These are a few of my favorite apps!

As a busy real estate professional I need things that are going to make my life a little easier to handle. I find that because I am more mobile with my business I need apps that were not only easy to use but worked. I have compiled a list of ten apps that work for me and I hope that if you need them they work for you as well.

Here goes:

Dropbox: it is an application that stores files online. It gives you up to 2GB of storage for free, you can upgrade if you need to. You never have to worry that you don't have that important file or worry about loosing it either,

Evernote: taking notes is always important when working with clients, in a seminar or in your daily life. With Evernote you can have all of you notes in one place. You can add photos, and web pages as well as video and voice recordings.

Instagram: a free photo sharing application and social network. Photos can be enhanced and shared among friends and family as well as your other social network services.

Flipboard: busy people do not often have time to keep track of all their social media streams, with flipboard you have a "social magazine format" allowing the reader to flip through their posts and news feeds rather than clicking on links to find out what is going on.

SignMyPad: a must have for people using contracts and forms on the road. Never again will you need to find a printer to print out a document and get it signed. Do it digitally and send it right back out via email.

Facebook: one of the worlds largest and most popular social networking sites. It allows you to join networks based on city, workplace, school, etc. Stay in touch with friends, family, co-workers, let them know what is happening in your life. Business prospects will get a feel for who you are and what you have to offer. Keep it professional at all times and stay within licensing rules and regulations when advertising.

LinkedIn: a professional social network for business people. Setting up a profile and linking with others in your industry or ancillary services. Meeting people with similar interests and who you may have worked with in previous careers.

Twitter: another free social networking website that allows users to "tweet" with their circle of friends and colleagues. You are only allowed 140 characters so keeping it short and simple is the key to twitter. Follow those who interest you and engage.

Keynote: simply put it is presentation software. Listing presentations, buyer presentations, office meetings always look nicer when done in a presentation format. One you won't want to miss if you make any type of presentations.

I sure do hope this gives you an idea of what makes my life a little easier when it comes to productivity. I am always open to finding out what other applications are used by everyone, so please send my your favorites, who knows they may become some of mine as well. Happy Reading!

Things to do BEFORE you list your home for Sale!

Below are some of the things you should do BEFORE you list your home for Sale.

First ask yourself why you want to sell the house? Are you going to be downsizing? Do you need a bigger home? Do you want to live in a different community? Is your job transferring you? If you do not have a definite answer for this question then you may not be ready to sell. Motivation is the key to selling your home quickly and pricing it where you need it to be.

Second decide if you want to utilize the services of a real estate agent. Selling your house on your own can be a very tedious process. Do you have errors and omissions insurance? Are you prepared to stay home and show your house during the day and on the weekends? Are you a trained negotiator? Will you have access to the latest market conditions? Do you have the knowledge and tools to properly market your home online? Will you have access to a pool of buyers looking in your area? A skilled professional real estate agent will have all of the above and more. Interview several agents and ask qualifying questions to be sure the agent you choose is a good fit for you and your needs.

Third thing is to prepare your home for the selling process. If you want to get the best price for your home you will need to look inside and outside to see what needs to be fixed, updated, cleaned or replaced. Ask yourself would you buy your house in this condition? If the answer is no, then what is that would cause you not to buy it and work on it. How does the house look from the curb.....remember first impressions are lasting, what impression will you be giving to potential buyers when they walk up to the house? Maybe you need to declutter. Why not pack up a few of your household items now, this will give the home a more spacious appearance and you will be ahead of the game when it comes time to move. Once you have prepped the house for sale you will be able to relax and wait for the offer to come in.

Fourth is to set the price. Consult with your real estate agent to determine the best price for your property. The price has a huge impact on how quickly your home will sell. Base the price on the reason you are moving, if you are transferring jobs and need to be out quickly then you do not have a lot of time to haggle on the price. Do not overprice the house, if you do then you help sell the competition. Bottom line.........be realistic in your pricing!

And finally, prepare yourself and your family mentally for the sale. Selling your home is emotional not only for you but everyone involved in the family. Have a conversation with your kids and let them know what is happening. Older children will be more willing to cooperate if they feel like they are being included in some decisions. Younger children may be frightened with strangers in their home if they are not prepped ahead of time. Once you list your home for sale it becomes a commodity........it is now a house........not your home, if you realize that ahead of time it will make the process easier.

We were raising money for breat cancer awareness!

Bras For A Cause!.

