condo 1: Too early for Christmas Parties? - 12/11/08 10:03 AM
Not at all! This year's Condo 1 Christmas Party was held at Yaku in Arlington. Yaku is a unique mix of Peruvian and Asian food. The atmosphere is upscale, chic and fun. Some of the top agents at Condo 1 and Condo 1 affiliates were there along with some of our business associates and friends. My wife Julie and I had the chance to mingle with former Condo 1 agent and property manager John "Mc Millions" McMillin. John is now a broker of the newly formed Landsdowne Realty. Julie got a big hug from "Diamond" Lynn, a top

condo 1: You've been prequalified ... what now? - 11/24/08 06:36 AM
I met with a first-time buyer over the weekend. She was prequalified by Condominium Mortgage. Prequalifying helped frame her choices. It's a waste of time and energy to look at homes that are outside of the budget, so prequalification is the first step for any home buyer. Here are the steps that we'll be taking on the road to home ownership. Tour properties --- We took a top level tour of some of the properties that are in her budget. This gives the client something concrete and real to think about so that she can decide whether this home ownership

condo 1: Dad, what do you do all day? - 10/15/08 02:50 PM
When I come home exhausted it's tough to remember (much less explain) what the heck I did all day. A lot of times, I answer calls. I get calls from renters who want to rent condos and townhouses. I get calls from buyers who want to make appointments or who just have questions. I talk to landlords who use our property management services. Sometimes I really don't know the answer. But when I don't know the answer, I don't make it up. I do my research and then I get back to my client. Sometimes I get the

condo 1: Celebrity murdered in a luxury condo --- disclosure required? - 10/07/08 07:08 AM
Here's a hypothetical question to ponder. A salesperson named Roscoe has a client named Zane. Zane is a long time friend of the family and he listed his luxury condo for sale with Roscoe. Zane's condo is beautiful, immaculately clean and in a nice part of town. But things get a little complicated from here. Zane's condo was the site of a widely publicized and grizzly murder of a celebrity who lived in Zane's building. The celebrity's body was found in Zane's second bedroom. As a result of the murder, Zane had weeks of bad dreams until finally he moved to

condo 1: Is there a such thing as bad publicity? - 09/29/08 03:48 PM
I was contacted over the weekend by several friends, associates and strangers because a reporter quoted me as an expert in the Washington Post. For those who aren't from the Washington Metropolitan area, the Washington Post is a widely circulated paper in Washington DC, suburban Maryland and Northern Virginia, and across the country. If you think you've heard of the Washington Post, you probably have. The Post is not the most famous paper in the United States. (The USA Today or New York Times perhaps have that honor.) But the Washington Post is probably one of the most famous papers in

condo 1: Condo Comparison: Walk to Huntington Metro - 09/25/08 11:41 AM
This is part of series of articles comparing the benefits of condos in close proximity to the Huntington Metro Huntington Club Hunting Creek Club Montebello Midtowns Hands-down, the easiest walk to the Huntington Metro among these would be the Midtowns of Alexandria. From this building's south lobby one can see the buses coming and going. It's literally only paces from the Midtowns to the Metro. Just cross the street and you're at the Metro station. The runner-up here is the Huntington Club. Admittedly the Huntington Club bounds with the Metro station, so it is physically closer than the Midtowns. But

condo 1: About Condos - 08/08/08 06:16 AM
The best part about owning a condo is that your condominium sets you on the path to financial freedom. The worst part about buying your first condo is that buying a condo usually costs more monthly cash flow than renting an apartment. While it often costs more per month to buy than to rent, in most cases, all that extra money comes back to you at the end of the year in the form of tax refunds. Best of all, next year your mortgage will be the same amount and your debt will be reduced. With an apartment your money is

condo 1: Hunting Creek Club - 07/25/08 07:11 AM
Just south of Alexandria, near the intersection of Richmond Highway and Huntington Avenue, stands a sixteen story brown brick tower called the Hunting Creek Club. The tower shares the neighborhood with a few other high-rises, the most notable being Montebello at the rear on Mount Eagle. Built in 1972, the architectural appeal of the building is in that awkward stage that occurs long after "new" but just before "vintage". This is of course a personal opinion, and others may disagree, but driving past the building on many occasions, it never struck me as particularly beautiful. But then, my work as

condo 1: the Huntington Club --- affordable, friendly community at the Huntington Metro - 07/24/08 05:55 AM
In 1966 bills were signed that allowed the creation of the Washington Metro Transit Authority in 1967. In the same year, the Huntington Club, a community of garden-style condos, were built between Huntington Ave. and North Kings Highway. About 15 years later, the Washington Metro and Transit Authority opened its first station in Fairfax County. This station was the Huntington Metro and it brought the Yellow Line to the Huntington Club. The Huntington Club is across the street from brand new condos called the Midtowns. The Huntington Club abuts the Huntington Metro and its residents can easily walk to either
