities. The homes range from 1200 square feet up to over 2,000 square feet. They are all single level, many come furnished.

If golf isn't your thing, but a central location plus amenities is, then I highly suggest a home in Val Vista Lakes. This community is located close to everything, the freeway, shopping, etc. The clubhouse is really incredible with tennis, racquetball, and fitness equipment, an Olympic-sized pool, plus a beach entry pool, all overlooking a gorgeous boating lake. You can find easy to maintain 2-bedroom condos all the way to up to lakeside mansions in this great community.

Lastly, maybe you don't need golf or other amenities. Maybe you just want a newer, nice home with very little maintenance or upkeep. A quiet place to relax in the Arizona sunshine. May I suggest Country Lane? The homes are less than 3 years old, the front yards are maintained by the HOA, and the backyards are just big enough to hold a BBQ and relax in a hammock. Prices start in the high 100s.

Now, we can't forget about building your own home. Many second home buyers are excited about the freedom building their own home can bring. For example, I had a couple that really wanted a great room and a cozy family room for their second home. They wanted the ability for big family party but also a separate tv room. They could have cared less about the 4th bedroom. Building their own home meant they could have the layout they desired. Not to mention selecting your own cabinets, flooring, landscaping etc. It's a fun experience everyone should go through at least once.

Second Home Buyers in Gilbert Arizona

Gilbert Arizona is experiencing a flood of second home buyers, and for very good reason. This post will discuss the benefits of owning a second home in Gilbert, AZ and another post will discuss some specific communities that work well for vacation homes and second homes.

A large percentage of our second home buyers are coming from other countries. Why? Well frankly, because our economy sucks rocks currently. The dollar is weak and buyers from say, Canada (a full 25% of our current buyers) are getting a lot of bang for their buck. They come with stories of how even the Canadian newspapers are telling people to go invest while they can. Easy proximity to Phoenix International Airport allows easy access to vacation homes. The smart buyers are coming to places like Las Vegas, Phoenix, and Florida, the ones that rose the sharpest in the boom and are now coming back down the steepest.

The sharp decline in prices is the outcome of a huge surplus of inventory. Right now we have a seven month supply of inventory, even in our "resort" areas of town. Buyers are calling the shots right now, a change from the last 15+ years of a sellers market.

Las Vegas, Florida, and Arizona have another thing in common, great climate. The fact is, in Gilbert Arizona, you will enjoy countless days of sunshine and a full eight months of fabulous weather. There just aren't too many places in the country that can say that. What's a vacation without sunshine and blue skies?

With all that fabulous weather, you get to enjoy the great amenities of Arizona. We're talking golf, and lots of it. I'm BAAAACCCKKK!

It has been awhile since my last post. I'm supposed to feel guilty but, I have to admit, I don't. Since my last post I have: sold four houses, listed two more, enjoyed my last trimester of my pregnancy, given birth, and recuperated from said birth. Now that is a productive three months!!

Therefore I am happy to announce the birth of my first baby girl. Given my internet protocol, I don't mention the names of my children. But suffice it to say, she was born in May with a quick and easy labor, she's growing like a weed, the boys adore her, and she's simply wonderful.

I'm back in the real estate saddle and looking forward to helping my buyers and sellers accomplish their goals. Onward!

Do You Keep Banker's Hours? Yeah, Right.

I'm wondering what your take is on the hours that Realtors keep? I expect a pretty varied response, from "I sleep with my cell phone" to "What's a cell phone?"

I'd like to find the moderate ground is on this issue. I've been in an extreme time crunch these last few weeks and I find myself dialing another agent at 8 at night or 8 in the morning and realizing he/she might not like that. I know I wouldn't appreciate it.

Prior to this time of craziness, I generally answered calls from 8 am to 6 pm, Monday thru Saturday. When I had something in escrow, that agent was assigned a special ring which I would answer after hours. I tried to maintain the same hours for making calls to other agents.

But now I'm strapped for time, clients are demanding responses NOW, not tomorrow morning, and I'm wondering how far I feel like pushing this.

Yes, I actually take Sundays off, the only exception being clients who came in from out of town and only have 3 or 4 days to find a house. It's the only day my entire family has together all week and my local clients have been completely fine with that. Crazy to other agents, I know.

