It's a small world after all... - 04/30/07 10:56 PM
Unbelieveable.  I am not a natural salesperson.  I am the person who likes to sit in a room and come up with ways to promote everyone and everything except me.  I had to give that up for the most part to become a real estate agent.  So today, I had a showing at a building that I have listed and afterwards I walked up the street to check out some condos being built in the area.  I walked back down the street and a lady on the porch of her house caught my eye.  I don't know why, but she just … (7 comments)

Market... Shmarket! - 04/27/07 07:55 PM
Ahhhh beep beep.... awwww toot toot! Ya'll know the song.  I am about to toot my own horn.
Today I settled on a house in Capitol Heights.  Capitol Heights is not known for high priced properties, but I just sold this house for the highest price EVER in the Bradbury Heights section of Capitol Heights.... AGAIN!  Yep.  I sold this house before for 50K less - less than a year ago and was the highest sale THEN.  So if you have anyone who is wanting to sell their house and is worried that it won't go because of the market or competition … (12 comments)

5 things I love about your outgoing voicemail message - 04/23/07 02:10 PM
I have heard lots of outgoing messages on voicemail and some of them make me think that the agent did not read or listen to the directions!  Have you called someone and the name announcement turns out to be the whole message? You have to listen to this long drawn out message that is supposed to just be "EVA WILSON" to let you know you are leaving a message in the right box? Or how about the one that has nothing for the name announcement.  Or the one who has the longest message known to man and doesn't tell you how to skip … (10 comments)

Agent Photos... the good, the bad, and the "are you sure about that?" - PART III - 04/23/07 09:36 AM
Hello!
Here is the much anticipated (lol) part III in my very own series "Agent Photos... the good, the bad, and the "are you sure about that?"
In my earlier posts, I got comments/questions about the type of attention that a good photo can get.  I never really thought about who was looking at my picture until...
In one of my real estate classes, there was a single guy that sat next to me, and I had the picture that I was going to use for my cards in my notebook.  He looked over and saw it, and told me it was a … (8 comments)

Just got a new digital camera! - 04/20/07 11:27 AM
I have always loved taking pictures.  I was a manicurist and then a cosmetologist in college and owned a salon for a while after that (I know I look young - I eat lots of yogurt - lol), so I took a lot of photos of nails and hairstyles, etc. I haven't purchased a new camera since 2000.  That one was a Minolta QTsi.  35mm. Not digital or anything.  Then my dad, who loves gadgets, got himself a new digital camera and gave me his old one.  It was an HP.  One of the older ones.  Well, one of the three … (5 comments)

Increasing the Perceived Value of Your Home - 04/20/07 09:18 AM
Buyers like to believe they are getting more than they are paying for.  So as a seller, you have to know how to get that feeling across to your buyer when they are deciding between purchasing your home and another home that is very similar to yours.  Here are some ways that I have increased the perceived value of homes I have listed in a very crowded market.  If you would like to know how I can do that for you, give me a call at 202-528-3942.
1)  I had a client who took pride in her hardwood floors, and she wanted … (0 comments)

Agent Photos... the good, the bad, and the "are you sure about that?" - PART II - 04/20/07 08:45 AM
I am not a huge pet lover.  I had a dog once in college named Murlow.  I didn't know it was a girl until I got it home. THEN, not being a big drinker, or at least not a consumer of quality liquor (you know how college is), I heard "Merlot" on a movie and chose it as the dog's name, cause I liked it.  It was used to describe a color, not a drink, but I didn't know it was a wine, so when I told people my dog's name, those who knew what "merlot" was thought I was a … (10 comments)

What are you doing up this late? - 04/19/07 11:16 PM
I am curious... what are all of us doing up this late?  It is after midnight here in DC and I have several appointments in the morning.  Are you all part-time agents (like there really is such a thing) trying to email listings? Are you full time agents hunting down expired and withdrawn listings while searching the DO NOT CALL LIST? Answering email? Can't sleep? I am interested in knowing what kind of agent is up this late and how they are spending this late night probably unscheduled work time.  Talk to me!

Sell your home faster - be a good seller! - 04/19/07 10:59 PM
You want to sell your home fast? Some of it is up to you - the seller! Here are some of my tips for selling your home fast.  Get more by watching my video presentation of "Preparing For the Buyer's Eye" brought to you courtesy of myself and HMS home warranties (which I provide as a gift to my sellers - worth over $400).
1) Cut the grass.
When people drive by your home and see a for sale sign, they want to think that the home is well taken care of.  The grass is one element that can add to or take … (0 comments)

Agent Photos... the good, the bad, and the "are you sure about that?" - PART I - 04/19/07 09:52 AM
Most of us bought a house before we were agents, right?  I remember going with my mom to look at my first house.  We got an agent and she was fantastic!  She took us to see properties that were in our price range, had what we asked for, and we found a house that day, wrote the offer, and bought it.  Now, after all said and done, she handed us her card, before we got back in my mom's car to return to the hotel.  I couldn't stop looking at it! Who on earth was THIS woman?  She was about 25 … (37 comments)

MY HERO IS BACK FROM VACATION! Thank God... - 04/18/07 05:07 PM
I was calling everyday for the last 3 days before her vacation ended.  Several times a day actually!  You would think I was giving her the minute by minute settlement update or something.  I wasn't falling apart yet, but things sure were getting loose.  2 months?!? Who goes on vacation for 2 months and leaves a woman with 2 kids under 2, a demanding 7 year old, and a real estate career for 2 WHOLE MONTHS?!? My mom, that's who.
Yep, my mom is my hero.  Let me tell you a little something about her.  She was a pediatrician for over 20 years before she … (11 comments)

Mini-Mansions and Other Hard to Price Properties! - 04/17/07 12:38 PM
Less than a year ago, I sold a property that was over-improved for the area... I got the seller the price they wanted, but it was a stretch!  Now, less than a year later, I get a call from the buyers who want to sell it for $50K more than they bought it for... and they improved it more!  The property is gorgeous, so with the Lord's help, open houses EVERY weekend, and lots of marketing, I got a buyer, got the appraisal, and we are going to closing this week.  Getting those sales was a miracle to say the least. Both … (2 comments)

I am a GEEK! - 04/15/07 12:41 PM
Well, I am a real estate geek. I said it!  I confess!
My mom was a geek, I married a geek, and now... I am a geek!  I got my first house at 18, and rented out a room to pay my bills.  My favorite part about real estate is coming up with new ways to market my business with all the new gadgets and stuff out there.  My degree is in marketing and I absolutely love it.  I combined my love of computers (my husband went to college with me and majored in computer science) and real estate, and I have … (8 comments)
