HUD's new Neighborhood Stabilization Program is designed to provide emergency assistance to local and state governments, like Eugene and Springfield to acquire and redevelop foreclosed properties. As I stated in a recent blog, Bob Briscoe, Eugene Planning and Development Department, announced to our Town Hall meeting that Eugene had recently received over $600,000 and Springfield over $300,000 under this program. The program is for owner occupied or non profit purchases only. Both cities are currently working on program guidelines that will help in the use of this money, possibly in conjunction with existing programs like the FHA 203k Streamline. Call me slow if you want to, but I have been trying to digest the "long-anticipated mortgage reforms that will help consumers to shop for the lowest cost mortgage and avoid costly and potentially harmful loan offers" announced by HUD on Nov. 12. It has taken some time, but I think I understand what has been done so far and how it will affect lenders and consumers after implementation. eugene springfield lane county oregon: Alpine Mortgage Announces Last Day to Lock Loans Under FHA Temporary Loan Limit Increase - 11/20/08 12:58 PM
I know this is going to be a company by company thing, however, my company has announced that they will not be accepting loan locks on FHA "increased" loan limits after December 5, 2008. This means that any FHA Real Estate Loans going into our system after that date must conform with the 2009 FHA Loan Limits. Since Lane County will be falling under the new minimum FHA Loan Limit of $271,050, from our current limit of $343,750, this will be a reduction of $42,700 in loan amount. HUD has announced the new FHA loan limits for 2009 and they are lower than I expected for Lane County. The new loan limit is $271,050 versus the current "temporary" loan limit of $343,750, a reduction of over $70k. There are a few Oregon counties that have higher loan limits, but the majority of the counties are limited to this same number. $271,050 is the magic number nationwide. So, what is a Reverse Mortgage? Maybe, a better, more specific question is: What the heck is a HECM? Well, HECM stands for Home Equity Conversion Mortgage.
