Many times I get phone calls from perspective buyers on my listings that want to take a look. And many times I tell them NO!
Are You Working With An Agent?
First, I ask if they are working with an agent, if they say, "yes," then I tell them to call their agent.  Sometimes the buyers get angry and assume since it's my listing I should show them. Early last year one of my first time home-buyers got into contract on a bank owned home.  After a week or so into our inspection period the appraisal came in thousands below what we had offered. I don’t play well with others!
In my experience, not all agents have good manners! They don’t communicate nicely and some don’t communicate at all!  Send the agent you are thinking about hiring an email, how quick do they respond? Or do they? Call a sign, do they answer your call? Leave a message, do they call you back?  These simple little tests can give you a taste for what they may be like when it comes to working with you!

I was out with friends the other night and we couldn't help but notice these three women walking towards us. They were "older" but yet they were dressing, walking and acting like teenagers. Let's take a look at the month of January for Rocklin, CA. There were 158 total single family residences for sale.  Of those, 24 were bank owned (REO), 51 were short sales and 83 were traditional sellers or flipped properties.
Average price per sq foot was $139. 
Average days on market jumped 73.4% up to 137 days, up from 79.  I'm sure this was due to the bad weather and the fact that people were Christmas shopping in December and weren't looking at properties.
