July is just around the corner, 6 months have passed in Pasadena Real Estate. Here are single family attached & detached home sold in the first quarter of 2010 reported to I-Tech MLS.
In January 2010, 27 of 50 closed sales were at list price or over. In February 2010, 24 of 47 closed sales were at list price or over. In March 2010, 26 of 62 closed sales were at list price or over. I had a conversation with my friend (who may considering selling/short sale); he asked, "Are homes moving at all?" And I said, "YES."

31 New listings 30 Closed sales Pasadena in the month of September 2008
136 New listings 92 Closed sales So I say yes. The market is very ACTIVE.