So what do you do? Do you have a personal time schedule that you adhere to or with this slow market, do you pray for the phone to ring, no matter what the hour?

Bada Boom, Bada Bing! First Time Home Buyer Grants In Phoenix, AZ

This is the market for First Time Home Buyers in the Phoenix area! There is no doubt that the people that can benefit the most from this market are those who are ready to quit renting and get to owning their own little piece of Arizona. And the best way to do that?

With other people's money!!

Here's how: Is the government going to give you money? Woulda, coulda, shoulda. Maricopa County had bond money available for first time home buyers that made less than $67k yearly. For the most part, that money has run out. It will be replenished sometime in the next year but not right now and now is what matters, right?

Plus that money had to be repaid if you sold your house at a profit within the next nine years. How about real money? Well, that comes from sellers who for some reason or another have to sell right now and they have some equity in their home that they are willing to share with you, as long as you pick their house out of the dozens that are out there.

There are these loan programs, Ameridream, Genesis, Nehemiah, that all put a spin on a typical FHA loan. FHA stands for "Federal Housing Authority". In real english, FHA means the government is saying it's okay for you to get a loan with only 3% down payment, way less than the typical 10% or 20%. In order to qualify for this stamp of approval, you need good credit and not too much debt and/or okay credit and hardly any debt. Does that make sense?

So you qualify for this great little FHA loan and the spin is this: The seller can give you the down payment and the closing costs! Bam! How do you like that?! AND YOU DON'T EVEN HAVE TO BE A FIRST TIME HOME BUYER!

So, what's been going down here in Gilbert, Chandler, Mesa is that sellers with enough equity in their homes are giving the buyers their down payment and their closing costs and buyers are getting into great homes with nothing down.

Is it all roses? No. You do have to qualify and banks typically like to see some money in savings. But is it possible to get into a great home with no money of your own and no reason to pay it back. Oh yeah.

First Time Home Buyers, Let's Make It Simple

I have quite a few first time home buyers right now and I find myself wanting to make the entire process simple and less intimidating for them. Please keep in mind this is only for the Phoenix-area and this simplified explanation of home buying does not apply to Short Sales. Don't forget to learn about home buyer down payment assistance. On with the show...

Let's assume that two important things have already taken place: you have been pre-qualified by a reputable lender and you and I have communicated at length about what you truly want for your first home. We have gone house hunting and you believe you have found the one you want. Now what?

First we make an offer. You and I will talk about market conditions, neighborhood comps, discussions with the other agent, etc. to find the best negotiating strategy. Part of that offer is Earnest Money. It's the money that goes on the table, that communicates to the seller that you are serious about buying the home. It is generally around 1% of the sales price. That money can be applied to your down payment or your closing costs. Negotiating will go back and forth for awhile and then we will have a signed contract. Then what?

Once that contract is signed, then begins the 10 day inspection period. During that time we will employ a qualified home inspector and your lender will require a termite inspectiontoo. I will suggest you do your own looking around as well, take walks in the neighborhood at different times of day, check out the sex offender registery for the area, drive your commute to work. The title company is also during their own checks to make sure the title is clear enough to sell to us and where exactly are the property taxes going. You and I will meet with the inspector to find the list of things wrong and decide what truly matters to you. Then what?

We present the seller with a list of repairs we would like them to complete prior to close of escrow. They have a set amount of days (usually 5) to consider our request and respond. We then have a set amount of days (generally 3) to decide if we want to accept their response or back out altogether. If you decide to back out for some crazy reason, you will be entitled to your earnest money. If you decide to move on, your earnest money (generally) is now considered part of the deal.

After the repairs are hammered out, it's generally a waiting game for the lender. They will order the appraisal and make sure it appraises for at least what you are paying. They will ask you to send them tons and tons of documents and you'll get sick of talking to your loan officer all while wondering if he/she doesn't call, what's wrong? Finally you make it to the last week or so. Then what?

First we check to make sure the agreed upon repairs actually happened. Then we sign documents at least 3 days prior to close of escrow, at which time you fork over whatever you are paying for closings costs and down payment. The seller also needs to sign documents. Then, if all goes well with the lender, they wire the loan amount to the title company, the title company then records the sale with the county and then, only then, is the house truly yours. I pick up the keys from the other agent and you own a little piece of Arizona.

