Window Live Writer Now I am sure that the experience bloggers out there already know about this or else they are very comfortable writing in HTML. However, since I think HTML is a little harder to learn than Klingon and just a bit easier than Romulan, I found this a very helpful product. Oregon seniors have a new way of buying property as of January 1, 2009. They will be able to use the FHA Reverse Mortgage Program (HECM). These loans were authorized by the Housing and Economic Recovery Act of 2008 (HERA). HERA defines "HECM (Reverse Mortgage) for Purchase" as a real estate purchase where title to the property is transferred to the HECM (Reverse Mortgage) mortgagor, which the mortgagor will occupy as a principal residence, and, at the time of closing, the HECM (Reverse Mortgage) first and second liens will be the only liens against the property." I have had several people interested in obtaining a USDA home loan for property in Lane County. I've put together a map of part of the county that should help in identifying areas that qualify for this program. As you might know - it's one of the last TRUE 100% home loans available - and it doesn't have PMI! The rates are comparable to FHA, so it's a very affordable payment! You do not have to have PRESTINE credit, but we generally want to see scores above 580, and 12 months of "clean credit." USDA does require that the property be located in

Had a bit of time for lunch the other day, so I decided to stop at the McKenzie Stage Stop located in Cedar Flat but I would be surprised if you can find it on many maps. Cedar Flat consists of a small restaurant, a service station and a few homes between Thurston (Springfield) OR and Walterville and boasts the best food this side of The Sister's on their sign outside. I just received notice that the Big Look Task Force will be in Eugene Friday to get feeback on land use. This will be used to help make decisions about farm and forest lands, urban communities, issues related to sustainabiltiy, climate change, housing choice and economic prosperity. This will be a town hall format held at Lane Community College from 6:30 to 8:30 p.m. If unable to attend the town hall, you can fill out a survey about your thoughts on land use. I had a night shot of the Springfield Bridge yesterday, so I thought I would try some effects to get the full moon tonight. Here goes: I used my BBQ as my tripod and it didn't do such a great job but not too bad. This is an effect called night shot. It gives a rather interesting outworldly perspective. Overall, I am not really impressed with the way they came out, but they certainly show the full moon. Now, it is almost pumpkin time, so good night.

Did you know you can buy a home with just $100 down payment, even in today's changed market? It is true. If you qualify for the loan, HUD allows homes that they have foreclosed to be purchase with an FHA loan with only a $100 down payment. Unfortunately (or fortunately depending on your view), we don't have any HUD foreclosures in Lane County. There are benefits to being a First Time Home Buyer. I will be going over what some of those benefits are but first I want to explain what a First Time Home Buyer actually is. By definition with the lenders, and the government, a First Time Home Buyer is someone that hasn't owned a home in the last three years. In some cases, that includes manufactured homes on rented land, in others, it doesn't. Also, there can be exceptions from someone coming out of a divorce. First of all, it needs to be stressed that there are limitations and qualification for this program. The most stringent is that it is availalbe from homes purchased between April 9 of this year and July 1 of next year. If you miss that window, you miss the tax credit. Next, the credit is only available to single taxpayers with an Adjusted Gross Income (AGI) of $75,000 or less or married taxpayers with a AGI or $150,000 or less to get the full credit. Hendricks Bridge Park is located just a short distance from Thurston (Springfield) Oregon on the banks of the McKenzie River. The park is 17 acres just 9 miles from downtown Springfield.
