This year Keller Williams Realty Family Reunion will be held in Orlando, Florida and I will be attending for the 1st time.

Its 5 days filled with lots of educational breakout sessions, Gary Keller's Vision Speech, a state of the company address, opportunity to talk to Citi, Chase and Bank of America in person, Red Bash, and an Inspirational Brunch with Mo Anderson.

So currently I'm working on scheduling my Breakout Sessions (Its like Freshman pre-registration - so many classes you want to take and so little time!) there are so many great selections of sessions to attend and great agents to meet from allover the USA, Canada & new international offices too.

What are some tips for a 1st timer at KWFR or previous attendee?

Electronic Signature - Green & Fast Real Estate

Being a real estate agent here inSouth Floridaespecially here inBocaRatonwe have lots of out of state home owners, which can make things complicated when trying to get documents signed. In general the real estate business creates lots of paperwork, lots of them very necessary but also too many duplicates, especially with dealing with out of state sellers & buyers. Its can be hard when your are trying to beabitenvironmentally conscious.

Just this pass week I was working on a rental listing the owner lives in New England, and I needed to get a listing agreement signed so everything can be ready for a September rental closure. Summer has arrived and the temperature also, so please make sure your pets do not get affected with the high temps in South Florida and suffer heat stroke. So please read the following article writed by Ray Waisler from Home Savings of America in Atlanta, GA. Do not leave your pets or children in a locked car and also do not run or go for long walks in the mid day high temeratures in the hot weather of south FL.

Dogs in heat

First get your mind out of the gutter; this is actually about dogs in the heat. As the summer approaches and the temperatures climb, it is important to keep your dog cool (I don't mean to put cool sunglasses or leather a jacket on him). Dogs do not have sweat glands and can't cool themselves off by any other means than panting, which is not as effective as sweating. Unfortunately, wearing a fur coat in 90 degree weather does not help so overheating dogs is a big problem as they are much more susceptible to heat stroke than humans.

Heat stoke to a dog is deadly and can cause dehydration, blood thickening, strain on the heart, blood clotting, death to tissue, brain damage vital organ failure and death. Normal body temperature for a dog is between 101F to 102F and if it reaches 106F the dog is in serious trouble and even if he recovers he can still have organ damage and lifelong health problems.

Leaving a dog in the car in the heat is a major no-no. if you think you'll be in the store for just a few minutes consider that on an 80F day the temperature in a parked car can reach 120 F in as little as ten minutes. Leaving the windows cracked helps very little and if it's a humid day, the dog doesn't have a shot. Remember he's wearing a fur coat year round and even when you're comfortable, he's warm. If you want to go for a run with your buddy on a hot summer day....don't! He can't sweat to cool himself off and no matter how much he pants, it's just not enough.

Heat stroke is deadly and it is an EMERGENCY so get him to a veterinarian ASAP and try to cool him off on the way. Some of the symptoms of heat stroke are rapid frantic panting, wide eyes, thick saliva, bright red tongue, vomiting, staggering, diarrhea and coma. If you see any of these symptoms, please get him to a vet ASAP.

We lost one of our dogs last year to heat stroke while on a casual hike in north Georgia. Had I know then what I know now, I would never allowed him to come along. I am thankful that our other dog is considerably younger and fared well and you can rest assured he will never go hiking with us again in anything above 75 F.

Know your Options - With the economy today and the drop in value of your home in the Delray Beach area, are you worried that you maybe facing a foreclosure with your Delray Beach Home? Before you do or don't do anything, is to educate youself on what are your options to foreclosure. Below you will a brief explanation of what is a foreclosure, short sale, reinstatement, deed in lieu, modification, etc.

Reinstatement
A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The homeowner simply requests the total amount owed to the mortgage company to date and pays it. This solution does not require the lender's approval and will 'reinstate' a mortgage up to the day before the final foreclosure sale.

Forbearance or Repayment Plan
A forbearance or repayment plan involves the homeowner negotiating with the mortgage company to allow them to repay back payments over a period of time. The homeowner typically makes their current mortgage payment in addition to a portion of the back payments they owe.

Mortgage Modification
A mortgage modification involves the reduction of one of the following: the interest rate on the loan, the principal balance of the loan, the term of the loan, or any combination of these. These typically result in a lower payment to the homeowner and a more affordable mortgage.

Rent the Property
A homeowner who has a mortgage payment low enough that market rent will allow it to be paid, can convert their property to a rental and use the rental income to pay the mortgage.

Deed-in-Lieu of Foreclosure
Also known as a "friendly foreclosure," a deed-in-lieu allows the homeowner to return the property to the lender rather than go through the foreclosure process. Lender approval is required for this option, and the homeowner must also vacate the property.

Bankruptcy
Many have considered and marketed bankruptcy as a "foreclosure solution," but this is only true in some states and situations. If the homeowner has non-mortgage debts that cause a shortfall of paying their mortgage payments and a personal bankruptcy will eliminate these debts, this may be a viable solution.