Here's how I make it easier for you. I do all the comparative research and lead the negotiation process. I also write a dang good contract that protects you as much as legally possible. I then assist you in finding a great home inspector, and help you see what repairs are truly needed and what we can negotiate on. I keep in touch with your lender to make sure things are rocking and rolling there, and progression isn't halted because of something silly. I check on the repairs and report back to you. Then, if needed, we can sign those final documents at your office instead of taking 2 hours out of your work day to get to the title company.

Home buying can be incredibly stressful and intimidating but it doesn't have to be. Buying your first home can be exhilarating and empowering with the right team of people on your side.

I feel I am in the best of many worlds. This is my third pregnancy, therefore I feel like a pro. No need to consult the "expecting book" to find out how many eyelashes were formed today and if I can really eat this cheese. With the experience comes the fact that I haven't been pregnant in four years. My first two were less than 2 years apart, I conceived the younger one just 4 months after finishing nursing the older one. (yes, it was a surprise)

So I took a good long break and waited until I was really baby hungry again. And then it took over a year to conceive so by the time I got that cute little plus sign, I was really ready for all of this to happen. In this relaxed and content state, I've been able to find the most entertaining things about being "with child".

5. I can fart and I don't feel bad. It's true! I figure, if I hold it in, that's bad for the baby right?

4. Sure my fingers and feet swell up. That just means I get to buy that huge fake ring at Target that has all the other agents wondering how much I made last year. It's a blast!

3. My four year old has learned how to pick up dirty laundry with his toes after watching me do it so many times.

2. Watching clients' faces as they realize I'm pregnant and not just "overweight". It usually happens as the baby kicks my spleen and I wince in pain. At least watching the lightbulb go on makes it worth it.

And the Number 1 Entertaining Thing About Being Pregnant Is.....

When my six year old kisses my tummy goodnight and says "Mommy wants to sell just one more house before you come out baby. So keep baking!" That's my boy!!

For example, my little (yet bigger) brother called me yesterday. He is a Staff Sargeant for the Army in Colorado Springs. He said one of the guys under him is ready to buy a house and wanted the name of a good agent. Now I live in Gilbert Arizona but my brother called me and I happened to already know of the best agents in Colorado Springs, The Wagner Team. I had always enjoyed their blog and knew that they were great agents from the amount of research and presentation they put out there. I sent them the referral and Marianna responded within hours, letting me know if she closed a deal, a referral fee would be sent my way. Now that was easy money.

Additionally, my other brother and his wife live in Austin, TX. I can't imagine them buying a home in the near future but I betcha they have friends that will. Welcome Home to the Neighborhood of Seville in Gilbert Arizona

I grew up in what I now realize, was an idyllic neighborhood. It was one of Arizona's first "master-planned" communities. There was main street with the grocery store, the drugstore, the florist, the bank. The elementary school was smack in the middle of town. There was a huge golf resort in the middle too but I never paid much attention to it. For me, it was where we watched the 4th of July fireworks and made for great bike paths. We just weren't the country club/golf resort kind of family.

And I'm still not. When I first heard of the Seville neighborhood, I dismissed it as "country club snobs". Stereotypical I know but realistic. There just aren't that many country clubs in Arizona so it's easy to stereotype.

But when friend after friend told me how family-friendly and fun the Seville neighborhood is, I decided I needed to proceed with an open mind and check it out for myself (and my readers).

Turns out, Seville is way more like my idyllic childhood town than anything else I have found in the East Valley. Why, you ask?

It's country club but laidback-Arizona style.

Let's start with the country club itself. It's smack in the middle of the community, making it accessible to everyone. It has a beautiful center that houses a workout and social facilities. It has tons of basketball, tennis, and volleyball courts. The pools are amazing with two different water slides. This solves the question every parent hears after they've told the kids "We're moving to Arizona." But what are we going to do there?

In fact, the Seville club answers that question more fully by providing tons of social activities every week. From family movie nights to MOMS clubs to hiking clubs, transplants to Arizona can get fully socialized quickly and easily. This is important to me for my clients. When they move to Arizona, leaving behind their friends, babysitters, dinner groups, etc. I want to help them feel like part of a community again, quickly and easily. Seville fits the bill for that.

