Here is my top 5 ways to market your open house list - please note that these may vary by market, and the type of house you are selling: 1) Invitations to the neighbors - Neighbors are inherently nosey (myself included) they have always wanted to know what your house looks like on the inside. An open house sign is their chance to do that. The only ones who won't come are those who feel like they have to come up with an excuse to come to your open house - since they already live in the neighborhood and won't be buying your home.

Capitol Heights is not known for high priced properties, but I just sold this house for the highest price EVER in the Bradbury Heights section of Capitol Heights.... AGAIN! Yep. Less than a year ago, I sold a property that was over-improved for the area... I got the seller the price they wanted, but it was a stretch! Now, less than a year later, I get a call from the buyers who want to sell it for $50K more than they bought it for... and they improved it more! The property is gorgeous, so with the Lord's help, open houses EVERY weekend, and lots of marketing, I got a buyer, got the appraisal, and we are going to closing this week.
