All Houses Do Not Have Equal Protection!
Well, today both my Sacramento home seller and myself learned a valuable lesson. Always read the fine print and never assume anything.  At the buyer's final walk through yesterday, they walked through a very disturbing scene. Vandalism.  The house they were buying, and I am selling, had been struck by vandals. The sink was gone, windows were broken, water heater unaccounted for, brand new carpet missing, cabinet doors un-installed, interior doors removed, bathroom vanities missing in action!

I was recently in a meeting with a local representative from Wachovia and I have some good news and some bad news.
The good news...86% of requested Wachovia short sales are approved! Wachovia is one of, if not, the very best, bank to have a mortgage with. They usually have a short sale approved with in 48-72 hours.  I personally have seen one approved in less than 24 hours start to finish.  From listing, to offer, to short sale approval!