The elementary school is Riggs Elementary in the Chandler school district. Yes, even though Seville is located within Gilbert, Arizona the school districts boundaries are kind of funny. The school is within walking or bike riding distance to everyone in the community. There is a playground and park within walking distance to almost every home. On my last visit this past Saturday, I wanted to take pictures of the parks but every single one was filled with kids and I didn't want to worry their parents so I didn't take any.

Since the golf course is right in the community, it appeals to a broad spectrum of people. From the busy dads who know they want to golf but don't want to take time away from family driving to the range, to the empty nester who is excited to finally have the time to golf every day if he wants, to the second home buyer who wants to spend every Arizona winter on the links. And don't forget the daddy who's out there with his girls, getting ready for that golf scholarship!

Finally, the thing I love the most about Seville. Besides the friendly feelings, the great community layout, and the social activities: I love the view of the San Tan Mountains. Every time I turned a corner, there they were, gorgeously green from the rain we just received. The sight of them reminded me that even in the middle of stereotypical suburbia, Mother Nature rules.

Welcome Home to Higley Groves in Gilbert, AZ

When Eric and Terri H. decided to move their young family to Arizona from San Diego, they were overwhelmed at the decision before them. Terri had put her career as director of marketing for a national wholesaler on hold once their son was born in September 2003. On one income, San Diego just proved too expensive. They did a lot of research and decided that relocated to Gilbert, AZ was the way to go. They made one trip out to house hunt. When their top choice fell through, Eric was put in charge of the hunt as Terri returned to San Diego to get ready for the move. After a thorough search and many pictures sent back to Terri, Eric found the home they live in now. He made a great choice.

The first thing you notice when you enter Higley Groves, is the tree lined streets and mailboxes at the end of the drives. When was the last time you saw a new development with individual mailboxes and not big, community boxes? The next thing you notice are numerous tot lots in the community as well as a huge grassy field for soccer, baseball or just running around. But aesthetics are one thing, what about the feel of the neighborhood?

When Eric and Terri moved in, the atmosphere was a shock. They had neighbors coming to greet them and people waving as you pass by, it was a very foreign environment from the urban city life that they had known.

The developers, the Morrison Family, have lived in the area for decades and wanted to create a small town feel with the neighborhoods. They certainly have achieved that. By creating the majority of streets as cul-de-sacs that end at a park, it fosters a strong sense of community.

Almost every afternoon you can find parents out with their children at the endof the cul-de-sac, socializing and watching the kids play. Many streets get together for street BBQ's, Halloween pot lucks, holiday cookie exchanges, and other celebrations.

In addition, Higley Groves has an active HOA which puts together events for the whole neighborhood, has a very informative website and a quarterly newsletter. Terri joined the HOA Board as soon as they moved in to ensure the neighborhood stayed as family friendly as it was when they moved in. She has even served as Board President for awhile.

The close knit feeling amongst the neighbors is hard to beat. The neighbors all watch out for one another and know each others children. There is a horse trail that runs behind the community which is also great for walking, but just taking a stroll down the tree lined streets brings you back to the "good old days".

This was just the kind of place Terri and Eric envisioned raising their children. From big city life to the good ole days, Terri and Eric are happy to be in Higley Groves.

Homes in this neighborhood currently range from $230k for 1,400 sq ft, to $289K for 2300 sq ft to $399k for 2800 sq ft, all the way up to $899k for 4,600 square feet of luxury. I love how everyone can find what they're looking for in this great neighborhood.

New to Gilbert, AZ? Here's some help...

When my new clients relocate to Gilbert, AZ, they find themselves without all the contacts and resources they had back home. Then I start getting calls like, "My son needs a dentist, where do I go?" "My hair has completely changed in AZ, do you know a good hairstylist?", etc. So, here's a list of same great contacts.

Kids' Dentist: We go to Dr. Quackenbush (seriously) at Timberland Pediatric Dentistry. His office is set up like a forest complete with log cabin, huge fuzzy bear and lots of toys. He's at the corner of Ray and Val Vista, 480-963-8373.

Mommy and Daddy Dentist: I really like Dr. Kris Heap. I've even written a blog post about him. He's near Baseline and Val Vista, so pretty accessible from all areas of the valley.