Refinance
If a homeowner has sufficient equity in their property and their credit is still in good standing, they may be able to refinance their mortgage.

Servicemembers Civil Relief Act (military personnel only)
If a member of the military is experiencing financial distress due to deployment, and that person can show that their debt was entered into prior to deployment, they may qualify for relief under the Servicemembers Civil Relief Act. The American Bar Association has a network of attorneys that will work with servicemembers in relation to qualifying for this relief.

Sell the Property
Homeowners with sufficient equity can list their property with a qualified agent that understands the foreclosure process in their area.

Short Sale
If a homeowner owes more on their property than it is currently worth, then they can hire a qualified real estate agent to market and sell their property through the negotiation of a short sale with their lender. This typically requires the property to be on the market and the homeowner must have a financial hardship to qualify. Hardship can be simply defined as a material change in the financial stability of the homeowner between the date of the home purchase and the date of the short sale negotiation. Acceptable hardships include but are not limited to: mortgage payment increase, job loss, divorce, excessive debt, forced or unplanned relocation, and more.

"What do you mean I'm approved but the condo isn't?"

Looking to buy a condo in Boca Raton area? If you are going to purchase your condo via a loan one needs to check to see if the Condominium qualifies for financing. So before you look into a particular community check it out to see if it qualifies for a FHA Condo approval.

Ahhh, the joys of condo financing today. Now ideally, the situation would never get to the point where the client is asking this question. Because if I know upfront that they are condo shopping then there is an entire conversation that must be had to avoid or minimize frustration down the road.

Most of that conversation centers around making sure the client understands that while they are borrowing money to purchase a specific unit, the value of that unit can be largely affected by the condo building as a whole. Which may be a new concept to someone going from a single family residence to a condo for the first time. So with the complex in its entirety coming into consideration, we introduce the Condo Certification required by investors to be able to fund a loan on a condo purchase.

A Condo Certification is a one to two page form we would generate and have the Homeowners Association Management Co. fill out. There are typically about 25 questions/items that we are looking for information on, but here is a quick rundown of the more important items that could very well eliminate your ability to secure financing for that unit:

Occupancy Rate - this is provided so that we know what percentage of the complex is occupied by the actual owners. Not investors who have their units rented out. Typically we would need to see an occupancy rate of 51% or more, meaning at least 51% of the complex is occupied by the owners.

HOA Delinquency Rate- this is again is a percentage provided so that we know what percentage of the overall owners are delinquent on their HOA dues. Anything over 15% delinquency will be a huge red flag. And again, it is important to point out why this is needed is because of the concern for the overall well being of the building affecting the value of your unit. If HOA dues are not getting paid, the question would be asked, "How then can they fund the maintenance and care of the building?"

Litigation- this is a yes or no question to whether or not the HOA is currently in litigation. A yes answer to this would be a deal killer.

Going through a thorough pre-approval and loan application process and then having the conversation upfront about condo financing and the condo certification will almost always make the process go easier. That way, when my client does find a condo they wish to purchase the expectations have been set right and we can get started on the condo cert right away. Thus avoiding wasted days for all parties moving forward on a purchase that will never happen.

It is also important to point out that almost every HOA charges a fee to fill out the condo certification form. It will vary from HOA to HOA. But ideally a little extra money upfront now will save a huge loss and frustration later. At the end of the day, it is really all about communication and setting proper expectations. Once that has been completed, the client knows that despite how strong of a borrower they might be, to reserve a bit of excitement a possible condo until the certification is back and we have the green light!

What's the Difference Between Foreclosures and Short Sales?

You've got to love reading through some of the questions and answers on Trulia! I always love to clear up the consumer's questions that seem to be so simple for us but, not so elementary for those who are not in the real estate business. Here's the short version of a recent question that I thought needed a bit of clearing up:

What is the difference in a foreclosure and a short sale and which is the best one to buy?

In response to the initial question - The difference between a foreclosure and a short sale is that a foreclosure is owned by the bank and a short sale is still owned by the homeowner of record. That homeowner is dependent upon the bank(s) approval of the sale of their property for less than what they owe on their mortgage(s). The short sale process can take awhile but, there are different schools of thought as to which is the best to purchase--short sales or foreclosures.

Consider this--Many homeowners who have lost their home to foreclosure, leave their homes angry and tend to stop maintaining or caring for their home, sometimes removing appliances and light fixtures as they are asked to leave their home, and sometimes even maliciously destroying their former homes as they leave the home. Many short sellers WANT to protect themselves from the 7-10 years of bad credit that a foreclosure can bring, therefore they do everything that they can to keep their homes maintained so that they CAN get a buyer and get out from under their mortgage with as little damage to their credit as possible.

Short sales can and often DO take longer than a standard home purchase or even a foreclosure but, the home that you buy, compared to other options (standard resale or foreclosure), can be in better condition and at a great price too.

Buying a foreclosure is easier on you and your agent but, if you have patience, a short sale can be the better investment, oftentimes requiring FAR less rehabilitation for you, as the buyer.
