100% financing has become harder to find but there are still a few options available in Oregon. One is, of course, Federal VA but this is open only to veterans and active duty military personnel. A fantastic opportunity to purchase a home for someone that qualifies.
Next would be a FHA loan with some sort of down payment assistance program, of which the only ones currently available are SHOP, HAP and PAL. Unfortunately, HAP and PAL are currently out of money according to recent reports. (Please see previous postings for what these are.)

I just received notice that the Big Look Task Force will be in Eugene Friday to get feeback on land use. This will be used to help make decisions about farm and forest lands, urban communities, issues related to sustainabiltiy, climate change, housing choice and economic prosperity.

Hi everyone,
I took some pictures before sunset and then did some weird type things with my Adobe Photoshop Elements just to see what would happen. So, I am asking for feedback. What do you think of the pictures and/or the edits?


I tried the paint bucket feature and got some strange colors. Take a look at this next set of canna lilies.
 

Next I took a day lily and did some other colors. Kind of silly looking.
 

Then just some different angles on the sun and plants.
 

My last colorization. Very strange.

I had a night shot of the Springfield Bridge yesterday, so I thought I would try some effects to get the full moon tonight. Here goes:

I used my BBQ as my tripod and it didn't do such a great job but not too bad.
 
This is an effect called night shot. It gives a rather interesting outworldly perspective.
Overall, I am not really impressed with the way they came out, but they certainly show the full moon. Now, it is almost pumpkin time, so good night.

Interesting day. Probably best expressed with the this video. I was ready for most anything but what happened. The stock market was in the tank...not too surprising...customers were calling me...refreshing...Realtors were calling me...timely...rates actually went down...kind of surprising...TV news wants to do an on air interview...SAY WHAT?
So what do you say when they ask? The nice young lady said she encountered two different kind of people, those that said no way, go away, I can't do that, and then those like me that can't keep their trap shut (not her words, mine).

Did you know you can buy a home with just $100 down payment, even in today's changed market?
It is true. If you qualify for the loan, HUD allows homes that they have foreclosed to be purchase with an FHA loan with only a $100 down payment. Unfortunately (or fortunately depending on your view), we don't have any HUD foreclosures in Lane County. Here is a list of the current Oregon foreclosures, according to the HUD website:

There are benefits to being a First Time Home Buyer. I will be going over what some of those benefits are but first I want to explain what a First Time Home Buyer actually is. By definition with the lenders, and the government, a First Time Home Buyer is someone that hasn't owned a home in the last three years. In some cases, that includes manufactured homes on rented land, in others, it doesn't. Also, there can be exceptions from someone coming out of a divorce.

First of all, it needs to be stressed that there are limitations and qualification for this program. The most stringent is that it is availalbe from homes purchased between April 9 of this year and July 1 of next year. If you miss that window, you miss the tax credit.
Next, the credit is only available to single taxpayers with an Adjusted Gross Income (AGI) of $75,000 or less or married taxpayers with a AGI or $150,000 or less to get the full credit. Lesser credits are available for those making more than the limits listed here.

Barry Habib, Chairman of Mortgage Success Source, was recently interviewed by Fox Business News and he was asked about inproving your credit scores. You can see the interview here.
I found a lot of his answers a bit simplistic but still very helpful to the majority of people that have lower credit than their payment history deserves. Now, there are no "Credit Faries," even if you believe in the Tooth Fairy. There is not magic thing that will correct your credit if it actually reveals your method of handling credit.

Effective on Friday, August 29, 2008, Countrywide will no longer accept Seller-Funded Grant Programs on FHA transactions, sometimes described by HUD as Seller-Financed Downpayment Assistance Programs. The Housing and Economic Recovery Act of 2008, which was formally passed into law Wednesday, July 30, 2008, prohibits any portion of the required down payment to be provided by the seller or any other person or entity that financially benefits from the transaction or any third party or entity that is reimbursed, directly or indirectly, by the seller. FHA increased the loan limit (temporarily) in Lane County to $343,750 as part of the stimulus package. This has opened a lot of homes to FHA loans that weren't open in the past but that new limit is only good until December 31.
We won't know what the new loan limit is until about a month before the end of the year, but it is my opinion that we will be very near the floor for FHA loans of $271,050. The actual amount will be 115% of the median sales price and from what I have been seeing, I think we … (0 comments)