Kids' Doctor: Since I've had kids, I've tried a few different pediatricians and my favorite office overall has been Mesa Pediatrics. Don't let the name fool you, they have two Gilbert offices and one in Tempe. When my kids were younger and prone to health problems, we saw Dr. Piacentine. He's really incredible and therefore in high demand. He's in the Tempe office. Now that my kids are healthier and we rarely go in except for the usual stuff, we go to the much closer San Tan Gilbert office and see Dr. DaSilva. Appointments at the San Tan office are easy to get, the staff is great, and we have good experiences there.

Mommy's Hairstylist: One of the great necessities of life, especially if you've just experienced a major climate change. Tanya Walker at BeauMonde is great, both with cuts and color. BeauMonde Salon, 4960 S. Gilbert Rd. in Chandler, 480-629-5606. Just south of the new 202, makes the salon easy to get to.

Family Photographer: I think of family pictures as a cultural necessity, especially a really cute one in front of your new home. Haleigh Rohner is one of the best. Check out her pics at her blog, see if you can tell which really cute, blond boys are mine. :)

Dining and Entertainment in Gilbert, AZ * Bring on the fun!

I work hard and I play hard, I admit it. My husband has to schmooze clients and staff for most of his lunches during the week so by the time we're together on the weekends, the poor guy has to be dragged out to play with me, when he'd probably rather eat a home-cooked meal and watch a game.

Solution: become a real estate agent! Take clients out to eat and it's even tax-deductible! Just kidding. You can read why I do what I do in another post. But I will admit, taking clients to my favorite Gilbert dining places is a huge perk of the job. Not only do I get a great meal but I get to experience it for the first time through their eyes.

So here's a list of my favorite places to go, with fun clients or with my fun husband, especially after college football season.

Something so unique to Gilbert, AZ is an amazing meal in historic downtown Gilbert at Joe's BBQ. It's hands down the best BBQ in Arizona and the atmosphere is just plain fun. Nothing stuffy, no table cloths, just real pecan smoked BBQ and some of the best home made root beer in the West. It has a nice outdoor seating area where we sit with the kids, they can run around the trees and the grass and everyone could care less.

Joe's sister restaurant is Joe's Grill, in the famed neighborhood of Agritopia. Most men seem to really enjoy the BBQ Blue Bacon Burger. I always have a hard time deciding between the Fontina Burger, the Pesto Chicken Sandwich, and the yummy pizzas. But even better than the food is the atmosphere. The trees are some of the biggest and oldest in Arizona, everything is a little 50s/modern/kitchy with the most entertaining bathrooms I've ever seen. You forget you're in the middle of suburban sprawl while you're at Joe's Grill.

Once in awhile I get some really fun clients that enjoy sushi as much as my husband and I do. Sushi is really new to Gilbert and you can understand when I say that trying out new sushi restaurants can be downright scary. So when we're in Gilbert, I stick to the sushi bar at AJ's. It's really an upscale grocery store but the sushi is always very fresh and very tasty. And that way, when there's a spouse or someone who's not really into it, they can enjoy some of the other delectable delights. AJ's is located at the Dana Park shopping area, which is lots of fun for walking around and relaxing.

Once my clients have relocated to Gilbert, I usually get phone calls asking for a nice night out. I usually recommend Bolero's at Seville. It has incredible ambiance, yummy food, and gorgeous views of the golf course and San Tan Mountains, especially at sunset.

After you move here, the family and visitors will start coming to see just how great Arizona life can be. For a rockin' good time, take them to Rockin' R Ranch. Technically it's in Mesa but right on the Gilbert border. With a live stage show and real cowboy food, everyone can have a good time, especially the kids.

Speaking of a real good time, sometimes when my husband is in the mood for a good steak and I want a little dancing to a live band/shooting pool/people watching action, we go to San Tan Flats, we call it "Footloose in Arizona". Technically it's in Queen Creek, which makes it even more fun. Apparently there's some kind of ordinance in Queen Creek that limits public dancing and San Tan Flats is right in the middle of it. There's signs everywhere "Dance at your own risk" that make the atmosphere a little political and a little rebellious. Now that's a good time!