So what were you doing on Friday night Sept 21, 2012? Well many people were attending the Women's Council of Realtors Middlesex County Chapter's Bras For A Cause Event. It was held at Seabra's Armory at the Waterfront in Perth Amboy, NJ.

The Middlesex County Chapter in conjunction with the American Cancer Society held their first ever event to raise money for cancer awareness, especially breast cancer. Many people are affected by cancer in staggering numbers everyday.

There were 25 hand made bras that very brave volunteer men wore and danced in. These bras were then auctioned off to the highest bidder. The themes of the bras ranged from sexy boa, over the rainbow, flower power,happy hour, tiger eyes and even more...........they even had a training bra.

While the money is still being tallied, the chapter expects to have earned over $3000 from this event......not bad for the first time. The American Cancer Society is grateful for all contributions, every little bit helps.

Home Buying Tips for the First Time Home Buyer!

Here are a few tips for the first time home buyer:

Use a Real Estate Agent: A real estate agent will help you determine how much house you can buy . They have access to many homes that you the home buyer may miss. A good agent will set you up on an automatic email which will give you notice about the newest listings in your price range and area of interest. Your real estate agent is working for you and should always have your best interest in mind.

Meet with a Mortgage Representative: You should know how much home you can buy. What you want to avoid is looking at houses, falling in love with one and then finding out it is out of your price range. Set a budget and discuss that with your representative.

Have an open mind: When looking at homes be sure the homes you are looking at have your basic needs and be open to the other features. If the home has everything you want but needs some cosmetic work, don't automatically discount it, paint is cheap and goes along way in sprucing up a home.

Use a Comparison Checklist: When previewing several homes in one time block, be sure to use a comparison checklist to keep track of the things you like and dislike about each home. This will help you narrow down the ones you want to revisit of have a serious interest in.

Drive by before making an appointment to visit: Your agent should give you a list of the homes that meet your interests. It is best if you drive by them before going inside. Most people by the neighborhood before they buy the home.

I Got In Kicking and Screaming!

So you ask me, how I got into real estate, well it was kicking and screaming. I was working my crazy fool head off in corporate America. Working well over 80 hours a week and on salary no less. I never knew when I was going to have a day off, never mind a vacation. My husband was also working his crazy fool head off and decided he was going to make a change. He, and I say HE, decided he was going to get his real estate license. I had no intention of pursuing that career path. After several discussions about why I should get mine too, he enrolled us both into real estate school. A few short weeks after starting our classes, my hubby got the idea to quit his job..........and he did! I continued to work and work and work. and all he kept saying was quit, quit, quit. I liked the security the job provided for us and was not really wanting to give that up. So after about a month, I did as he urged and quit my job!

Now it has been just over 13 short years and these are some of the things I love about real estate:

Helping people achieve their dream of home ownership: It always give me goose bumps when they smile or a tear comes to their eye, or they say thank you with their native accent.

Building relationships: Keeping in touch with past clients, getting invitations to the house warming parties and being made to feel like part of the family. Or when they have a new addition to the family, getting a text photo when the new arrival is hear.

Referrals: Nothing is more rewarding then to get a call from someone whom you don't know and they say my so and so told me you guys are the best and that we should call you to help us buy our new home or list our property for sale.

Networking: Making connections with others to share business ideas and market updates. Meeting and greeting new people always helps move business in a positive forward direction.

Now I am sure I can go on and on about the many reasons I enjoy being a Real Estate Agent, but that can wait for another blog post.

What do you look like online?

Ask yourself this question, what do I look like online? If you don't know I suggest you google your own name and see. I was recently searching the internet and came across a very disturbing article about an agent friend of mine. After doing some of my own due diligence to confirm it was my friend they were referring to, I quickly contacted my friend and told them what I found. Needless to say they were upset and didn't know it was "out there". Lucky for them they were able to remove it before having to do major damage control.

As agents we want to be sure to keep our internet presence professional. I heard some very good words of wisdom "don't put anything in writing you don't want repeated in court". We are all conscious of our blog posts, advertising, etc, but are we monitoring what past clients are saying about us. While we can't stop a dissatisfied client from writing a bad review, we certainly can know it was written by keeping track of our own name on the internet. I suggest you set up a Google alert of your own name. Have it sent to you in an email as soon as it is posted this way you can know early and not have to have someone else read it and notify you, by then it could be to late, your name and reputation could be mud.

