Interestingly, while doing some web surfing trying to find out who my competition is in the blog-o-sphere, I wasn't entirely pleased with who was out there. Sometimes you make your decisions based on total facts, sometimes you make your decisions based on strictly on feelings. In the following post about a sense of urgency, I think that I have put a balance to fact and feeling. Facts are that mortgage rates are low and prices of homes have dropped. This is part 1 in a series about FHA mortgage loans that affect buyers and home owners in the Eugene and Springfield Oregon area. FHA mortgage lending will undergo several changes on January 1, 2009. Some of them will affect more people than others. The down payment requirement on the FHA 203b and 203c will change from 3.0% to 3.5%. The FHA Secure will go away. We have a class going on in our office every week and we are studying a book by Ron Willingham called, INTEGRITY SELLING for the 21st Century. It has been an interesting study and I have been more than pleased with the information and skills available through this study.

Barry Habib, Chairman of Mortgage Success Source, was recently interviewed by Fox Business News and he was asked about inproving your credit scores. You can see the interview here.
I found a lot of his answers a bit simplistic but still very helpful to the majority of people that have lower credit than their payment history deserves. Now, there are no "Credit Faries," even if you believe in the Tooth Fairy. There is not magic thing that will correct your credit if it actually reveals your method of handling credit.

Jason is a fairly new friend of mine. We now have an almost bi-coastal relationship. I enjoy his blogs and have been trying to keep up with what he writes. This particular posting is about credit and credit reports. I may have been able to do it nearly as well, but he did all the hard work.

There is quite a bit of concern regarding the elimination of the Down Payment Assistance programs and almost all other 100% purchase programs, so I want to spend a bit of time highlighting another 100% loan program. To my mind, this is the best 100% loan program, the VA loan.

I have seen these type of posts before but I guess I need to add mine to the batch. I just hit two months with Active Rain and passed 33,000 points. So, what does that mean? So far, it has meant getting calls from California about USDA rural programs in Oregon (apparently there aren't a lot of rural areas in San Francisco). Springfield Mayor Sid Liken was supposed to open the new Bob Straub Parkway this morning at 9:15, but I beat him to it by driving on it at 8:45. Got some strange looks from the workers setting up the Grand Opening, but it was fun. There weren't any road closed signs on my end of the street.

I get a periodic email with positive information from Simple Truths. It is very good information and of course, they want me to buy their books, but they aren't really pushy about it.
The big thing I got out of todays message may be different than anyone else would get, but I couldn't help but share it. Speaker and author, Jim Cathcart, was quoted that to be at your best, find your zone of optimum velocity by observing the pace and intensity at which you perform best, or get in the zone.

I was approached last week by a writer wanting some quotes for two articles she was writing for a Real Estate magazine. She asked me if there was one of the two I would like to comment on. For me, it seemed like a no brainer on which one to comment. They were: How to prepare to divulge information to a mortgage loan officer, and how what you hold back can hurt you.
Is it a good idea to shop around to more than one loan officer when looking for a loan.

Herrick Farms, a great place for fresh produce I love this time of year in Oregon. There is nothing better than fresh sweet corn on the cob and fresh field ripened tomatoes. Add a bit of cantaloupe and peaches for desert and you are in heaven.
There are several places in and around the Eugene/Springfield area to get your fresh produce. The most advertised and well known are Thistledown Farms and Lone Pine Farms (no not loan pine).

The Holiday Farm Restaurant is located, according to the postal address, in Vida OR. In reality, it is almost located in Blue River (the USPS thinks they are the same) but misses that by a few miles too.
So, the first thing to say is the food and the service was excellent. I will come back to that, because I want to talk about where it is first. I have two dogs, Peanut (minature poodle) and Princess Grace (Shi-tzu) and overall, they are good companions. This story is about Gracie. Now, when you think about Gracie, remember she is a Shi-tzu, with the emphasis on the first syllable.
Gracie won't be one until November and has been an interesting addition to the household. I got her to keep Peanut company and she does a good job at that, but she is very, very, very hard headed.