Be a friend as well, if you do find something while searching the internet about a friend or colleague or even a competitor agent, that you find might be hurtful to them, notify them in private, don't post it on your Facebook page and make it even more embarrassing for them. We need to work together and keep our industry on the up and up.

When you think of New Jersey I bet you don't think of it as having a wine country. Well it does and it also produces some of the best wine in the county, heck it may even be some of the best in the world.

Here are just a few of the many winery's in the great garden state.

Cava Winery & Vineyard, 3619 Route 94, Hamburg, NJ 07419. Visit them in person or online at www.cavawinery.com They host weekend tastings, and monthly events.

Four Sisters Winery at Matarazzo Farms; 783 North Bridgeville Road, Belvidere, NJ 07823. Visit them in person or online at www.foursisterwinery.com. They have won more than 100 regional, national and international awards for their wines. Hosting a corporate picnic, wedding or even a family event would be no problem for them.

Laurita Winery; 35 Archertown Road, New Egypt, NJ 08533. They have wine tasting, a gift shop and gourmet foods. If you want to stay for a night they partner with the Inn at Laurita Winery, located just next door. Take a peek at the calender of events on their website.

Renault Winery: 72 N. Bremen Avenue, Egg Harbor, NJ 08215. Once there you will experience their lush vineyards, gourmet restaurants and award winning 18-hole golf course. Located on 1400 plus acre site just 20 minutes northwest of Atlantic City. For an extended visit stay at their "Tuscany Hotel"

Valenzano Winery; 1090 Route 206, Shamong, NJ 08088. Even though they are a relatively young winery having been established in 1996, they produce wonderful wines, like their cranberry holdiay wine. They are one of New Jersey's largest makers, selling over 350,000 bottles a year, this makes them one of New Jersey's largets producers. During your visit you will be able to enjoy good conversation with friends in a very relaxed atmosphere.

The event will be taking place on September 21, 2012 at Sebras Armory At The Waterfront, 200 Front Street, in Perth Amboy, New Jersey from 6pm to 9pm.

So what is Bras for A Cause you ask? Local sponsors, both individuals and companies decorate bras in various themes which range from holidays, sports teams, hobbies, jokes or whatever someones imagination can think of. You never really know what you are gonna get. During the event, male volunteer models enthusiastically show off each bra to the audience, who then bid on them.

So why do we do Bras for A Cause? The Middlesex County Chapter of Women's Council of Realtors is partnering with the American Cancer Society to raise money for a cure for cancer . Cancer affects everyone somehow and together we can make a difference.

Don't Miss Out on attending Marlboro New Jersey's Second Annual Blues and BBQ Festival. It will be held on Saturday September 29,2012 (Rain Date - October 6, 2012). The location of this fun filled event is 1979 Township Drive in Marlboro. It will run from 12 pm until 10 pm.

The proceeds from this event will go to help the Special Operations Warrior Foundation. According to the SOWF their mission is: "to provide a college education to every child who has lost a parent while serving in Army, Navy, Air Force and Marine Corps Special Operations during an operational or training mission".

Some of the blues entertainers will include, Lone Shark, The Incinerators, The Spider Daniels Band and many others. You wont want to miss any of them.

Crossing Things Off His Bucket List!

Do you have a personal bucket list? A list of things you want to accomplish before you leave this great place we call earth? Well my husband does and he actively tries to cross things off while still adding new things.

A few years back when our first niece turned twenty one, he (Uncle Bill and my husband) planned a special event with her and only her. He did his homework and got the ball rolling. On her birthday he gave her a card announcing the special day they would both enjoy. He took her hot air balloon riding. I being his wife, was very excited that he did this and to my surprise was not the least bit nervous about it. The two of them made life long memories together and enjoyed a day neither one of them would ever forget.

Several years later, another neice turned twenty one and again Uncle Bill did his homework and planned that special day the two of them would share. He took her swimming with the sharks. This event had me slightly more nervous but I knew that the sharks were well fed before hand and the chance of them wanting to "eat" him was slim to none. All turned out well and a lasting memories were made between them.

Well now just one short week ago, our last neice turned twenty one. Following in the tradition, Uncle Bill planned an event that the two of them would share, make memories, and never forget. Can you guess what he did with that niece? Well in case you can't he took her skydiving! Now this event had me nervous for days prior to them going. I didn't sleep well and made frequent trips to the bathroom if you can guess why. Well both of them did their jumps and made it down safely and once again memories were made.

I am so happy that Bill got to do these things with our nieces and in the mean time crossed things off his bucket list.
